The Space:

This four-bedroom home in Kissimmee sleeps up to eight guests and sits just 15 minutes from Disney World. The private screened pool and gated resort location make it the ideal base for families who want theme park access without sacrificing downtime by the water.



Bedrooms and Bathrooms

Four bedrooms and three full bathrooms give everyone space to spread out.

- The first bedroom features a king bed for restful nights after long park days.

- The second bedroom offers a queen bed with plenty of natural light.

- The third and fourth bedrooms each have two single beds, great for kids or friends traveling together.



Living, Dining, and Kitchen Area

The open living area flows naturally into the dining space and kitchen, so you can cook breakfast while the kids watch morning cartoons or gather for game night after the parks close. The full kitchen comes with a dishwasher, coffee maker, and everything you need to prep meals between outings. A pool table in the garage adds another layer of entertainment when you're back at the house.



Outdoor Amenities

Your private screened pool sits in a fully fenced backyard with outdoor dining and sun loungers. It's the perfect spot to cool off in the afternoon or let the kids burn off energy before bed. The resort clubhouse offers a large community pool with a poolside bar, a 58-seat movie theater, arcade, sand volleyball, basketball and tennis courts, playground, and fitness center—all included at no extra charge.

Fast WiFi and a dedicated workspace make it easy to check emails or plan your next day. The in-unit washer and dryer mean you can pack lighter and keep swimsuits fresh. Free parking is available on-site, and self check-in via lockbox makes arrival seamless. The home is pet-friendly with prior approval and a $290 fee per pet (maximum two pets). A BBQ grill is available for an additional fee with 48 hours' notice, and pool heating is offered in winter for $50 per day covering your full stay. The location puts you within a short drive of Universal Studios, outlet malls, golf courses, and dozens of restaurants.

Getting Around:

Guests have free parking on the premises which makes it very easy to get around the area. Please note, when parking in the driveway be sure to pull all the way in and not block the sidewalk. Cars that block the sidewalk are subject to getting towed and we cannot be held responsible. The home is about 30 minutes from the Orlando International Airport and is located within the Windsor Palms Resort community. Other Things to Note:

Pool & BBQ

- Pool heating is available (Winter only)  for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. A BBQ grill is also available for an additional fee; please request it at least 48 hours before arrival.  It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- We kindly ask that you avoid moving furniture.



Pets

- This is a pet-friendly home. Pets are welcome with prior approval and a fee of $290 per pet, with a maximum of 2 pets ($580 total). Dogs must be kept on a leash within community grounds.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.
