• The property consists of two bedrooms and one bathroom, with two beds available for guests.
• The king and queen size beds offer comfortable sleeping arrangements for up to four guests
• Space is perfect for small families or couples.
• The property has multiple shared lounge areas on the first floor, as well as outdoor spaces in both the front and back yards. This is a great feature for guests who want to relax and socialize in different areas of the property.
• Guests can enjoy the convenience of having a grill available for use in the
front yard.

Whether traveling for vacations or pleasure, this property provides a comfortable and convenient home away from home.

Our area is made up of several Beach communities, including Jacksonville Beach, Neptune Beach, Atlantic Beach, and Ponte Vedra Beach.

The area is one continuous strip along the coast, and there are a ton of area restaurants and bars and beautiful white sand beaches to explore.

The immediate Jacksonville Beach area can be enjoyed by bicycle, but parking is readily available as well, so you will have no problem getting around by car if you want to explore the other nearby towns.

Our area is not a heavy user of public transportation. We recommend you plan to get around by car.

We are pet friendly and charge $25 per night per pet for short term stays. For longer stays, we charge $150 per week and $300 per month per pet. If you plan to bring a pet when booking with us, please inform us in advance. The fee for pets is non-negotiable for any animal. Please note the pet rules below:

Pet Rules
- Pets are not allowed on furniture, beds, or in bedrooms.
- Pets must not be left alone in the home unless securely crated.
- Guests must clean up after their pets and remove any excessive pet hair to the best of their ability before check-out.
- Please ensure pets’ paws are clean before entering the house
- Do not use household towels, linens, or bedding for pets.
- Excessive barking or noise that disturbs neighbors is not permitted.
 
(Note that any pet-related damage, including chewing, scratching, stains, or extra cleaning, will result in an additional charge.)

Events/parties are strictly prohibited and will result in a $1000 fine. A party / event is in effect any time the guest count exceeds either the maximum allowable on the property or the number of guests booked.

We highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

We have a smart thermostat in this home and do limit temperatures to the following ranges to reduce our environmental impact:

Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F

***Finally, smoking is strictly forbidden anywhere on the property - inside the property or in any outdoor areas***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.) we will assess a $250 cleaning fee in addition to the regular cleaning fee***
