This recently remodeled & furnished home, offers the perfect combination of comfort, convenience and relaxation, ideal for friends or families. One of 2 homes that share a pool and dock, YOU MUST BE PREPARED TO SHARE THE OUTSIDE POOL SPACE. The 2 houses are also available to rent together if you have a larger group.

HIGHLIGHTS

Newly remodeled and furnished:
Kick off your flip flops and step into a space where style meets comfort. This vacation home has been meticulously furnished with a modern coastal touch, to create a welcoming atmosphere that greets you as you walk through the front doors.

Ample space for everyone:
This home has 3 spacious bedrooms. The primary bedroom upstairs has a king bed, attached bathroom, and large balcony with seating and loungers. The upstairs guest bedroom has a king bed with a twin bunk above and a twin trundle bed the pulls out. This also has an attached bathroom. The downstairs bedroom has a king bed, a desk and pool deck access. All bedrooms have TVs.
There is a sofa bed in the living room, bringing the total accommodation to 10 guests. Its a great set up for 2 families traveling together.

Canal-view living:
Wake up to views of the canal and tropical mangroves. Sip your coffee on the balcony or pool deck, and keep an eye out for dolphins or manatees, before heading down to the beach!

Fully equipped kitchens:
From the coffee station, to the blender and toaster, the well-appointed kitchen is complete with modern appliances and all the essentials you may need for your vacation. You have the option to whip up homemade meals or snacks to eat at the breakfast bar, dining table or on the outside screened patio.

Bathrooms:
Each upstairs bedroom has an attached bathroom, each with tub/shower combinations. There is one bathroom downstairs in each house - this has a walk in shower. All towels are supplied, as well as hairdryers, magnifying mirrors, hand soap and starter amounts of toiletries.

Relaxing pool area:
When not on the beach, or exploring the local area, unwind at home and soak up the sun on the loungers, before cooling off in the heated pool. And the outdoor chefs will love the grills provided for cooking up fresh seafood, or whatever else is on the menu.

Water adventures:
Take to the water and explore the bayside of Fort Myers Beach. With 2 kayaks and 2 paddle boards available (and various sizes of life vest), adventure awaits.

Beach adventures:
We know packing space is at a premium, so we have you covered for those Florida Beach days, with beach/pool towels, beach chairs, umbrellas, cooler, beach cart, and beach toys for any tiny guests.

Linens and laundry:
There is a washer and dryer and we supply all bed linens, towels and starter amounts of household essentials. All linens are washed the highest appropriate temperature and we use european style duvets with removable covers that are washed after each stay.

The home is professionally maintained and cared for throughout the year.

We manage this beautiful vacation home for the owners and are available by phone or text anytime during your stay. There will also be a comprehensive house manual at the property. As our community rebuilds after the damage from Hurricane Ian in September 2022, we are delighted to let you know that our beaches are busy and are as beautiful as ever and small business and restaurants continue to re-open daily.
Some notable are, Doc Fords, Dixie Fish House, Snug Harbor, Yucatan, Fresh Catch Bistro, Wahoo Willies and Junkanoo (new location).

PLEASE NOTE:
• We want you to have the best vacation experience and want to ensure that the house is right for your needs. If you request to book, we will be in touch to ask a little about your vacation plans and we will also require you to complete, sign and return a rental agreement. Minimum age requirement to rent this home is 28 and renter must be present for entire stay.

• Please be aware that although this is a self-contained 3-bed unit, it is also one half of a duplex that SHARES THE POOL AREA AND DOCK. If the other duplex is also booked, you WILL BE SHARING THE POOL AREA WITH OTHER GUESTS. We want you ensure that you are aware of this before booking.

• This is also a pet friendly vacation home, so please also be aware that guests in the other half of the duplex may have a furry member of their family with them.

• Gatherings for special events or parties are not allowed.

• Your furry family member (dogs only), may be considered upon approval and a non-refundable pet fee. 40lb weight limit and no dangerous breeds. Please inquire BEFORE booking - we would love to know a little about your pooch first. They MUST be social as there may be other guests sharing the pool area.

• We have kayaks and paddleboards for your enjoyment. You will be asked to sign a waiver for the use of these at the time of booking. Please also note that there is currently no kayak launch, so the equipment must be taken up and down the dock ladder.

AFTER HURRICANE IAN:
If you have visited Fort Myers beach pre-hurricane Ian, you will find that, while the sands have shifted, the trees have a few more stories to tell, and many things may not be as remembered, the spirit of Fort Myers Beach remains unshaken and the beaches beautiful. You will find many much-loved businesses and restaurants may no longer be here. They may be here in a different format (perhaps a food truck instead of a restaurant), or at a new location, or have been replaced by something new. Times Square is currently a shadow of its former self, and for some time yet, there will be construction underway in many places. We thank you for your understanding during this time, as we rebuild our community. Our hope is that you support the old and embrace the new, but most importantly, enjoy your time here.
The minimum age required to book this unit is 28 and that person MUST be staying at the property for the duration of the booking. Bookings for groups of singles under the age of 28 are NOT permitted. We reserve the right to request IDs at the time of booking. A rental agreement must be signed to confirm the booking.

The maximum number of guests allowed for occupancy within the entire duplex is 10. Outside guests are not permitted without prior permission. You will be asked to leave immediately and no refunds given, if management determines that bookings have been made under false pretenses, guests are underage, or outside guests (not staying at the units) are found on the property.

No smoking or use of illegal drugs anywhere on the premises. Violation of this rule will result in an additional $250 cleaning fee.

Pets. We may consider hosting your pet (dogs only – no cats), however, they MUST have prior approval. Please inquire BEFORE booking. We will consider dogs under 40lbs and there is a $100 non-refundable pet fee.

Please respect the neighbors and keep noise to a minimum before 8am and after 9pm.

Our goal is that you have an excellent stay and we strive to provide the apartments in top condition for you. Please notify the property manager upon arrival if anything appears damaged, needs repair, or cleaning. We will assume that everything is in good condition if we do not hear from you.

We understand that accidents do happen. If damage occurs during your stay, please notify the property manager immediately so we may assess and notify you of any replacement/repair charges if applicable. Please read through the house manual provided online and in the property, to familiarize yourself with the house and our expectations of guests. It should also provide the answers to most questions you may have.

Pool: Please be aware that the pool, pool deck and dock may be shared with other guests (this is a duplex). By booking this property you acknowledge that these amenities are shared between the two units.
Please note that there is no pool barrier, so children of all ages must be supervised at all times. You (occupant) agree to assume all risks associated with the use of the swimming pool and of the swimming pool’s existence on the property and will not hold the owner or property managers liable.
