☆☆ BEDROOMS ☆☆
This gorgeous suburban hideaway accommodates 14 guests in 5 bedrooms plus an additional sleeping area on the great room couches. The primary bedroom is located on the bottom floor with its own sitting area and door leading to the pool and hot tub in our fully fenced and private back yard. Also on the main floor you'll find a bedroom with a queen bed and TV. On the second floor you'll find the 2nd of 2 living rooms along with 3 other bedrooms with a 2 queens and 3 twins total. In total, there are 9 beds in the home. Many guests tend to book with other families and enjoy the space and layout.

☆☆ BATHROOMS ☆☆
There are two full and two half bathrooms in the home, each of them stocked with all the essentials you need for the duration of your stay. One full and one half each are located on the 1st floor and second floor.

☆☆ KITCHEN, DINING, GREAT ROOM ☆☆
The bright and airy kitchen flows into the dining area and great room. It is fully equipped with all the appliances, utensils and cookware you need to feel at home in the giant space. This thoughtfully-designed home provides a separate complementary laundry area with room to wash and fold. Both the dining area and formal dining room seat 8 guests, so there's plenty of room for everyone, or make an adult and kid's table. ;-)

The great room is situated on the main level of the home and is prepared with an HDTV allowing full access to your favorite streaming services. There's another access door to the patio and pool area too. The secondary living room on the second floor is also equipped with a large HDTV and a balcony. There is a wet bar with sink and glassware in the living room so you'll never be far from your next cold drink.

Step into our welcoming suburban sanctuary, where the fully fenced backyard calls you to relax by the sparkling heated pool and Spa—perfect for unwinding and making memories. Our property promises a warm and unforgettable getaway for all!

**ABOUT OUR HEATED POOL**
Our heated pool offers a delightful way to enjoy the water year-round! While it won’t reach hot-tub temperatures, the pool is consistently maintained about 15-20 degrees warmer than the outside air, from November to April/May. Our pool team comes to take care of the home on Thursday or Friday.
On colder days (<65 degrees), our pool and spa may not reach the set temperature as our electric pool heater relies on ambient air. Most heat pumps do not operate when the outside temperature is below 55 degrees.

We’re happy to provide this added comfort at NO extra charge, so you can focus on enjoying your stay.
Please note:
1. Pool temperatures will vary slightly based on weather conditions.
2. Heating is available upon request. Please notify us at least 24 hours in advance.

Other things to note:
For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We charge a minimum of $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only accept pets that are under 35 pounds, and we will just ask for a picture.

Pet Fee is $250 (max 2). This is a one-time, non-refundable fee as we shampoo the carpets after each pet stay. No pets on furniture, please! Also, please clean up your pet's feces or we will charge an additional $40 fee if uncleaned feces are found.

Quiet hours are from 10 PM to 7 AM to help keep the neighborhood peaceful. You’re welcome to enjoy the outdoor areas during this time - we just ask that conversations stay at a lower volume so everyone can relax and enjoy their evening.

Note: There is a $500 fine for any noise violations / unapproved events.
