We respect our guests' privacy so you can enjoy your retreat. Our team is available via the app or phone if you need anything during your stay. For stays of 3 nights or longer in the summer, we will coordinate with you in advance to schedule hot tub and lawn service at a convenient time.

This is a quiet residential neighborhood in central Overland Park, perfect for families and groups looking for a comfortable base to explore Kansas City. We ask that guests respect our neighbors and observe quiet hours from 11PM to 7 AM.
Parking: 8 cars in the upper driveway with an additional 2 spots in the lower driveway.
Events/parties: Not permitted. Maximum overnight guests is 16.
This house is no smoking and no pets are allowed.
Cameras: One exterior doorbell camera at the front door for security. No interior cameras anywhere on the property.
Hot tub: Available year-round. Please no soap, bubbles, or glass in the hot tub area.
Age guidelines (with adult supervision)
Under 5 years old: Should not use a hot tub at all. Their bodies can't regulate temperature like adults, and they're at risk of overheating quickly. Their skin is also more sensitive to chemicals.
Ages 5–12: Can use hot tub with direct adult supervision, but with strict time limits — typically 5 to 10 minutes maximum, at lower temperatures (around 95°F instead of the standard 100–104°F).
Ages 12–17: Can use a hot tub with adult supervision and normal time limits (15–20 minutes), but should not be left unsupervised.
18+: Adults can use the hot tub on their own.
