Venezia - Charming apartment with roof terrace in Campo dei Frari

This is a bright and airy apartment in a fabulous location, (GPS coordinates: 45° 26' 12 N; 12° 19' 35 E) right in the beautiful and central Frari area of ​​San Polo, just a few minutes walk from the Rialto Bridge, Santa Lucia train station and Piazzale Roma bus station. The apartment is on two floors (duplex) and has been recently and carefully restored also in the common areas (roof, walls, stairs) and furnished with period furniture. It is on the third floor (no lift) and has a wonderful view of the Frari church. It has original features, beamed ceilings and Venetian flooring. 90 square meters. It consists of 1 double bedroom, two bathrooms, an attic, a living/dining area, 1 study, a fully equipped kitchen, a roof terrace, 1 TV satellite and WiFi.

POSITION
This is a bright apartment (90 square meters), recently restored with exposed beams and floor antique Venetian, located on the third floor of a 1700’s building , in the splendid Campo dei Frari, at the centre of Venice.
SECURITY.
The property is equipped with devices for the detection of combustible gases and carbon monoxide located in the kitchen as well as portable fire extinguishers in compliance with the law located in accessible and visible positions, in particular near the entrances.
All internal stairs are flanked by handrails and the steps are provided with anti-slip strips
All windows are equipped with thick, cold-proof and noise-proof glass
ROOMS
On the third floor you find:
- Entrance with two closets and open door with intercom;
- Kitchen (dishwasher, stove with oven, washing machine, microwave oven,
refrigerator, freezer);
- A single bedroom (bookcases,1800’s sofa bed, table and chair) with a small safe;
- A double bedroom (closet, bookcases, a double bed for a couple or two people);
- A living room / dining room (two sofas, a 1800’s comò', table with 4 chairs,
- satellite TV, free WiFi);
- A white bathroom (sink, toilet, bidet, large shower, window).

MANSARD
From the third floor, with a wooden staircase (with handrail) you go up to the attic where you will find:
- A sofa bed;
- A window;
-A small table;
-A chair;
- A blue bathroom (sink, toilet, shower).
-Entrance door to the terrace.

ROOF TERRACE (Altana)
From the mansard you go up, with a wooden stairway (with hand-rail), to the typical Venetian terrace (altana) from which you can enjoy a splendid view of Venice.
The terrace is equipped with chairs and a table for breakfast and relax.

FACILITIES
We personally meet our guests, at the San Tomà vaporetto stop which is very close to the apartment (located in Campo dei Frari) or at the foot of the bell tower of the Frari Church.
We provide guides and maps of Venice and all the useful information about the city.
We provide numerous sets of keys.

SERVICES
Campo dei Frari is located near the train station (Saint Lucia), Terminal buses and cars (Piazzale Roma), the Rialto Bridge, the Piazza San Marco (10 - 15-minute walk) and is served by the public service ACTV boats (No. 1, No. 2) with a stopover in San Tomà (15 - 20 minutes).
The apartment is very quite, just a few minutes from supermarkets, Internet Point, pubs, restaurants, shops,

The rate is for 2 people (weekly).
The rate is all inclusive: independent heating, linen and towels provided (high quality), gas, water, electricity, final cleaning.
The rate does not include, and must be paid at check in or by bank transfer, the municipal tourist tax of €4 per person per day, calculated for a maximum of five days (for example: €40 for two people staying for a week ).
