Welcome to the Green Gecko! This gorgeous, brand new 4-bedroom beach house, was just built in the brand new community of Port Aransas, Mahi Bay. This neighborhood backs up to part of the nature preserve for bird watchers, enjoying the best sunsets on the island, and watching the ships pass in the channel, all while being about 8 blocks to the beach and less than 5 minutes to everywhere in Port Aransas!

Green Gecko's outdoor space is the epitome of outdoor living in style. Lounge by the private pool and soak up the sun. The covered lower patio is complete with a picnic table, seating area, bar, TV, fridge, and outdoor shower. Enjoy this downstairs area while grilling or chilling! Sip on your cocktails or lemonade and feel the sea breeze.

Step inside to find a spacious living area, with comfortable and chic furnishings. The fully equipped kitchen has everything you need to prep, cook, and serve. Dine at the kitchen island barstool seating or around the dining table. This open floor-plan space is perfect for the entire family and friends to gather after a day at the beach.

Down the hall, you will find four comfortable bedrooms. The primary bedroom features a king bed and an ensuite bathroom. Bedroom 2 offers a queen bed and an ensuite bathroom, while Bedroom 3 also has a queen bed. Bedroom 4 is ideal for families, with two twin bunk beds. (Please note the bunks are for children and not for adults. Max weight is 200 lbs on the bunk beds.)

- Please be aware that this home is not accessible by golf cart. Golf carts cannot be delivered or rented at this property.
- Construction is always happening somewhere in Port Aransas; we can’t guarantee that you won’t hear/see construction, building, or community improvement projects and events during your stay.
- WIFI is provided as a convenience; Port A does experience outages from time to time.
- Please remember that you are on an island; mosquitos/pests can be plentiful several times per year. Our properties are treated by professional pest control service every 4-8 weeks.
- This home allows up to 2 dogs for a fee; undisclosed pets brought without AvantStay’s approval may result in a $500 fine per pet.
- Pool heat is a paid feature and must be requested 24-48 hours before the day of check-in.
- Pool heat fee is $50 per day.
- Please note: Pool heat will not be available for the summer months (May - September).
- Please note that the maximum occupancy includes infants and babies. Ensure that the total number of guests, including little ones, adheres to the specified occupancy limit.
- There is no direct walking path to the beach from this home, as you have to cross the 361, which is the main road in town.

Parking Details:
- Parking is available for 4-5 vehicles, depending on size.
- If you're parking your boat it must be on the property, not on the side lot.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
