Welcome to 90 Sandcastle Court, a luxury Hilton Head Island vacation rental located in the exclusive gated community of Sandcastles by the Sea. One of the largest floor plans in Sandcastles, this expansive four-level beach house is ideal for large families, group vacations, reunions, and special celebrations, comfortably sleeping up to 20 guests.
This 5-bedroom Hilton Head beach house features 4 full bathrooms and 2 half baths, offering both space and privacy. The main level showcases an open-concept living area with coastal décor, a gourmet kitchen with modern appliances, and a large dining space perfect for group meals and entertaining.
The upper level provides peaceful private retreats, including a bunk suite with its own bathroom and beautiful views, along with additional guest bedrooms thoughtfully designed for comfort. The lower level serves as a true entertainment hub, offering arcade games, ping pong, karaoke, and extra sleeping accommodations, with easy access to the outdoor pool and patio area.
Step outside to enjoy resort-style outdoor living, featuring a hot tub, large deck, and an artificial turf lawn designed for fun with putt-putt golf, cornhole, ladder ball, and bocce ball. Guests will also appreciate the EV charging outlet, grill area, and quick access to the beach just steps away.
Perfectly situated mid-island, this Hilton Head Island beach rental offers convenient access to local shops, restaurants, attractions, and island activities. Whether you're planning a family beach vacation, group getaway, or luxury coastal retreat, 90 Sandcastle Court delivers an unforgettable Hilton Head beach house experience.

3rd Level: 1 King Ensuite , 1 King Ensuite, 1 King Ensuite
4th Level: 2 Full Over Full Bunk Beds with Trundles (sleeps 10), Ensuite with Tub
Golf Cart offer: Beach House Boutique offers 6-passenger electric golf carts that can be transformed into 4-passenger + cargo.
Golf carts can be parked at the public beach parking. You can also drive golf carts to nearby restaurants, bars, and grocery stores.
Availability is limited in the summer. Please request at the time of booking for best availability.
Beach Access: The property is located in the Folly Field area. The closest beach is Folly Field Beach. There is a dedicated paved path from the house all the way to the beach and it is less than a 10min walk. There is beach parking for golf carts and vehicles with 51 metered parking spaces and 3 ADA-accessible spaces available on a first come first served basis.
Included supplies:
Your property will come stocked with a STARTER set (you will need to buy more) of paper towels, toilet paper, dish detergent, laundry detergent, garbage bags.
CANCELLATION POLICY
To be eligible for a refund, you must cancel at minimum 60 days prior to check in.
In the event you, the Guest, needs to cancel your reservation and the reservation is applicable to a refund, the funds will be sent back to the you in the same manner they were received. All cancellations are subject to a $350 administrative fee. There are no exceptions.
Guests are encouraged to purchase Trip/Travel Insurance at the time of booking. This is offered through a 3rd party vendor. Beach House Boutique does not issue refunds due to acts of nature such as weather, road conditions, power outages, security, travel warnings or political unrest.
Pets: Our company has a (2) pet maximum, dogs only. Must be pre-approved at the time of booking. All dogs must be 60lbs or under, at least 2yrs of age, and fully trained. Policies may vary property to property. Pet fees are as follows: $350 per dog (1-21 nights), $500 per dog (21-60 nights). This fee is not included in AirBnB total and will be added once your reservation has been made. Additional fees may be incurred if there is significant wear or damage of the property. If any pet is found on premise without advanced approval from Beach House Boutique, guests will be assessed a fee of $200 per night per pet of contracted rental agreement dates AND be asked to vacate the property without refund.
Parking: 5 vehicles max: 4 in driveway | No parking on the street or on landscaping

Elevator: The residential elevators in our vacation homes are intended solely for use by individuals with disabilities. To ensure the safety of all guests, these elevators should not be used by children or for recreational purposes.
If you require access to the elevator during your stay, please request this in advance. While we strive to keep our elevators in working condition, we cannot guarantee their uninterrupted operation, error-free performance, or that any defects will be corrected promptly. Mechanical issues may arise that are beyond our control, and repairs can only be performed by specialized vendors.
In the event that the elevator is not operational during your stay, please understand that no compensation will be provided. Additionally, the presence of elevators in our homes does not alter the pricing; guests will not pay extra for this feature, and therefore, no discounts or compensation will be offered for a non-working elevator.

She is a former television news anchor, weather anchor and entertainment reporter who worked for 10 years at NBC, FOX and ABC affiliates in both Charlotte, North Carolina and Savannah, Georgia. Jennifer retired from the TV News Business in 2011 to help her husband, Fabio Miotto, operate their rapidly growing Hardscapes, Screen Porch and eventually Pool business.
Jennifer is a fully licensed and bonded residential contractor and a licensed Real Estate agent in the state of South Carolina. Her knowledge and experience in both of these realms made the move to vacation property management a natural transition, as it combines two of the passions she is licensed and experienced in. In addition to this, Jennifer has carved a niche in the Hilton Head Vacation Property world by decorating and furnishing her homes with simple but modern and upscale design.
