BEDROOMS

Downstairs

- Primary: king bed, en-suite bathroom

- Bedroom 2: full size bed, jack & jill bathroom

- Bedroom 3: full size bed, jack & jill bathroom

Upstairs

- Bedroom 4: two twin beds, and 2 bunk beds. Bunk beads have full size beds on bottom and twin beds on top

- No TVs in bedrooms besides upstairs bunkroom



BATHROOMS

- Primary Bath: separate shower + tub + double vanity

- Second Bath: jack & jill bathroom shower + tub combo + double vanity

- (Upstairs) Third Bath: walk-in shower + single vanity

- Shampoo, conditioner, body/hand soap, fluffy towels, hair dryer provided in each bathroom



KITCHEN

- Fully stocked kitchen with great counter space

- Stainless steel appliances

- Coffee: Hamilton drip + single cup machine + Espresso Machine + coffee provided + sweetener + creamer

- The home is on well water and septic system.

- Well water may taste or smell differently than you're used to, but it is safe.



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

-Absolutely no tolerance for underage drinking or ANY partying. You will be asked to leave immediately, and no refunds will be given.



-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement.



- For liability and security purposes, there are external cameras at the front, back patio and side of the house. The cameras monitor the driveway, entryway, yard, back patio and seating areas. There are NO inside cameras. Cameras are not to be tampered with or covered. The cameras are motion sensitive recording devices and operational 24/7/365. The host has access to the cameras and the video recordings at all times. There are no cameras inside the home.



- When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



- CANCELLATION POLICY: The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in, except for spring/fall/winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld, no exceptions. All guests are encouraged to purchase trip insurance.



OPTIONAL FEES - We offer additional services that may be available for an additional fee (must be pre-approved by the host, non-refundable):

* Late Check-Out - $35/hour



- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
