ABOUT THIS SPACE



BACKYARD

The fully fenced yard is where the trip happens. The gas fire pit has adjustable flames and is ringed with Adirondack chairs and string lights. The covered patio seats 12, with a 50-inch Roku TV for outdoor movie nights, and the propane BBQ grill handles full cookouts. By day there is cornhole, Connect 4, Jenga, a mini basketball hoop, and a dartboard. Dogs and little kids can roam freely inside the fence. One heads-up: there is no pool or hot tub here. Instead you get a fire pit, a game room, and a yard that keeps everyone busy until bedtime.



GAME ROOM

Our converted garage is a dedicated game room, separate from the living area, with a Pac-Man 12-in-1 arcade, a Centipede 8-in-1 cabinet (compact wall-mounted units, so there is plenty of floor space), a full-size skee-ball machine, and a foosball table. Guests mention it more than anything else, and it saves every rainy afternoon.



LIVING AREA

The open living room has a 58-inch Roku TV, a sectional sofa, and a hideaway couch that pulls out to a queen mattress. A dedicated workspace with high-speed Wi-Fi sits in the living area.



KITCHEN AND DINING

The full kitchen has stainless steel appliances, a dishwasher, an oven, a microwave, a toaster, and a blender, plus a rice maker, baking sheets, and wine glasses. The coffee bar offers a K-cup brewer, a French press, and a drip maker, with K-cups and ground coffee stocked. The island seats two, the dining table seats six, and French doors open to the patio. A high chair and children's dinnerware are here too.



BEDROOMS

Master Bedroom: king bed, its own en-suite bathroom with a walk-in shower, Roku TV, and closet, set apart from the main living areas.

Hall Bedroom: king bed, Roku TV, vanity mirror, closet, and extra blankets.

Kids Room: a bunk bed plus an extra twin, room for three to four kids, with its own 32-inch Roku TV and closet.



BATHROOMS AND LAUNDRY

Two full bathrooms have towels for every bed, a hair dryer, and wall-mounted shampoo, conditioner, and body wash dispensers. The hall bath has a tub/shower combo. A washer and dryer are yours to use, with laundry pods to start.

The house sits one block off US-1 in a quiet residential neighborhood, so everything in Stuart is a short drive away.

- Downtown Stuart: 2.7 miles to dining, bars, galleries, coffee shops, and the historic Lyric Theatre

- Jensen Beach: 4.4 miles

- Stuart Beach: about 7.5 miles (15-16 minutes), so you are near the beach for a morning on the sand and back at your own fire pit by sunset

- Marinas and fishing charters on the St. Lucie River and Indian River Lagoon: within 10 minutes

- Roger Dean Chevrolet Stadium in Jupiter (Cardinals and Marlins spring training): about 25 miles south

GUEST ACCESS

Self check-in is simple: a smart lock opens the door with a code sent before arrival, once your rental agreement is signed. You have the entire living area inside and all outdoor areas within the fence. The outdoor shed and the supply lockers in the game room stay locked and off-limits, and please leave the crawlspace panels closed. Luggage drop-off is allowed; message us and we will confirm details for your day. We are not on site, but we are always reachable by app or phone.



PARKING

Free parking is on the property, and the paved driveway fits up to 3 vehicles. Free street parking is available in front of the home with host approval; please do not park in front of neighboring properties. The home is single-level, and there is no EV charger.



COMMUNICATION

We respect our guests' privacy and offer a seamless self-check-in process. While we will not be present during your stay, we are always available and happy to assist with any questions or needs that may arise. Please feel free to reach out to us through the app or by phone.



ADDITIONAL INFORMATION



HOUSE RULES

Check-in after 4:00 PM, check-out before 10:00 AM, maximum 8 guests. Must be 21 to book. Well-behaved pets welcome (Dogs only) - max of 2 dogs, 50 lbs max each, $75 per pet. Quiet hours run 10:00 PM–8:00 AM; please keep parties off the property. No smoking or vaping indoors or on the decks. Exterior security cameras cover the front entrance. Fire extinguisher and first aid kit are on-site.



BOOKING REQUIREMENTS

A signed rental agreement is required to finalize your booking. A link to complete this will be sent via an automated message after you reserve. Please note that access codes and directions will not be provided until the signed agreement is received.



STARTER SUPPLIES

We provide an initial supply of toiletries, laundry pods, trash bags, paper towels, and toilet paper to get you started. For longer stays, you may need to purchase additional supplies. We also supply full sets of bath towels for each bed. Extra beach towels are also available.



DISCOUNTS

We offer various discounts for longer stays, last-minute bookings, and early-bird reservations. These are automatically calculated and built into your quoted price. Please note that only one of these discount types can be applied per booking.



CANCELLATION POLICY

Free cancellation is available up to 24 hours after booking, provided the cancellation is made at least 14 days before check-in. After that, you can cancel up to 7 days before check-in for a 50% refund of the nightly rate and cleaning fee. The service fee is non-refundable after the free cancellation period. No refunds are provided for non-refundable bookings.
