Enjoy a plush queen bed and loveseat with a foam pull-out bed, best suited for a child or smaller guest.

The kitchenette is ideal for light cooking, with an induction cooktop, air fryer, microwave, toaster, refrigerator, and stocked hot and iced coffee bar. Appliances are stored in kitchen cabinets.

Enjoy high-speed Wi-Fi, self check-in, and a private patio with outdoor seating. The property features a paved driveway, privacy hedge, parking beside the unit, and additional parking if needed.

A whole-home reverse osmosis filtration system provides clean drinking water and refreshing showers.

Your studio, entrance, patio, and parking are private. A separate unit on the property may be occupied, but each has its own entrance and parking.

HOUSE RULES & IMPORTANT INFORMATION

Please review these rules before booking to ensure a comfortable stay for everyone.

🕒 CHECK-IN / CHECKOUT

* Check-in: 3:00 PM
* Checkout: 10:00 AM
* Approved early check-in or late checkout: $20/hour, subject to availability and advance payment.
* Unauthorized early entry is prohibited.

Unauthorized late checkout fees:

* Up to 1 hour late: $50
* Up to 2 hours late: $100
* Past 12 PM: Up to one additional night’s cost if cleaning or incoming guests are impacted.

👥 OCCUPANCY & GUESTS

* Maximum occupancy: 3 adults
* Minimum booking age: 25
* All guests and visitors must be disclosed and approved through the reservation.
* Only registered guests are permitted.

Unauthorized overnight guests may incur $50 per person, per night, or cancellation without refund for serious or repeated violations, subject to Vrbo policies.

Please respect neighboring homes and other occupants.

🚗 PARKING

Maximum 2 vehicles without prior approval. Park only in designated areas. No parking on lawns, blocking driveways, or obstructing other units. Additional vehicles require host approval.

😴 QUIET HOURS & PROPERTY RULES

Quiet hours: 8 PM–7 AM.

Prohibited:

* Parties, events, loud music, or disruptive noise
* Indoor smoking or vaping
* Candles or open flames
* Illegal substances or activity
* Unauthorized guests or animals

Do not flush wipes, feminine products, paper towels, grease, or foreign objects.

Guests are responsible for damage beyond normal wear and tear.

🛏️ BEDDING, TOWELS & FURNITURE

Do not take bedding, blankets, pillows, comforters, or indoor linens outside. Mulch and debris can permanently damage fabrics, requiring replacement at the guest’s expense.

Fresh towels are in the bathroom cabinet.

Do not rearrange heavy furniture, move indoor furniture outside, disconnect security or property equipment, or alter the unit without approval.

❄️ AIR CONDITIONING

The AC is set moderately when unoccupied. Allow time to cool or request a lower temperature before arrival.

Keep curtains, doors, and windows closed to maintain cooling. Do not run the AC with exterior doors or windows open for extended periods. Report cooling problems promptly.

🍽️ APPLIANCE CARE

Use cooking appliances responsibly, turn them off when finished, and report malfunctions or damage promptly.

🗑️ TRASH

Trash bins are toward the front of the property. Place securely closed trash bags in designated bins. Do not leave garbage or food waste outdoors or on the patio, as it attracts insects and wildlife.

🐓 CHICKENS & WILDLIFE

Chickens are present on the property. Do not feed, approach, or disturb chickens or wildlife without permission. Supervise children and pets outdoors.

🌴 IMPORTANT FLORIDA NATURE NOTE

Our rural Southwest Florida property is surrounded by tropical landscaping and nature.

Although professionally treated monthly by a licensed pest control company, occasional insects, small bugs, anole or gecko lizards, and small frogs may enter, particularly during rainy season or when doors are left open.

Keep doors closed to minimize this. Wildlife encounters are normal in Florida and do not indicate cleanliness issues. Please contact the host immediately with any concerns.

⚠️ PROPERTY BOUNDARIES

Neighboring properties are strictly off-limits. Remain within designated guest areas. Trespassing may result in authorities being contacted immediately.

🐾 PET POLICY

Pets require prior approval. Number of pets is approved case by case. Breed information is required for insurance purposes.

Pet rules:

* No pets on furniture
* Leashes required outdoors
* No pets left unattended outside
* Crate pets when unattended indoors
* Clean up immediately after pets
* Walk pets only in approved areas
* No access to neighboring properties

Pets must be friendly with children and other animals, which are present nearby.

Guests are responsible for pet-related injuries, damage, odors, stains, excessive hair, disturbances, and additional cleaning.

Service Animals: Welcome in accordance with applicable law and Vrbo policies. Advance notice is appreciated but not required. Service animals must remain controlled and may not be left unattended. Guests are responsible for damage caused by service animals, subject to applicable law.

🚭 SMOKING & EXCESSIVE CLEANING

Indoor smoking or vaping incurs a $250 remediation fee for cleaning, deodorizing, and treatment, subject to Vrbo policies.

Additional restoration costs, including furniture damage or lost rental income if the unit becomes unoccupiable, may apply.

Standard cleaning covers normal use. Additional charges may apply for:

* Excessive trash or food waste
* Stains, spills, or bodily fluids
* Excessive pet hair or lingering odors
* Furniture, linen, or carpet cleaning beyond normal use
* Other conditions requiring additional labor or professional cleaning

Charges reflect actual cleaning, remediation, repair, or replacement costs, subject to Vrbo policies.

🔧 DAMAGE & MAINTENANCE

Report accidental damage, leaks, plumbing issues, appliance or AC malfunctions, and other maintenance concerns promptly to prevent further damage.

Do not attempt major repairs or alterations without approval.

🔐 ACCESS & LOCKOUTS

Contact the host immediately for access issues or lockouts. Guests may be responsible for actual replacement costs of lost or damaged keys, remotes, or access devices.

📹 EXTERIOR CAMERAS

Recorded exterior security cameras are used for property safety, security, and monitoring only.

🧹 CHECKOUT RESPONSIBILITIES

Before leaving:

* Place trash in bins toward the front of the property
* Wash or rinse used dishes
* Turn off cooking appliances
* Close and lock doors and windows
* Return furniture and household items to their original locations
* Check for personal belongings

Extensive cleaning is not expected; standard cleaning is included in the cleaning fee.

Depart by 10 AM unless late checkout is approved.

🔑 SHORT-TERM STAY DISCLOSURE

This reservation is intended solely for temporary short-term vacation occupancy, not to establish a landlord-tenant relationship under Florida law.

Guests acknowledge the stay is intended as transient occupancy under Florida Statute Section 82.045, with no residency or tenancy rights intended.

Guests agree to depart on the scheduled checkout date unless an extension is approved through Vrbo and confirmed by the host.
