The Space:

Upon entering, you are welcomed by the living room which features a plush sofa and plenty of additional seating to allow for relaxation or catching up with local friends and family. A 55-inch smart TV allows you to access your favorite streaming services and make sure you never miss an episode of your favorite shows. We provide fast Wi-Fi for gamers and an additional reading area adjacent to the living will ensure you have plenty of entertainment options.



The two bedrooms are located down the hallway. The master contains a king-size bed, and the other bedroom has a queen. Bedside tables and lamps give you plenty of space for all your charging and storage needs. There is a roomy closet in one bedroom only and dressers for any luggage you may wish to put away. Curtains over the windows allow those late-morning risers the opportunity to sleep more comfortably.



The kitchen is stocked with everything you need to cook your own meals during your stay. The spacious and open layout includes plenty of countertop space and storage to help you to feel like you're at home while away. The sunny lemon decor, starts your day off with a smile!



The bathroom has a lot of fun details. We provide plenty of shampoo, body wash and hot water. We also keep it stocked with plenty of towels, toilet paper, and a hair dryer so our guests don't have to pack as much



The backyard has plenty of seating for guests to enjoy the weather or a nice West Texas sunset.

Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.



**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**



Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.



This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy due to the owner's severe allergies and a fee of $250 will be automatically applied if you are caught in violation of this.



We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.



Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:

All areas of this house are available to guests with the exception of any locked doors that are used for storage or cleaning products. One bedroom closet is used for storage. The garage is not accessible.



The Neighborhood:

Very safe, well established neighborhood located south of Texas Tech University. Very easy access to shopping (supermarket is 5 blocks away), dining, and entertainment. Our house is a straight 3-5 minute shot to the SW corner of TTU campus.



Getting Around:

Located close to everything. Main roads Indiana Ave and 50th Street are nearby, as well as Loop 289. Quick access to everything Lubbock has to offer! Other than Uber, Lubbock has poor transportation options, so it is recommended that you have a vehicle. Depending on your plans, you may be able to get by without a vehicle - let us know and we can help you decide!



Other Things to Note:

Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.



This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule due to the owner's severe pet allergies and any violations will be charged an immediate $250 fee.



Host-Initiated Cancellation Policy

While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.



In the event that we must cancel your reservation, the following terms apply:



Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.

No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.

Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.

Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.

Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.

Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.



Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.



House Rules:

- No pets or you will receive a $250 fine plus damages.

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.

- No smoking inside the property.

- No excessive volume that would disturb the neighbors.

- Clean up after yourself. This includes all dishes and food items.

- If you break something, message us and let us know immediately.



Interaction with Guests:

Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
