Located in Des Moines vibrant Western Gateway, our apartment delivers resort-style living right in the heart of downtown. Just steps away from Pappajohn Sculpture Garden and many of the city`s major corporate headquarters, this apartment makes morning commutes a literal walk in the park. In the evenings live music, craft brews, and boutique shops are just around the corner. On weekends, bike trails linking the Riverwalk to Gray’s Lake, hit the Court Ave. Farmer’s Market or head across the river and shop in the East Village.

This unit is in an apartment building and we do not have any control over the availability or quality of the amenities such as the elevator, pool, gym, and recreation lounge. These amenities may be unavailable due to cleaning, maintenance, or other unexpected factors. We will not be issuing a refund if any of the amenities are unavailable during your stay. Additionally, the building itself is not managed by us and therefore anything outside of the unit is not maintained by us.
Guests cannot receive mail at this location. We Created Sleepover to be a safe haven while you`re on the road traveling. We`ve put our love, sweat and tears into making ALL our units amazing accommodations for all of our guests. As a result, we strictly enforce the following rules to maintain the integrity of our spaces:
- NO SMOKING: Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is never allowed at this property. This applies to the entire apartment, including the balcony or patio, as well as all common and outdoor areas of the building. Any smoking violations will result in a $500 fee.
- NOISE: Sleepover guests may not disturb their neighbors’ quiet enjoyment. Guests must observe quiet hours from 10 p.m. to 8 a.m. Parties and large gatherings are strictly prohibited.
- OCCUPANCY: Each Sleepover space has a maximum occupancy limit. There can be no more than the specified number of guests on the premises at any given time. Large gatherings and/or parties ARE NOT allowed.
- PACKAGE HANDLING: Sleepover does not have a staffed front desk, so we cannot accept any package deliveries. WE DO NOT ALLOW GUESTS TO ACCEPT MAIL HERE OR GIVE OUT THIS ADDRESS. Sleepover assumes no liability or responsibility for missing packages or mail.
- LOST AND FOUND: Sleepover assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the apartment after your departure time has passed.
- PETS: Only certified service animals are allowed. Breed and pet restrictions are subject to building management. Requests to bring a pet must be approved by Sleepover prior to booking. Pet fees are not included in the total reservation price. If you are authorized to bring a pet, an additional pet fee will be applied after the booking is complete. Any pets brought onto the property without approval will result in a $500 fee. Sleepover has a one-pet-per-apartment limit. Only dogs are permitted to stay at pet-friendly properties.
- RETURN OF FOBS & KEYS: All designated fobs, keys, and parking passes must be left in the lockbox inside the cabinet. Failure to leave all access items behind will result in an immediate replacement fee of up to $450 per item. Please alert Sleepover staff immediately if any items are missing at the beginning of your stay.
- INFESTATION: If Sleepover determines that you have brought any infestation into the apartment or onto the premises, Sleepover reserves the right to charge you for any and all costs and expenses that Sleepover deems necessary to address the infestation.
- PARKING: All vehicles parked on the premises are parked at the risk of the owner. Sleepover shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property.
- DAMAGED OR MISSING PROPERTY: Guests are liable for any damage and/or theft at the apartment, premises, or property caused by the guests, their visitors, or other persons present in the apartment during the guests’ stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Sleepover reserves the right to charge guests for 120 percent of such amounts as it shall in its sole discretion deem necessary to compensate or make good the costs or expenses incurred or suffered by Sleepover as a result of the damage and/or theft. Charges may include but are not limited to all property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation.
- IDENTITY VERIFICATION: To protect against identity theft and fraud and for the safety of other guests and neighbors in the community, you will be required to provide a scanned or photographed copy of your valid, government-issued photo ID during the virtual check-in process for the purpose of performing a background check or screening.
- USE OF PREMISES: The apartment and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the apartment. Guests shall use the apartment for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the apartment.
- SECURITY DEPOSIT: Non-compliance with the House Rules and Sleepover Rental Rules could result in a penalty and/or forfeiture of the security deposit and/or eviction without a refund.
- CHECK-IN AND CHECKOUT: The check-in time is at 4:00pm and checkout time is at 10:00am. Guests will be charged an early check-in fee of $25 for checking in earlier than 4:00pm. Guests will be charged a late checkout fee of $25 for any checkouts after 10:00am. Guests cannot check-in early or checkout late without permission from the host.

convenient and comfortable
The furniture is very comfortable. The check in and check out is very easy. Also a huge plus is that there a free lot to park in behind the building. Overall a great place to stay . We have stayed there a few times now.

Perfect place to stay
The condo was very clean and nicely decorated. We loved all the big windows and modern decor. The bedding was so soft! The kitchen had everything you would need. Great restaurants within walking distance. We loved Vibe down the street. We needed more towels and the host delivered them to us and was very responsive. We very much enjoyed our stay!

Wonderful night in DSM
This location was so close to some great areas downtown in DSM, couple blocks from the sculpture park and a couple minutes from the Hoyt Sherman Place where we enjoyed a show! The building was so nice and quiet, with a beautiful patio out back to relax or swim as well! The unit itself was so clean and cozy, with a lot of space and a very comfortable bed with a great view :) I’d love to come back again and highly recommend this place! Also, when we needed to communicate with the property managers, they’d reply promptly which is very much appreciated!

They still owe me a 150 refund for an incorrect charge. Not sure if or how I will get that back. They said they can't reverse it. My car got towed, even though I had a parking permit (they didn't see it under the frost on window). The TV didn't work, the bathtub was missing the plug, kitchen was lacking (at least get some salt), only two shower towels provided, light bulb in bedroom didn't work, tons of random hair and dirt from previous visitors, ran out of toilet paper, even asked for more with no response. Don't expect help on the weekend. Parking lot is not directly behind the building. Every door and elevator needs a key, and you only get one, so consider that if traveling as a pair or family. The area is loud: you will be directly next to a the train tracks, fire department, a huge construction site, homeless shelter with lots of random yelling and screaming, your neighbor practices his saxophone - all right outside your window.

Thank you for your feedback. We take claims like this seriously, and we want to address each point clearly.
First, there is no outstanding $150 refund owed. All charges were processed correctly in accordance with the reservation terms that were agreed to at booking. We have no record of an incorrect or duplicate charge. Additionally, once a transaction has been settled through the platform, we do not have the ability to unilaterally reverse it outside of the platform’s formal refund process.
Regarding the towing situation, parking enforcement is managed by a third party and building management, not by us directly. Guests are responsible for ensuring that permits are clearly visible at all times. Frost covering a permit would unfortunately make it unreadable to enforcement personnel. We provide clear parking instructions prior to arrival to help prevent these situations.
The claims about cleanliness, missing amenities, and maintenance issues do not align with our inspection reports. The unit was professionally cleaned and inspected prior to check in. We also have no maintenance ticket submitted during your stay regarding a nonworking TV, missing bathtub plug, light bulb, or supply shortages. When concerns are reported through the proper channel, we respond and resolve them promptly, including on weekends.
Each unit is stocked according to our listing description, which specifies exactly what is included. We provide starter supplies of toiletries and paper goods as disclosed. Additional supplies are the guest’s responsibility once the starter amount is used.
As for building access, multiple secured entry points are a safety feature, not an inconvenience. Key controlled access to doors and elevators is standard in secured residential buildings. Additional access credentials can be requested in advance when needed.
The surrounding neighborhood is accurately described in the listing, including proximity to active downtown elements such as train lines and city infrastructure. Many guests appreciate the central location and urban convenience. Noise levels vary depending on time of day and typical city activity.
We stand by the accuracy of our listing, our cleaning standards, and our communication logs. If there were documented issues reported during the stay, we would have addressed them immediately.

Check in is very easy and host is very accomodating. I will have to say that the supplies are very minimal. I always have to bring my own tea towels and dish cloths. The bed is super comfortable and the people who live in the building are very friendly. There are plenty of big windows for those who love lots of light but a black out blind in the bedroom.
