We were absolutely delighted with this property and would definitely recommend its use for a small family. The location couldn’t have been better for folks who want easy access to the Royal Mile and Edinburgh Castle. The lock system made it easy for us to get in and out while still assuring us of optimum security.

Great property in a great location! Derek was very helpful leading up to the visit and allowed us in early which was awesome. The flat is cute, clean and very comfortable. The Royal Mile is literally right out the front door.

Being on the Royal Mike means you want to be in the action. We were and it was amazing! You can watch entertainment from the window! The flat was clean, bright and comfortable. In a perfect world we would have black out blinds in the bedrooms but it only was a deal for one of the party. Ideally the shower pressure would be bigger but again, up that high, and in a building that old, it could be a tough thing to ask for. We actually, didn’t think the noise was a big deal and it was during the Tattoo! The street was pretty quiet from 10- 6 and we did not have our sleep interrupted. Again, worth it to have that quality place in that location! So fun!

Fantastic location on the Royal Mile. Flat was clean and well equipped. Key and car parking permit all went smoothly. It’s on the second floor so up a few flights of stairs which was fine for us though would need to be considered if you have mobility issues.

Excellent location, great 2 bedroom apartment. Very clean, beds and furniture very good. Due to high volume pedestrian tourists and street performers on Lawnmarket the road in front of the Apartment is closed to cars (no vehicle loading/unloading) between 10:30 am and 7:00pm. Not a huge inconvenience (you can get parking a few blocks away to unload) but it would have been nice to know that in advance.

This was an absolutely phenomenal stay. We wanted something which was at the epicentre of the Edinburgh festival excitement and this flat was all that and more. We knew it would be loud during our visit. We knew the streets would be packed. But it is the quintessential Fringe accommodation. There were street performers and musicians right outside the window throughout the day. There are several pubs and restaurants within minutes or even seconds of the front door. Outside the kids’s window is a direct view up the Royal Mile to experience the “march out” of the bands as they exit the castle esplanade after the Tattoo. It’s SPECTACULAR. If you want to experience the festival from the inside out, this is the flat for you. Of course being a very central location, it’s not enormous, and there’s no lift. But for our family of 4, there was plenty of space, and the stairs are not bad at all. The amenities are modern and reliable. The shower pressure was excellent and we never ran out of hot water. There were a few surprises throughout our 5 day stay though, which included a very early morning pickup of empty kegs from a nearby pub, and garbage collection before the street gets too busy with people. Those were quite noisy, but didn’t last long. And like I said before, we couldn’t have been closer to the excitement, which is what we were looking for. I can’t say enough about this unique and charming apartment and all the area has to offer. I will definitely book again one day.

The flat on Lawnmarket was excellent for a small family, with a great view and incredible location in Old Town. The property manager was very clear and communicative before the stay. We'd certainly stay there again!
