Milk House @ Indigo Bunting Farm

We invite you to enjoy our renovated guesthouse, once the milk house on a productive dairy farm in the mid-twentieth century. Our secluded property is on a peaceful country road, yet central (~15 minute drive) to the main streets of Callicoon, Livingston Manor, Roscoe, and Jeffersonville, all worthy of exploration. The kitchen is fully stocked and capable and, once on the property, you are welcome to roam its 12 acres, enjoy the fire pit, wood-fired sauna or hot tub.

The Space

Welcome to Bethlehem Road, one of the more desired locations in the SW Catskills and known for it's natural beauty and ideal tranquility. Situated 25 minutes from Bethel Woods and right in the middle of some of the most famous fly fishing spots in the country.

The property, established in the mid 19th century, was a productive dairy farm into the 1960s, laid abandoned until the early 2000s, then purchased and renovated by a French engineer and academic. Our first mark since purchasing it in '22 was the conversion of the former farm's milk house into a guesthouse. The prevailing advice from many in the short-term rental world was to avoid filling it with "nice things." Being that our personal vacations have always been an opportunity for release and inspiration, we quickly abandoned this advice.

The milk house is situated in the middle of 12 acres of woodland and pasture, the same land for the original farmhouse and where our family lives today. The structure and its defined outdoor space is very private and separate from the main house (roughly 200 feet). With that said, we welcome our guests to explore all 12 acres. Within the milk house itself, there is a small but well-appointed kitchen, banquette dining table and lounge area for reading or streaming.

For sleeping, up the stairs in the loft is a queen size bed (Helix mattress with Buffy linens) with a large window at the head for evening star gazing or morning views of the pasture. On the ground level, the banquette table converts into a full size bed.

We encourage our guests to make use of the outdoor amenities - outdoor dining, an evening around the fire pit, relax in our Estonian wood-fired sauna or a soak in the hot tub.

Guest Access

The entire milk house is yours to enjoy. Although the main house is on the same property, we consider everything within the split-rail fencing to be privately yours and also welcome you to explore all 12 acres.

The Milk House is just amazing! Very clean and unique, we were welcomed by a beautiful loaf of local sourdough bread. After a long day of travel it was just what we needed. Make sure to take advantage of the hot tub and sauna. Your stay will be a spa like adventure. Scott and his wife made our stay perfect. Highly recommended, 5 stars

The cutest little milk house. We loved our stay here. We enjoyed the sauna and the outdoor space. We grilled the first night and it was perfect. Scott was so friendly and the perfect host. Told us about the delicious ice cream stand, we went and saw a concert at Bethel Woods. Loved Roscoe delicious breakfast at the Spotted Cow and Do Good Spirits was fun also. We checked out the railroad museum which my husband has been wanting to go to for a while now. Loved the Milk House and we will be back again.

Fantastic experience all-around!

Our stay at the Milk House was absolutely amazing! We couldn’t have asked for a more picturesque, clean, convenient, and relaxing place to stay during our time in the Catskills. Scott and his family were incredibly welcoming, kind, and helpful - they even gave us homemade sourdough and kombucha to make us feel that much more welcome. All of this, combined with the sauna experience right on the property, really made the stay incredibly comfortable and wholesome. We’ll definitely be back!

From the start of the request to book until the end of the trip, everything was a great experience. Starting from great communication before booking to answer questions, sharing a well documented and thoughtful list of nearby experiences and restaurants, Scott was a pleasure to communicate with. The property, house itself and all the amenities were BEAUTIFUL. We didn't end up taking advantage of the sauna (on this trip), but we did end up using the hot tub the first night we stayed there and the experience and the stars were totally memorable after we turned off the string lights around the sauna and "turned on the sky". Scott started that ahead of time for us arriving so that it was prepared for after we ate dinner. The house had everything we needed in it to cook a couple different meals and Scott and his family were kind enough to have a delicious bread inside the house for us. That was a nice and unexpected treat. The house was well taken care of and clean and was the perfect weekend retreat for us. One thing not mentioned in the posting or other reviews was their adorable Corgi who would roam the property sometimes and was absolutely adorable. Scott was responsive, gave us good suggestions, was friendly and nice to talk to when we wanted but also gave us enough space and it felt like a nice private space. 10 / 10 would stay again... will definitely return in the future.
