The Carriage House at King's Crossing

The Carriage House at Kings Crossing is a recently renovated and tastefully furnished three bedroom/two bathroom home. Its unique charm captures a contemporary rural feel, next to the heart of historic Fredericksburg! We are nestled between downtown Fredericksburg and the battlefields; you will find that getting to local attractions is an easy drive. Additionally, we are within easy driving distances to numerous other attractions. Bed descriptions- One large bedroom with a queen sized bed and en-suite bathroom. One large bedroom with a queen sized bed. One large bedroom (kid friendly) with two single beds, a television, and a Super Nintendo Classic game system. Bath descriptions- The en-suite master has a deep soaking tub and shower. There is a spacious full bathroom in the hallway for the other two bedrooms. Living spaces- The beautiful home has an open concept living/dining/kitchen area that encourages spending time together. The dining table has seating for six with additional seats at the kitchen island. The living room, master bedroom, and kids’ room all feature Netflix enabled televisions (complimentary logins included). In addition to high speed Wi-Fi (100mbps+), a full-size washer and dryer (complimentary detergent) is available for use. The outdoor space is nestled in the woods, and the grounds feature multiple places to relax. From a country style porch to an outdoor fire pit, Kings Crossing is perfect for star gazing. Additionally, the parking area can comfortably accommodate 2 large vehicles. I offer the convenience of self check-in/check-out. An informational book and area guide is located at the entry table and includes local information, attractions, and our list of “favorites”. I am available for questions via email or text, but otherwise I will leave you to enjoy the space! We are located down a private road and own everything surrounding the property. Rest assured that your time in Fredericksburg will be whatever you’d like it to be! Peaceful Getaway

This quiet property is nestled in the woods where it is easy to relax. The property is very clean and includes many amenities. The rooms are nice-sized and we found the furnishings and bed comfortable. We would recommend this property and would stay here again.

The carriage house is perfect. Had everything we needed. Loved being surrounded by trees yet having a large front yard to run in. The benches on the porch and the chairs around the fire pit were the hit.

Family Weekend

Private, secluded setting, with great proximity to historic attractions, restaurants, and shopping. Overall cleanliness inside the home was excellent; the chairs by the firepit could benefit from bird waste removal from the seats prior to guests visits. An additional safety feature of a grab-bar in the tub shower would be helpful. Hosts were very helpful and responsive. Would gladly stay here again!

Perfect location as a home base.

We had a fabulous time at Kings Crossing. We used it as a home base while we explored all of VA (Richmond to Charlottesville to Washington DC). The kids had a great time, plenty of space for us all to relax and hang out at night. We didn’t use the fire pit but wood was available! Only hiccup was septic plumbing issue on our last day but the host had it fixed in a matter of 10 minutes! 100% would rebook at Kings Crossing.

Cute, equipped and comfortable property secluded in the woods, but still within quick access to main state roads and highways, and close to shopping and commercial activity. Loved the nature ambiance and deers seen on the grounds early morning and at sundown. Bed mattresses could be improved, and some additional furniture to sit in the main bedroom would be nice as well. We came for a family gathering nearby. Overall, would recommend this property.

I have been working on the collection of properties (~14 acres) that have become King's Crossing for 8 years, and it's starting to become a real "collection". I LOVE to travel, and try to bring back pieces or ideas from my journeys and integrate them into the houses and grounds of King's Crossing.
All of the houses have been thoughtfully designed and built or restored by myself (with permits), and are meant to have a connection to the mature woods (with hiking trails, ask me about them) that surround the houses, while maintaining private spaces for each set of guests.

I started my career as a NICU nurse, and am currently in school for my Doctorate in Acupuncture and Herbal Medicine. I intend to open my wellness practice on the grounds in 2027!

I look forward to sharing the spaces I've created with you, as well as with your family and friends.

King's Crossing is a collection of 5 contiguous properties over 14 acres. Each house has it's own space, yet shares common amenities including 10 acres of forest with trails (in progress), many birds and other wildlife, and even a civil war trench!

The Carriage House is in a setting that feels like you're in the middle of nowhere, but you're actually 4 minutes to a large grocery store and restaurants, and only 15 minutes to downtown and I-95.
