Hear the water lapping at the shore & watch wildlife while you lounge on the screened porch. The house is sunny & bright with picture windows that provide unobstructed views of stunning sunrises. Covered parking & plenty of driveway space if you would like to bring your boat. Duffy's Landing-Public boat ramp: 3.8 miles away. Charlestown State Park: 9.7 miles. Downtown Louisville: 8 miles, Jeffersonville, IN: 6 miles. Sit back & watch the regattas and barges.

The main house on 2nd floor sleeps up to 4 people.
2 bedrooms and 1.5 baths
**THE FULL BATH IS IN THE PRIMARY BEDROOM SO ALL GUESTS NEED TO GO THROUGH THE PRIMARY TO SHOWER.
There is a 1/2 bathroom in the hall for all guests to use.
The Primary bedroom has a king bed, smart TV, sitting area, and full bath en-suite including jetted tub-shower combo.
The "Blue Bedroom" has a queen bed and smart TV.
Fully equipped kitchen and washer/dryer.
ADDITIONAL RENTAL OPPORTUNITY:
If you have 5-6 guests or want to rent the 1st floor for extra space PLEASE READ BELOW:
1st floor "indoor camping" space. There is a full bath with shower, toilet, and sink as well as efficiency countertop/sink in foyer room. The living room has full view of the river with blinds for privacy. *Cement floor- need to bring blow up bed or sleeping bags. Portable air conditioner for summer, space heaters for winter.
*If not rented, the 1st floor stays vacant and locked.
1st and 2nd floor are not connected by an interior stairwell.
No smoking, parties, or pets allowed. Exterior cameras on property for the protection of our guests and our neighbors.

I am a real estate broker in Kentucky and grew up on Tybee Island GA. After having lived in Louisville for 33 years, I finally found a property that is beautifully situated on the water and also sits in a sweet low-key community like my home in GA. I enjoy managing property and have special affinity for this home and love hosting folks in this space. It is primarily a short term rental but I do get to stay over from time to time to enjoy the serenity and water sounds!

This is a dead end street and the neighbors are very nice and eclectic. The town of Utica is similar to my hometown beach community so it takes me back to my childhood. I love that the house is mostly original 1970s and the neighbors have lived in their homes for 30+ years too! Small grocery/quick mart in walking distance and the river vibe oh my!

This home has a bank of windows across the river side for expansive water views. I like to keep a ship shape rental so it is clean! Simple yet comfy so take your shoes off and enjoy the screened porch and sunsets.
