***SPECIAL DEAL*** We are including a six passenger golf cart for trips booked & staying October 2025 til March 1 2026. This promotion is not for any time period other than dates specified. Trip MUST be 4 days or more to qualify for a free golf cart. Must be a licensed & insured driver over age 25.



>> Key Features <<

• Nestled in the gated community of Paradise Retreat, right over the Destin-Miramar Beach line. Quiet & Family friendly, unlike a large & overpopulated hotel, enjoy parking right by the front door!

• PRIVATE gated beach access just 300 yards away, that's included as part of our gated community. You'll be out the door and on the shore, in less time than you can say "Grab my sunglasses!"

• A fully fenced, private yard & large pool (not heated) with plenty of seating to catch some sun!

• An optional 6 passenger golf cart rental, with a deal you won't get anywhere else. (Inquire for our off season special!) Cruising to the beach & back just got easier!



>> Bedrooms & Bathrooms <<

• Bedroom 1: Down the entrance hallway, located to the left when entering the home, and right off the main living area. It's complete with a comfortable King bed, Smart Tv, and a private ensuite bathroom. The bathroom offers an amazing space for getting ready for a beach day or a night out, complete with his & her sinks, ample lighting, a toilet, a large garden tub & shower combo, and small closet for any storage needs.

• Bedroom 2: Located down the hall from the kitchen/living area is a cozy bedroom with a Queen bed, Smart TV, and closet space for luggage storage.

• Bedroom 3: Right next to Bedroom 2. A spacious bunk room with Queen over Queen bunks, smart TV, closet space, and a bonus pull out futon mattress (ideal for little ones who may not be ready to sleep in a bed!)

• Both Bedroom 2 & 3 share the bathroom located at the end of the hallway. Here you'll find a sink, toilet, and a shower/tub combo.

• We provide bath and hand towels, bath mats, washcloths, small courtesy bar soaps (please bring any additional amenities needed), and a hair dryer for guest use during your stay.



>> Living Area & Kitchen <<

• Our living room area is super spacious and ideal to kick back on those rainy days in or a movie night together at the end of a sun-kissed beach day. Here we offer a cozy sectional that doubles as a queen sleeper sofa (where additional guests can sleep, with pillows and linens provided.) We have a large Smart TV, with included Sling TV for all live channels, and the option to login to your own streaming services if desired! Enjoy quick access to the backyard right through the living room to get your day of fun in the sun started with ease.

• Our kitchen and dining area has an open layout to the living room. Enjoy sitting together for meals around the farmhouse style table with seating for 8, or gathering at the breakfast bar for a quick bite with seating for 2. We've stocked this kitchen with full appliances, dishes, bake ware, pots & pans, silverware, utensils, crockpot, blender, and a traditional coffee maker & Keurig! If you plan to cook during your trip, we encourage you to bring along any spices, condiments, & oils you may need as we do not provide any perishable or non-perishable items. We have an easy to use high chair, pack and play, kids cutlery, cups, and plastic dishes for our tiny travelers as well!

• A full size washer and dryer is offered in the home, right off the kitchen for easy access. An ironing board & iron are provided for guest use as well.



>> Outdoor Space & Amenities <<

• Your favorite spot will certainly be on a pool lounger soaking up the sun around our large pool in the backyard!

• The private gated beach access is about 300 yards away, with a unique code you'll gain exclusive access to for your trip. Guests can choose to rent beach chairs & umbrellas from a local beach service exclusive for those at this beach access only. If you arrive early & want to sit beachside while you wait for your check in, just reach out for an access code!



***Please Note: At this time we are NOT able to offer any pool or spillover water feature heating options, but look forward to possibly having this in the future!***



PLEASE read our house rules in detail before booking. We take time to put important information here that we need each guest to take into consideration when booking our home. While not all items listed may apply to your stay, we host guests of various group compositions so must list all rules that could apply to a trip. Getting Around:

• We always recommend bringing a vehicle to get around during your stay. There are a few restaurants within walking distance, and a Dollar General for any last minute items. Uber & Lyft are popular in our area for ride sharing, and SHIPT or Instacart are great for grocery delivery. Beach Liquors (locally owned) offers alcohol delivery as well!



• Airport Distances:

Destin FL (VPS) - 21.6 miles

Panama City FL (ECP) - 43.5 miles

Pensacola FL (PNS) - 59.6 miles



Other Things to Note:

• Check in time is 4PM CST and checkout time is 10AM CST. These times are important to note, as we can not guarantee any flexibility in arrival or departure as it depends on many factors that are beyond our control (i.e. condition of the home at previous guest departure, maintenance needed, cleaning, guests departing or arriving the same day, seasonality, etc.)

• Our cleaners offer a courtesy supply of LIGHT amenities (a trash bag, roll of toilet paper, paper towels, soap, dish detergent, & laundry soap). We do not stock spices, oils, sunscreen, food storage (Ziplocs, foil, etc.) so please plan accordingly if you'll need these items.

• If you have a trip longer than 24 hours, or are coming with a larger group please plan ahead & bring any extra items you anticipate needing during your stay.

• All linens are provided for your stay. We do provide beach towels for guests to use, as we ask guests to please not use any white towels in these spaces. Any other beach items or beach supplies are not provided or guaranteed.

• Parking is permitted for up to THREE vehicles, in the driveway & garage only. Streetside parking, parking over the sidewalk, & any Trailer/RV/BoxTruck/Watercraft parking is not permitted at any time in our community. Towing and/or fees issued from the HOA do apply to any violation of this.

• Due to this being a residential community, noise ordinances are at 10:00 PM sharp. We do not permit excessive noise, parties, illegal activity, or disturbances at any time.

• We do not host student groups/groups under age 25 at any time. If you book, and it is discovered that your group is under age 25, there will be immediate eviction with no refund provided.
