This exceptional pool home offers a luxurious décor throughout with 6 bedrooms, 6 bathrooms, 2 relaxing lounge areas, a kids' playroom, a fun games room and a private pool with spa.

Step into the open-plan living space complete with lounge area featuring two recliner sofas, armchairs, a large Smart TV, a ceiling fan, sliding doors out to the pool deck and views to the pool.

There is a formal dining area to seat 8 and a large, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast bar to seat 3. The kitchen is equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, coffee maker, blender, toaster, kettle, utensils, dishes etc.

Conveniently located next to the kitchen is the Toy Story themed playroom - it's the ideal spot for little ones to play and watch their favorite shows with Woody and friends! There is a sofa, Smart TV, kids' table with chairs and a selection of little kid toys. There is also a cool Marvel vs. Capcom arcade game machine that kids of all ages will love!

The first of two king suites is located on the ground floor at the front of the home with a king bed, Smart TV, ceiling fan and an en suite bathroom with shower and twin sinks.

There is a separate bathroom on the ground floor with shower, sink, WC and a door leading out directly to the pool deck.

Climbing upstairs to bed is a magical experience when you enter the Harry Potter staircase! With the walls of Hogwarts around you, say hello to Harry and friends as you head upstairs under a ceiling of floating candles* with wizards smiling down at you from the framed paintings!

There are 5 bedrooms located upstairs. The spacious primary king suite is located at the front of the home with a king bed, ceiling fan, Smart TV and a large en suite bathroom with shower, separate tub and twin sinks.

Bedroom 3 is a queen room with a stylish beach theme, ceiling fan, Smart TV and en suite bathroom with shower.

Bedroom 4 is a cute Mickey Mouse bedroom with twin beds, Smart TV, ceiling fan and a door leading to the Jack and Jill bathroom with shower and twin sinks. This bathroom is shared with bedroom 5.

Bedroom 5 is an enchanting Frozen themed twin room with bunk bed (weight limit of 150lbs per bed), ceiling fan and Smart TV.

Bedroom 6 is an out-of-this-world Star Wars themed room with twin beds, Smart TV and ceiling fan. Bathroom 6 is located just across the hallway with shower and sink.

The loft living area is the perfect spot for movie night with a large sectional sofa, a SmartTV and movie themed decor! There is also a workstation at the far end of the hallway, complete with desk, office chair and lamp.

Step outside to the tropical Moana themed pool deck! The paved pool deck has a private pool, spa, shaded dining area with table and chairs for 6 and loungers. The home has a pool fence for families with children and the pool and spa can be heated (pre-bookable optional extra).

There is also a fantastic superhero themed games room in the garage with table tennis, table football and 4 arcade games*. There is a Smart TV and two gaming chairs - please bring your own system and games.

The stunning Champions Gate resort offers you complimentary access to TWO unbeatable clubhouses, one with a brand-new waterpark. The home is a quick and easy 900 feet walk to the Oasis Clubhouse that features a poolside bar, a restaurant, a state-of-the-art gym, cinema room with daily movies, beautiful communal pool, separate large lazy river with water slide and kids’ splash pad, tennis courts, beach volleyball. The second clubhouse is a few minutes’ drive from the home and features a water park, pool, lazy river, splash pad, crazy golf plus more!

This property has air conditioning throughout, ceiling fans, free Wi-Fi, Smart TVs in all rooms and free local calls. There is a laundry room with washer, dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for two vehicles, two additional vehicles may park on the street. Maximum of 4 vehicles can be registered to the home. Please note there is a Ring doorbell in the front door porch and a security camera on the exterior side of the home.

* Please Note:
On the Harry Potter staircase - the floating candles and lightning bolt are decorative and cannot be lit up by guests.
Arcade games - due to the nature of these games, rough play can sometimes cause them to malfunction, so while we endeavor to keep them all working, we cannot guarantee that they will all be working at all times.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 12 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. The home has a bunk bed for two children, max weight 150 lbs on the top bunk. No jumping off, jumping on, swinging etc from the bunk bed - please use caution. Use of the bunk bed is at the guest's own caution and responsibility.
10. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
