Comprised of two distinct homes that can each be booked individually, Roxy A and Roxy B, you now have the flexibility and convenience of booking both together, making this the perfect option for a couple’s retreat, family vacation, or friend’s getaway where you and your guests will each have your own unique and private space to retreat to during quieter hours.

At Roxy A, the spacious wraparound patio offers sweeping views of the mountainous countryside, perfect for sipping your morning coffee or soaking in the sunset with a relaxing glass of wine. A bubbling hot tub will ease the remainder of your cares away, while the above ground firepit will have you toasting up rounds of tasty treats under the vast canopy of stars. Indoors, enjoy surfing the channels or watching a movie in the living room while seated on the plush sofa, the gas fireplace providing a cozy ambiance in the cooler months. The kitchen showcases all-white appliances and cabinetry with metallic finishes, accompanied by spacious stone countertops for preparation and storage. Dine together at the formal table with seating for 6 or enjoy a more casual seat at the counter for snacks and hors d’oeuvres.

At Roxy B, the backyard oasis offers a tranquil space whether you’re gathered around the above ground firepit, toasting up tasty treats under the twinkling lights or soaking your cares away in the bubbling hot tub. Stainless steel appliances, glossy stone countertops, and sleek cabinetry and shelving round out the amenities you’ll find here, and you can dine on meals both large and light at the island with high-top stool seating for 6. Tap into your competitive side at the convertible table offering pool or ping pong for hours of laughs and fun.

Roxy A
This home sleeps 8 guests between 3 private bedrooms.

Bedroom #1 includes a king size bed and ensuite bathroom with a single vanity, soaking tub, and walk-in shower.

Bedroom #2 includes a king size bed.

Bedroom #3 includes 2 full size beds.

The home also includes an additional full guest bathroom with a single vanity and walk-in shower.

Roxy B
This home sleeps 8 guests between 2 private bedrooms and built-in full-over-full bunk style beds in the living room.

Bedroom #1 includes a queen size bed and ensuite bathroom with a dual vanity and walk-in shower.

Bedroom #2 includes a queen size bed and ensuite bathroom with a single vanity and walk-in shower.

Take a day trip into Townsend (30 miles) with additional national park access, shops, dining, and river tubing. Famous country singer, Dolly Parton, was born in Sevier County, making it a monumental place for devoted fans to visit. Dollywood, the family theme park jointly owned by Parton is located 13 miles from the home. If you’re looking to shop till you drop, the town and surrounding areas are dotted with galleries, boutiques, antique malls, flea markets, and so much more! Whether you’re chasing waterfalls, seeking out the best southern BBQ, or just wingin’ it, you’re sure to enjoy all of your time in the gorgeous Smoky Mountains.

HOUSE RULES:
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
• Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
• Parking: Follow local parking rules. Fines for violations.
• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
• Maintenance: Report issues promptly. No refunds for mechanical failures.
• Payments & Deposits: Major credit card required. Security deposit may be used for damages.
• Lost & Found: $25 minimum shipping cost for lost items.
• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
