Bienvenue, bienvenue et merci de regarder.

Je suis une femme professionnelle, offrant 2 belles chambres, lumineuses, spacieuses et très confortables, chacune avec leur propre salle de bains privée dans ma belle maison de terrasse victorienne, à ceux d'entre vous qui visitent Brighton pour une durée quelconque. Je liste chaque chambre séparément, donc si vous avez besoin des deux chambres, s'il vous plaît vérifier les deux calendriers pour la disponibilité.

Les deux chambres sont sur le même étage et ont de grandes baies vitrées. Les chambres ont été récemment décorées dans des tons neutres avec de nouveaux lits doubles flambant neufs avec matelas orthopédique, armoires, armoire de chevet. Je fournis également des serviettes moelleuses. Cette chambre dispose d'une télévision à écran plat de 42 pouces.

À l'arrivée, vous recevrez votre propre clé et porte-clés pour que vous puissiez aller et venir à votre guise. Les clients sont invités à se rendre complètement à la maison.

Le petit-déjeuner est servi dans la salle à manger de style continental, composée de céréales, pain grillé, thé / café, etc.

Vous êtes les bienvenus pour venir et rester dans une atmosphère agréable avec d'excellentes installations, dans un endroit fabuleux avec un hôte accommodant, qui est prêt à montrer aux voyageurs tout le meilleur que Brighton a à offrir!

La maison qui est juste à côté de la zone de Lewes Road de Brighton est idéalement situé pour tous les magasins, cafés, restaurants et bus de Lewes Road, qui sont à environ 3 minutes à pied.

Le centre-ville de Brighton et les Lanes et Seafront sont à environ 15 minutes à pied, où vous trouverez une grande variété de bars, restaurants et magasins. Vous pourrez dîner dans les meilleurs restaurants de Brighton ou tout simplement vous restaurer dans l'un des nombreux pubs ou cafés confortables. Vous y trouverez une large gamme de boutiques, de boutiques de créateurs, de bars, de cafés, de célèbres ruelles, du Brighton Pavilion et de nombreuses autres attractions touristiques.

Si vous souhaitez fumer, je suis heureux pour vous de le faire dans le magnifique jardin clos.

Vous devriez noter que la maison abrite également un beau chat de la forêt norvégienne appelé "Branston".

Je suis heureux d'accueillir les familles / célibataires / couples / amis pour des séjours courts ou longs. La maison est parfaitement située pour les parents souhaitant rendre visite à leurs enfants étudiants.

S'il vous plaît noter qu'il y a un séjour de 2 nuits minimum le week-end.

Fantastic stay **

The property was just as described. Clean rooms. Comfy bed. Ensuite lovely.Location was easy to hop onto a bus to the seafront or you can walk (about 25mins stroll) easy access to everything. Shops pubs takeaways just round the corner Kitchen facilities and breakfast fantastic and easy to use and Babs the host was the loveliest host. Had some other lovely guests who was also staying and we got chatting over breakfast. Babs very helpful and on hand when needed and communication was excellent. Cannot recommend her enough. We will be back for sure.

We had an amazing time staying with Babs. She is a wonderful person and we are already craving the delicious cheesy crumpets she made for us in the morning! The property is clean and spotless. Relaxing stay in a vibrant city

I booked into this b'n'b for the weekend because I was running the Brighton Marathon. I had a lovely double bedroom and ensuite bathroom, beautifully clean, light and airy. Host Babs gave me a warm welcome, and we chatted for a long time - turns out we have a mutual interest - cats! The breakfast room is set up so that you can mix with other guests. I loved meeting my fellow marathoners and discussing our race strategies as well as celebrating our individual achievements. It's not far from the city centre, and near to a regular bus route. Plenty of restaurants and takeaways near by, and a Sainsbury's too! For anyone who wants to cook, this is also possible, and there is a guest fridge in which Babs also keeps a variety of dairy/plant based milks, cheeses and yoghurts. There is also access to a small back garden. As you can see, I'm really enthusing about this property, and hoping I can stay again! :)

Home from home

Wonderful place to stay. Babs is amazing....such a friendly, warm, welcoming & accomodating host. Nothing is too much trouble...she really wants guests to enjoy their stay. Her home was our home with everything in place to ensure an easy, comfortable stay. We shared the house with Babs & her 2 gorgeous cats with the bonus of meeting other guests staying there. Our ensuite room was light, airy, clean & very comfortable with tv, kettle, tea, coffee, biscuits etc Downstairs in the kitchen everything is provided as well, to help yourself to. A very well stocked fridge & cupboards stocked everything we could possibly want for breakfast. The location is excellent for bus routes with bus stops either end of the road. Catch a bus & visit Lewes....well worth it....beautiful place. Easy to walk to Brighton seafront & shops from here too....approx 15-20 min walk. Thoroughly enjoyable stay. We will definitely return.

Felt like home, totally worth the money, although booking thru Homeaway didn't go smooth

We very much enjoyed our stay at Babs and would have loved to stay longer. The room was clean, very comfortable and quiet. Decorated with plants and a toy dragonfly our 6yr daughter loved. It felt like home. The bathroom though small was clean and had all that's needed including shower gel and hairdryer. Bedsheets and towels perfectly clean and fluffy. As we unpacked and then relaxed, our daughter enjoyed a Paddington movie on a very comfy and huge sofa in the living room with the extra comfort of a pink blanket Babs gave to her to cuddle under. The kitchen is modern, spacious, bright and spotless. There's a guest fridge where you can find milk, juices, bread and several kinds of jams and marmelades, fruit and eggs and much more. A vast choice of cereals is also available. If you're lucky enough to get good weather there's a nice small and quiet back garden with a bench just in front of the kitchen. The area is residential, quiet and at walking distance from restaurants, fast foods and shops. But also quite close to city centre, about 10 mins drive. Babs was a really nice host, chatty but not intrusive, mindful and considerate with our kid, made us all feel at home. We had to get in touch with her a few times before our arrival and she answered in a short time. We did have an overbooking problem. We booked and paid for 2 nights but somehow someone else simultaniously booked the same room for the 2nd night of our booking. So we ended up staying only the 1st night. Babs promptly comunicated to the site the we should get a refund for the second night we had paid for but couldn't spend there. Though we never got an official note from the website regarding the refund, Babs was so nice as to show us her correspondence with the website. And hopefully that should be settled. I guess we'll have to wait for next credit card statement in lack of official comunications of refund from the website. I would have appreciated if Homeaway had been as fast and precise with the refund issue as they had been with the room payment.

Made to feel welcome

Stayed with Babs for the weekend when I did the London to Brighton cycle ride and couldn't have picked a better place to stay. On arrival we were shown to our room and then shown where everything else was in the house over a lovely cuppa. The bed was super comfortable and the room was lovely and clean. Nothing was too much trouble and we will definitely return.

My partner and I were welcomed by Babs as we arrived. What a lovely home! Photos do it no justice. We were impressed with our room size, the freedom we were offered around the home and Babs couldn’t have been more lovely. We enjoyed having our breakfast with the other guests. All laughing at our previous nights antics and stories. We can’t recommend the place enough! Thank you Babs, we will definitely return!

Beautiful short break

Babs could not have been more welcoming or friendly what a lovely host this lady is! We thoroughly enjoyed our five night stay in Babs home over the bank holiday. You have to try Babs speciality of crumpets with melted cheese and brown sauce they were delicious. The house was beautifully clean, lovely and light and airy, we stayed in the front bedroom with a large bay window which had everything that we needed. The kitchen is a lovely size and the space that Babs has created in the garden is so beautiful. Lots of choice available for breakfast. Babs has a beautiful rescue cat called Branston you can’t pick him up but he does like company and he visited our room on several occasions and basked in the Sun while we were getting ready but do be careful if you open the window he may try and jump out don’t let him! We would definitely return and visit Babs we felt like old friends by the time we left. Thanks Babs for your fabulous hospitality and warm welcome. Lorraine and Geoff x

Breach of coronavirus act 2020

This property should never have been open to the paying public !it breached the act in the following ways . No signage re COVID no sanitiser .communal kitchen and passages ,no mask wearing ! This would be fine 14 months ago . I have contacted Public Health England and Sussex police - who are currently investigating.

I am very sad that these guests had a negative experience, as they seemed quite happy when they arrived. They knew upon booking that they would be staying in a private room in a family home, and clearly are familiar with Covid-related, facial covering and distancing rules. Each guest, (or couple), has an exclusive bathroom with sanitising hand soap. The communal areas are spacious, with a double width kitchen including multiple work surfaces and two separate eating areas. Again, hand sanitising wash and anti-bacterial cleaners are readily available. I have, indeed, heard from the Local Authorities who found there was no reason to pursue this matter. Of course it is disappointing to receive unhappy feedback or to think that any of my guests did not have a positive stay. However, had any issues been brought up upon, or shortly after, arrival I would have happily done my best to address them.

Babs ist sehr nett und hilfsbereit. Da Sie arbeiten geht, steht alles im Kühlschrank und somit ist Selbstbedienung angesagt! In die Innenstadt benötigt man ca. 20 Minuten zu Fuß. Parkplätze sind kostenpflichtig. Wir haben die Zeit sehr genossen. Vielen Dank!
