2 stars for location and cleanliness — but I wouldn’t stay with this host again. Prior reviews about the host being unresponsive and the A/C not working were unfortunately accurate. We never received check-in instructions and couldn’t reach the host for several hours. Only after a VRBO rep sent an urgent message did the host finally call — with no apology, just blaming VRBO for note sending the email to us. I don't doubt that but he went on to say this had happened with other guests recently and he hadn't addressed it yet, nor did he give us a heads up. He did however offer for us to text him if we needed anything else, which proved useless....That night, we discovered the A/C wasn’t working. We texted the host in the morning, but again heard nothing for hours. VRBO intervened, and said the host reported it would take 24 hours to check it. We told them we wouldn't stay another night if it wasn't fixed. Eventually, the host messaged that the AC was in fact broken and his advice was to “open a window.” No apology again. While I am a very reasonable person and understand these things happen, the rental is at a busy intersection near a bar, so the noise through open windows made sleep nearly impossible.Lastly, the parking space numbers are no longer visible so you can't tell where to park for this rental. I see it was noted on another review, but hasn't been corrected. Some of the other spots are labeled for VRBO guests which would have been nice.

Decent location in the heart of downtown Sioux Falls; the room itself was quite small without much for accommodations (for example, no shampoo or conditioner). I had a tough time getting in touch with the host, with no check-in instructions from VRBO. I finally was able to connect with a chat agent with that information, but it took a long time. Positives: It was nice to be within walking distance of everything, though!

Great location!!! Well appointed hotel room, and nicely decorated. I enjoyed my stay here a great deal. It is located just a 3 minute walk to the music venue that hosts free concerts all summer, 5 - 6 minutes to the falls, and 3 blocks from the main drag of downtown. Plenty of restaurants and bars. Overall, a great stay.

Sweet spot

It's a cute little room with just a bed and two chairs, a microwave and mini fridge. I like the brick wall and the decor. The bed was comfy, and it was in a great location - so many cool spots within walking distance.

Bed bugs

After staying one night there the next morning my wife and I noticed bed bugs in the bed and my wife had bites all over her arm. We did contact the host and let them know and we were refunded for the second night because we ended up leaving after that. Just not a very good experience especially for what we paid for it.

Cute, comfy and clean

We enjoyed staying in the comfortable studio. It was clean and had everything we needed. It’s right on Phillips and that’s a great place to stay. It was easy to communicate with the owner/manager. I would definitely stay there again.

Nice clean bedroom/bathroom apt. close to downtown. Next to downtown bar, noisy at closing time. Church clock chimes on the hour, trains run block away all night

Just stayed one night as I had a picnic at a park. Great location not far from Falls park and restaurant's. Only down fall is there's not a couch or stove. But all in all great place to stay

Fun weekend get away

Everything was perfect-right downtown and near Levitt at the Falls. Room was a little hot at night and noisy with windows up. Air conditioner temperature control could be easier or set lower

This is the epicenter of DTSF, we are a short walk from both Falls Park to the north, and the old skool staple of downtown, Minerva's restaurant.

This is a former hotel built in 1912. It's eclectic, not perfect, has what you need including a place to do laundry, and easy access to everything. Also, you will be staying at the only historic hotel property that has plenty of on site parking, on us, included in your booking fee!
