By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, loss of deposit, or termination of the reservation without refund.

Occupancy
Only registered guests listed on the reservation are permitted to stay overnight.
Maximum occupancy limits must be followed at all times. Exceeding occupancy or misrepresentation of guest count may result in immediate termination without refund.

Minimum Age & Age-Restricted Communities
The primary renter must be at least 18 years old.
Some properties are located in HOA-governed or age-restricted communities, including 55+ communities. In these cases:
All guests, occupants, and visitors must meet HOA age requirements
Age restrictions may apply to primary renters and additional occupants
HOA approval or age verification may be required
Failure to comply may result in denied access, termination of the stay, or HOA fines. These situations are not grounds for a refund.

Early check-in or late check-out is not guaranteed and requires prior approval. Unauthorized late check-outs may result in additional charges.

Guests may not adjust pool equipment, heaters, timers, or valves
Service calls or damage due to misuse will be charged to the guest.

Parking
Parking rules vary by property and may be governed by HOA or community regulations.
Park only in approved or assigned spaces
No parking on lawns, sidewalks, fire lanes, or unassigned areas
Boats, trailers, RVs, commercial vehicles, motorcycles, or oversized vehicles are not permitted unless approved in writing
Towing, fines, or HOA penalties due to parking violations are the guest’s responsibility.

Cleaning & Trash
Guests are responsible for maintaining reasonable cleanliness.
Trash must be bagged and placed in designated bins
Follow posted recycling rules
All trash and personal items must be removed at check-out
Excessive mess or improper disposal may result in additional cleaning charges.

Appliances, Utilities & AC Use
Use appliances and systems as instructed.
Do not set AC below reasonable temperatures
Turn off lights and appliances when not in use
Do not tamper with thermostats, electrical panels, or equipment
Damage caused by misuse will be charged to the guest.

Maintenance & Property Access
Report any damage or maintenance issues immediately.
Do not attempt repairs
Management may enter the property for emergencies, safety concerns, or HOA compliance
Failure to report issues promptly may increase guest liability.

Behavior & Legal Compliance
Guests must behave respectfully and comply with all laws.
No illegal substances or illegal activities
No unsafe or disruptive behavior
Violations may result in immediate termination without refund.

Security, Cameras & Safety
Lock doors and windows when leaving
Do not share access codes or keys
No security cameras are installed anywhere in/outside the property

Liability
Guests assume all risk for injuries, accidents, or loss during the stay.
The owner and management are not responsible for personal injury or loss of personal belongings.
Damage, Theft & Missing Items
Guests are financially responsible for damage, theft, or missing items.
Costs may be charged to the card on file
All damage must be reported immediately

Aqua circle tides house was amazing!Owners of the home obviously take care to make guests feel right at home with comfortable beds , all the amenities needed for everyday living and the location
 oh my! Sunrises sunsets great places to walk and close to beaches ! We had 2 snafus 1. We were going to bring our dog Hazel as we were approved prior to back in July. We did not end up bringing her and the property manager said that they didn’t have her listed as coming. So it’s a good thing we didn’t bring her.The other issue we had was the pool was not heated to 85 as advertise. We had to pay someone to come out and update it from 73 to 85. We were told that we had to pay for that not only the service fee but a fee for each day to keep it at 85. In the original contract, it was advertised as 85. That was frustrating on this end. There were several emails back-and-forth to straighten it out. Property managers did give a “ small“ refund, because we lost 2 days.We didn’t push it any further on a full refund for what was originally advertised because we wanted our grandchildren to enjoy the pool.

While the property was lovely, the management company was absolutely terrible. We arrived at the property late due to flights and rental car process and upon arriving the code given was incorrect. Neither the main number, nor the “emergency” numbers were answering. We left multiple messages. We couldn’t contact ANYONE!! It wasn’t until after 10:30 the next morning that they finally answered when I called. They gave me a completely different code so there was no error in transposing numbers, it was just wrong. We finally got in, they only comped us one night. Two days later we arrived back at the place from the grocery store and were unloading when a pool guy came walking through the back screen and kicked my kids out of the pool so he could clean it and add chemicals. We were never given notice when this would occur. I would have been irate if this happened while my teenage children were there alone!!! We had a neighbor dropping profanity while my kids were outside fishing. Again, property was beautiful, it’s too bad for the owner of the property because I will never book this property or any other property that company manages again.
