This newly built gem is at the prime Downtown Austin location. Itâs doorsteps from Moody Center/Waterloo Park&TX Capitol, mins walk to UT, 6th St, Rainey St&Convention Center. Easy access to DT nightlife, come home to the quiet and relaxed surroundings. The backyard is the heaven for the guests who enjoy the outdoor living. The swim spa, outdoor grill, dining, game, pergola & covered sitting areas are the icings on the cake. Itâs a short walk to Arbor Food Park&Franklin BBQ. It has fast WiFi & free parking.
Our home is a new listing at VRBO, but we have it listed at air B and B with 161 five-star reviews. You can rest assured that our home will be at the top notch as it advertises.
We love to host what you are in town for, such as bachelor/bachelorette gateway, family reunion, business trip, special event celebration or tourism, please let us know, so we can be better prepared. No unauthorized event or party allowed, no excessive outdoor noises or gatherings during the quiet hours (10pm-07am), any excessive noise complaints from the neighbors could cause a friendly reminder notice, and we could terminate the guestâs stay without any refunds in the worst scenario. We want you have the best time, please respect the neighbors and the house rules. If the guests are going to use the swim spa pool, please follow the spa pool rules that attached to the spa. No life guards on duty, guests are solely responsible for any potential risks.
Please note: the sleep arrangements are as the following:
1. 1st floors bedroom with a queen size bed (sleep 2 persons) and a bunk bed (sleep 2), 2. 2nd floor master bedroom with a California King size bed (sleep 2 persons), a twin size rollaway bed (sleep one, upon request only), 3. 2nd floor 3rd bedroom with two twin size beds (sleep 2 persons); 4. 2nd floor 4th bedroom with two twin size beds (sleep 2 persons); 5. The 1st floor Living room with a queen size sleeper couch (sleep 2 persons), and a single bed sleeper chair (sleep 1), 6. The 2nd floor Living Room with a queen size sleeper couch (sleep 2 persons).
Here are the outlines of the home:
1. Master bedroom has a king size bed, an en-suite bathroom, a work station and ample storage closet.
2. 1st guest bedroom at the 1st floor has a queen size bed, a bunk bed and spacious storage closet.
3. 2nd and 3rd guest bedrooms almost identical, each bedroom has two twin size beds, a work station and spacious storage closet.
4. 1st floor living room has a 72 inches Samsung smart UHD TV with 125 paid channels available for the guests to watch. A queen size sleeper couch and a single size rollaway bed (upon request only).
5. 2nd floor living room has a 65 inches Samsung smart UHD TV with 125 paid channels available for the guests to watch. A queen size sleeper couch.
6. The modern spacious kitchen is fully stocked with all the cooking utensils for the guests who want to cook. The cooking oil, condiments and complementary coffees are provided.
7. The covered front and back patios with the comfortable outdoor furniture sets are provided for the guests to enjoy.
8. The outdoor grill is available at the back patio.
9. The en-suite washer and dryer are available. The iron and the iron board are set up in the laundry room as well.
10. The premium quality towels, shampoos, conditioners, body-wash gels and moisturizer lotions are provided for your stay. There are three hair dryers are available, they are placed under the bathroom sinks.
11. The blazing fast internet is also available for the guests to use. The user ID and password will be sent to you once the reservation is confirmed .
12. The premium quality of paper towels and toilet papers are sufficiently stocked in the house. Dish wash liquid, hand soap and lotion, some cleaning supplies, laundry detergent and softener are also provided as well.
13. The newly installed swim spa pool with hot tub at the private fully fenced backyard available for the guests to enjoy.
14. All the rooms are installed with 100% blackout curtains to ensure the guestâs get the best quality sleep.

Absolutely No shedding dog allowed, since the homeowner is severe allergic to dog hairs, the dog hairs will trigger the homeowner asthmatic attack. $1000 fine will be applied if there are dog hairs found in the property. $500 fine/dog for the unauthorized dog. Only One dog allowed for the stay with $200/pet fees, please disclose and make the pet fee payment during the initial booking.
3. For the safety sake of the guests and the property, there are Outdoor security monitors installed at the front and back entrances of the the home. There are no monitors inside the home. Please rest assured that we usually donât review the outdoor security monitors unless there is an issue reported. There will be $500 fines if the guests tamper the outdoor security monitor devices (such as unplug the device connections).
4. Some of the furnitures may look slightly different from the listing photos since itâs very hard to find the identical replacement pieces.
5. All the sleeping areas have been installed with 100% lightning blackout blinds and (or) draping curtains.
6. We donât have the regular housekeeping and cleaning services during your stay. The cleaning fees that you have paid are to cover the cleaning work that the cleaners have done to get the house ready for you. We have some cleaning supplies available at the property, youâre welcome to use them if needed. If you rather have professional cleaners to do the jobs with the additional fees during your stay, I will be glad to give you the local cleanerâs contact information.
7. For the longer stay guests (any reservations greater than a week), we will provide the living necessities (such as shampoo/conditioner, body wash, lotion, detergents, toiletries , coffees and cooking condiments, etc.) for the first week, then itâs the guestsâ responsibilities to replenish the supplies themselves. Only the amount of the guests on the reservation are allowed to go to the property, any unauthorized guests will be considered trespassing, and will be charged $300/person/occurrence. There is an extra guestâs fee for the group greater than 8 guests ($50/guest/day), that fee is used to cover the basic expenses for the additional guests. Please make sure to disclose the correct amount of the guests during the booking, so we can provide the appropriate amount of the supplies and amenities accordingly. If there is a need to change the reservation (such as add or decrease amount of the guests), please let us know as soon as possible.
