The house was overall good and matched the description. It was comfortable and had everything we needed for our stay. While it could have been a little cleaner in some areas, it was still reasonably tidy and didn’t take away from the experience. The location was convenient, and the space felt welcoming. Overall, a solid choice and I would consider staying again.

Perfect house for a Relaxing family holiday

We loved the property, it was big spacious inside and out. Walking distance from the beach, even though we didn't need to go since the pool area was so nice. The property was great for our dogs as it was very secure. The owner made it a great experience, she was always available and very attentive via phone, email and sms. We can't wait to return :)

Fantastic weekend away

Had a wonderful weekend away with friends at 800m to the beach. Angela was quick in her communication making the stay stress-free (she also offered early check-in, late check-out and when I messaged her at 8pm on a Saturday night she happily increased the pool temp so the kids could have a late-night swim). The house comfortably fit our group of 4 adults and 5 children under 7. It was lovely to BBQ and eat outside (lots of plates, cooking utensils etc provided) and the pool area is just brilliant. Our 4yo cried when we left!

Weekend stay 18/10 - 20/10

The property was great! Only issue is the pool was not clean but that wasn't a big problem. Other issue is the barbeque which looked like it hadn't been cleaned in months. I spent an entire morning cleaning the barbeque before use. Other than the above, the property was very nice and comfortable.

The best house in Rye

Where should I start from? One of the best holiday house experience ever, stayed for 4 night with my friends and everyone absolutely loved it, especially the heated pool. Angela was a great host! Responded very quickly, and was very accommodating to our needs/requests. Check-in instructions were super detailed and helpful. The house was very clean and well stocked. We could not have asked for a better location. Overall a wonderful place; we would stay here again easily! :)

Photos on website are not the reality

We booked this property for a family weekend with our adult children and grandchildren but on arrival were disappointed with the condition.I was abruptly given an ultimatum when i raised concerns by phone and was told we should pack up our belongings do not touch anything and leave. This was a busy long weekend and we could not get alternate accommodation at such short notice without paying premium prices if anything was available It was advertised as beautifully presented and was absolutely well below that. Drawers dont close, bench top seperating at the joinsLeather lounge suit filthy. Bunk bed ladder step brokenHole in wall and multiple holes in tiled meals area floor which were big enough for small feet to get trapped inVery oddly an open attic roof space in the bedroom ceiling Bath Towels provided were thin and threadbareExceptionally minimal supplies ie toilet roll, dishwasher tablet x 1 No dishcloth and only 1 x tea towel, no paper towelSome items were later supplied once reported to hostbut should have been there to begin with as advertised.Shower door glass removed and replaced with a shower curtain! The property is outdated and in need of extensive maintenance, painting, timber deck and furniture in bad state.Blinds on windows have long chains which are not secured and pose a chocking hazard to young children and does not meet minimum standardsKitchen area which got the afternoon sun had no window coverings. Photos/info on website out of date. Beware!

Regarding the issues, I did try my best to resolve the situation in professional manner guest was rude & condescending over the phone. Abruptly asked “ ARE YOU RENOVATING” “ DO YOU OWN THIS PROPERTY”? Guest was offered to leave the property, and quickly changed tune. The dent in the meals is indeed quite small, size of a 5 cent piece, caused by a previous guest. Val complained about deck was not stained however this was done about 12 months ago. We strive to ensure that guests have everything they need for a comfortable stay, there was an oversight with the dishwashing tablets & dishcloths addressed this within the hour and a new lot of cleaning goods were dropped off. Unfortunate, Val did not use them, hence the untidy home when they checked out. Val also failed to respond to text messages and phone calls. The home is regularly maintained, The broken bunk bed ladder, I have just been made aware and I will investigate these concerns further. Regarding the blinds, I completely agree that safety should always come first, and I will ensure that the chains are secured appropriately. I I believe that perhaps a different type of accommodation would better meet Val's expectations in the future and ensure that when Val speaks to any future host that She is professional and not abrupt and rude.

Great Location made up for general maintenance issues.

Just returned from a six night stay at this property which is conveniently positioned within walking distance to the beach (10 min walk) but we felt let down by a number of issues. For a house advertised to cater for 14 people the size of the 2 burner BBQ was not big enough and the grill could only be cooked on high as the temperature knob didn't work. Two of the induction cooktop hobs didn't work for us, there are no power points in the ensuite and laundry and the split system air conditioner didn't work (thankfully the evaporative cooling did and we didn't have humid days). A broken and exposed metal support arm on the pool umbrella meant that we had no confidence using it in even the slightest breeze and on many days unable to laze by the pool with shade until late afternoon. Internet was glitchy with several dropouts which was frustrating for the kids during movies. The size of the bedrooms are small so large groups should keep this in mind. Wouldn't recommend anyone take small dogs as there is a gap under the front gate which our cavoodle almost escaped through and the latch was missing a screw to keep the gate closed. A number of other small issues like a broken fan switch, water stained couches, crumbs in kitchen cupboards and a large hole in the kids bedroom flyscreen detracted from its overall appearance. For the high premiums paid for 6 nights at this time of year we expected 5 star presentation with zero maintenance issues. Unfortunately raising these issues with the owner hasn't been met with the attention and consideration we would have expected.

Perfect for our family getaway!

The kids loved the pool which was warm for a swim in early September. Huge TV and couch was great for evening watching. Short walk to shops & cafes. The only negative was the security cameras in the backyard meant getting changed after the pool was awkward & the idea of the cameras recoding was intrusive (outdoors).

Swimming in winter

It was a lovely stay. House was clean, lots of space for two families. The host was very helpful, even messaging us to let us know we could have a late check-out. We wondered whether the heated pool would be warm enough but it was well-heated. We swam in the middle of August. Thanks for the great space.

Great location

Angela was amazing to deal with. Her communication was prompt and friendly and we cannot thank her enough for being so flexible to change the dates of our stay. She was an absolute pleasure to deal with. The house was lovely and clean and smelt fresh the moment we walked in. Great quality linen was provided and the location is fantastic. - a quick walk to the Main Street and beach and close to so many attractions. We would highly recommend a large group staying in the house. Thanks Angela
