Get ready to enjoy a luxury escape in Jax Beach at this beautiful new townhome. You will be just 6 short blocks from the ocean, local bars and restaurants! This house is a great choice for families, friends, wedding guests, golf getaways and business professionals.
The house has all the essentials to help you have an enjoyable, relaxing stay:
- Full kitchen, new pots and pans, knives and Keurig with coffee pods included
- Smart TVs in the living room and in the master bedroom, login to stream any of your favorites
- Towels and linens, including beach towels
- Beach Wagon to tote around all your beach gear
- Great place for families! High chair and pack n' play located on site.
- Board games for family fun during your stay!
- For the business professionals, this house has a workspace to accommodate your needs.
- Cleaning supplies as requested, ample supply of paper towels and toilet paper
- Covered outdoor dining area along with pergola seating.
- Bar and pantry area.
- Laundry Area w/ washer + dryer.
We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this unit may not be a good fit for you.
Guests have access to the entire townhouse and private backyard. We keep the garage and part of the pantry locked for storage.
We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
If you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good, but you may notice an occasional dog hair here and there.
We do charge a pet fee of $40/night / pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer-term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
Gatherings/parties of any kind are strictly forbidden at this property. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation. If you host a gathering/party/event at this property we will levy a $1000 fine, and the police will be called to end the party immediately.
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days, we reserve the right to ask you to cancel your reservation.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often canât so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional nightâs stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guestâs arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
*Smoking is strictly forbidden anywhere on the property - the house, front or back yard*
*If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee*
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you donât use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.
