HOME DESIGN

The River Trail Lodge features three levels of comfortable living space with plenty of amenities to enjoy your stay.

Main
The main living area on the second level features the living room with Roku TV, convenient powder room, dining area, and well equipped kitchen. There is a sliding door from the living room to a deck with views of the river area and surrounding hills. Also on this floor is the primary bedroom with a king bed and ensuite bathroom that includes a walk-in shower and soaking tub.

Downstairs
The first level has a game room with a Roku TV, air hockey, darts, ping pong table, foosball, dry bar, and small fridge. A sliding door opens to a patio and a fire pit. Bedroom 4 on this level has a queen bed and ensuite bathroom with a walk-in shower and soaking tub.

Upstairs
The third level has two large guest bedrooms. Bedroom 2 has a queen bed and a full over full bunk bed. Bedroom 3 has two queen beds and a twin captain’s bed. Their closets have extra blankets and a Pack-n-Play, and they share a full hallway bathroom with a tub/shower combo.

Outside
Enjoy the patio, deck, front porch, grill, fire pit, and large grass yard. There's an assortment of bicycles, kayaks, tubes, a canoe, and life jackets stored in the shed and available for guest use (at your own risk and with liability release).


GUEST ACCESS

The home, shed, contents, and yard are all available for guest use (except some closets marked for supply/storage). More than a vacation rental, this is a home. Please enjoy all the amenities and handle with care.

LOCATION

Located in Allisonia VA along the New River, the Lodge is in a quiet, friendly neighborhood about 10 miles (15 to 20 minutes) from Claytor Lake State Park, around 18 miles (25 minutes) from Radford University in Radford, and roughly 27 miles (40 to 45 minutes) from Virginia Tech and downtown Blacksburg.

The property is adjacent to the New River Trail and the New River. Direct access to the New River Trail is from a private 100 ft path at the side of the property that slopes down to the Trail. Access to the River is a walk through brush from the Trail, or public boat ramps approximately one mile downstream in Allisonia "town", 6 miles upstream at Rt. 100, and 10 miles upstream in Foster Falls .

NOTES for BOOKING GUEST

By completing the booking and making the first payment, the Booking Guest acknowledges that they have read, understand, and agree with House Rules and Liability Disclaimer located in the Guest Guide. These apply to all guests and visitors during the stay. We have these in place to provide for a safe and optimal experience for all. A summary is in the Listing and also below.

Further, the Booking Guest will:
* Be the primary point of contact for all in their group
* Be on site (no third party stays)
* Be the responsible party for all guests during the booking stay

Note that reservation requests may be declined without platform cancellation penalty if the Booking Guest has a review standing of 3 or less, or a host on record indicates they would not rent to the guest again.

House Rules Summary
*No parties, smoking, fireplace use, fireworks, guns, ATV's . . . *Pets allowed are 1-2 well-trained dogs that stay off beds & furniture, don’t run loose, put in kennel/crate if home alone, clean up all “land mines”, report any accidents . . . *Septic System so in toilets flush only toilet paper and natural waste, no flushable wipes. In sinks/drains use only water, soaps & clear liquids - grease, scraps, etc. go in the trash can . . . *Return Things to their place including books, games, bikes, chairs, etc. . . . *Booking Person is the primary point of contact for all in group, the responsible party for the group, and stays on site with group (no 3rd party stays)
