Escape to your own private luxury resort in the heart of the Poconos. Grand Oak Estate is a 10,000 sq ft architect-designed home on four private acres, built for large families and groups who want space, comfort, and something for everyone.
Nine bedrooms, two full kitchens, two game rooms, a hidden Mystery Room, an indoor heated pool, a seasonal outdoor pool, a hot tub, and a sauna. Modern elegance meets a true mountain escape.
The Space:
Designed by an architect and land developer, the estate opens with a private driveway, forest views, and a foyer with soaring ceilings and striking staircases.
LIVING ROOM
The great room is the heart of the home, filled with natural light and open views of the pool and greenery. Expansive windows, a custom dining table for large groups, and comfortable lounge areas.
KITCHEN
Built for big groups and serious cooks: dual wall ovens, two full-size refrigerators, an eight-burner induction cooktop, a pantry, a dishwasher, and full cookware, plus a coffee nook. A second full kitchen in the in-law suite adds a third refrigerator.
BEDROOMS AND BATHROOMS
Nine bedrooms and seven bathrooms give everyone comfort and privacy. The primary suite has a king bed with premium linens, a private balcony, and an en suite bath with a freestanding tub and shower. Each main-level bedroom has its own theme and balcony, and the bunk rooms have slides and play areas.
GAME ROOMS AND WELLNESS
Two game rooms with pool, shuffleboard, air hockey, and foosball, plus a hidden Mystery Room. The indoor pool is open year-round, with optional heating available for a fee. The hot tub and sauna are open year-round, and hot tub heating is included with every stay.
OUTDOOR SPACE
The outdoor pool is open seasonally from April through October 1. A built-in fire pit with group seating, multiple patios and lounge areas, and a sprawling lawn leave room for yoga, outdoor games, and quiet moments. A private pond sits on the grounds as a scenic feature only.
ATTENTION TO DETAIL
Cleanliness is a top priority. Premium linens and bedding for every guest, a first aid kit, starter paper goods, and complimentary coffee and tea.
Guest Access:
The entire property is yours, including both pools, the hot tub, sauna, and all recreation areas. High-speed WiFi, keypad self check-in, air conditioning and heating, three washer/dryer sets, and free on-site parking.
The Neighborhood:
Tucked into the Pocono Mountains near East Stroudsburg, the estate is a wooded hideaway where you wake to tall pines, quiet pond views, and birdsong instead of traffic, while staying close to small-town conveniences.
The Delaware Water Gap National Recreation Area is a short drive away for hiking, river views, and kayaking. Every season brings something new, from waterfall walks at Resica Falls to adventure parks and snow tubing. Downtown Stroudsburg offers independent restaurants, cafes, and outlet shopping.

Getting Around:
We recommend arriving by car. Your own vehicle gives you freedom to explore the Poconos at your own pace, and free on-site parking is available. Rideshare coverage here is limited.

Important Information, Please Read Before Booking
SEASONAL OUTDOOR POOL CLOSURE
The outdoor pool is closed for the 2026-27 season from October 1, 2026 through April 1, 2027, and may be covered or winterized. It is not heatable. The indoor pool, hot tub, and sauna remain open year-round.
INDOOR POOL HEATING (OPTIONAL)
Heating applies to your entire stay.
- May 1 to October 31: $150 per day
- November 1 to April 30: $225 per day
The system has no remote, so our team activates it on site before arrival. Please request at least 48 hours in advance. Requests with less than 48 hours' notice carry a $150 late-request surcharge and cannot always be accommodated.
WELL WATER
The home runs on a private well, like many Poconos properties. You may occasionally notice a faint sulfur odor when running water or showering. This comes from naturally occurring sulfur compounds in regional well water. It is not a gas leak or air quality concern, the water is safe for everyday use, and the plumbing has been fully inspected. Well-water odor is not grounds for a refund or compensation.
OCCUPANCY AND VISITORS
Middle Smithfield Township limits occupancy to 14 overnight guests plus up to 10 daytime visitors, for a maximum of 24 people on site during the day. The home has more beds than the occupancy limit; bed count does not increase it.
PARKING
Up to 8 vehicles, per township zoning. Please park in designated areas only.
DAMAGE PROTECTION
Before arrival, every guest completes a short pre-check-in link covering the rental agreement, ID verification, and damage protection. Choose one:
- Refundable $1,000 security deposit, held and released about 7 business days after a damage-free checkout inspection, or
- Non-refundable damage waiver of $50 per night (maximum $250 per reservation), covering accidental damage beyond normal wear and tear.
CHECK-IN AND CHECK-OUT
Check-in 4:00 PM or later. Check-out 10:00 AM or earlier.
- Early check-in (1-2 hours): $199
- Late check-out (1-2 hours): $199
Both subject to availability and cleaning schedules.
PETS
Maximum 2 pets, registered before arrival. $200 for the first pet, $175 for the second, covering the deep cleaning required after each pet stay. Unregistered pets: $250 per pet. Pets beyond the two-pet maximum: $500 per pet. No pets in the pools, hot tub, or sauna.
STARTER SUPPLIES
We provide starter quantities of toilet paper, paper towels, trash bags, dish soap, hand soap, dishwasher pods, laundry detergent, and toiletries. These are not meant to last the full stay, especially for larger groups.
WINTER AND COLD WEATHER
Thermostats are locked within a set range to protect the home's systems. Keep windows and exterior doors closed in freezing weather and while the heat is running. Guests are responsible for damage from open windows in freezing conditions, including frozen or burst pipes.
THE POND
The pond is a scenic feature only. No swimming, wading, boating, fishing, or ice activity at any time. Water level and appearance vary by season and are not grounds for a refund or compensation. Please supervise children at all times on the grounds.
SEPTIC SYSTEM
The home is on septic. Flush toilet paper only, no wipes, feminine products, or anything else. Clogs caused by misuse: minimum $200 plus repair costs.
HOUSE RULES, FEES AND MONITORING
All guests e-sign our Rental Usage and Liability Agreement before check-in. It contains the complete house rules, fees, and violation terms.
- Minimum booking age is 21, and at least one guest 21 or older must be on site at all times.
- Only guests on the reservation may stay overnight. Unregistered overnight guests: $250 per person, per night.
- Quiet hours 10:00 PM to 8:00 AM. Sound carries in the mountains.
- No smoking or vaping anywhere on the property: minimum $1,000 per occurrence plus cleaning and repair costs.
- No parties or unapproved events: $2,500 per occurrence.
SECURITY AND MONITORING
Exterior cameras cover the front door, front patio, backyard, and outdoor pool area. No camera views the interior of the sauna, and there are no cameras inside the home. Noise and smoke sensors measure decibel and smoke levels only and do not record audio. Tampering with, disabling, covering, or moving any camera or device: $500 per device, per occurrence.
POOL, HOT TUB AND SAUNA SAFETY
- Under 16: pool and hot tub only with an adult 21+ present at all times.
- Under 10: no hot tub use.
- Under 12: no sauna use. Ages 12-15 only with an adult 21+ present, sessions of 10 minutes or less.
- No diving and no glass in pool areas.
- Pool heating is managed by our team only. Adjusting or operating heating equipment: $2,000 per occurrence plus any damage.
OTHER FEES
- Lockout assistance outside 9:00 AM to 6:00 PM: minimum $150 plus any locksmith cost.
- Unapproved late departure: $200 over 20 minutes; half the nightly rate over 1 hour; full nightly rate plus turnover costs over 4 hours. Refusing to vacate: twice the nightly rate per night plus costs.
- Middle Smithfield Township and Monroe County fine verified noise, parking, occupancy, and nuisance violations. Any fine from your stay is the guest's responsibility, plus a $250 administrative fee per incident.
No drones, commercial photography or videography, or package deliveries without prior written approval. No candles, incense, oil warmers, space heaters, or open flames indoors. No personal grills, fire pits, or fireworks. No firearms or weapons. Please treat our home and neighbors with care and respect.
Interaction with Guests:
We are reachable by phone, text, or the booking platform and respond promptly. We give guests space while staying available for anything you need.
Because of the property's size, scheduled maintenance is required. On certain days our housekeeper or maintenance staff may be on site for pool care, landscaping, and exterior upkeep. All are pre-approved, work with our team, and keep to daytime hours.
