The Space:
The condo is located in the most desirable neighborhood of Playa del Carmen, Zazil-ha, considered one of the nicest areas in Playa, known by the “locals” as the cool, hip spot to be. You’ll be a short 2 blocks to the famous 5th Avenue where you’ll find cafes, bars, restaurants, boutique and souvenir shops, and plenty of people-watching! And just 2 blocks down your street, you hit the beach at Coco Beach and beach clubs like Martina, Mandarino & Encanto This location couldn’t get any better!
The main spaces of this 969 sq ft | 90 sqm ground-floor condo:
- Sun-drenched open living area with floor-to-ceiling sliding glass doors that lead to a private patio surrounded by tropical greenery.
- With fun beachy decor, the living room area features a comfortable sofa with plush pillows, a wicker coffee table, and a flat-screen TV, perfect for relaxing at home.
- There’s a dining table to comfortably accommodate 4 guests for a peaceful sit-down meal. It can also double as a remote working area if you need to use your laptop.
- The kitchen is modern with granite countertops and comes fully equipped with appliances like an induction stove and electric oven, a microwave, and the necessary cookware/utensils needed to prepare meals at home any time you’d like. Plus extras like a coffee maker for morning perk-ups and a blender for afternoon beverages!
- There are 2 bedrooms & 2 full bathrooms to accommodate 4 guests as such:

BEDROOM 2: 2 Single/twin beds
- You’ll have an iron, and a hairdryer in the unit for convenience.
- 1 free assigned parking space.
You'll also have access to a spectacular pool & lounge areas at the complex that features sun loungers, dining tables, and a comfy couch in the shaded palapa (Mexican-style gazebo).
This place is fantastic because everything you could need is just a short walk or drive to get to. You can walk 2 blocks to 5th Avenue and grab a coffee and have a nice stroll to see all the hustle and bustle and, of course, excellent people-watching.
Plus, there are so many different things to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

The Neighborhood:
The condo is inside Luna Maya Condominios in a fantastic area at the northern end of La Quinta Avenida (5th Avenue). This area is lovely and a bit more chill but still close to all the action! Your experience offers:
- Two blocks to the famous 5th Avenue where you’ll find fantastic shops, restaurants, cafes, entertainment, and nightlife. Check out “the quaint 38th Street Stretch” (38th St. from 5th Ave to the beach). Considered one of the “prettiest and most romantic streets in Playa.”
- Nearby vibrant shopping malls like Quinta Alégria, Paseo del Carmen, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants.
- The Select Super Chedraui grocery store is just 750 m | 0.5 mi (just about a 9-10 min walk from the condo) or head to the heart of downtown for the Walmart and Mega supermarkets, about a 5-minute drive from the condo.
- The beach is steps away with nearby beach clubs like Mandarino, Encanto & Martina.

Getting Around:
The condo is approximately 55 km | 34 mi from the Cancun International Airport (CUN) and is located in the Luna Maya Condo building.
There’s an assigned parking space on the premises if you arrive by car. When driving into town, you can park on the street but beware of the parking meters (10 am to 10 pm). Luckily, however, the complex is so centrally-located that you won’t really need a car. But you can also easily rent a bike or take a taxi or ‘colectivo’ (shared-ride vans) where you need to go.

Other Things to Note:
Electricity is not included for stays of 7 days or more. A meter reading will be recorded on arrival and check-out days. Long-term stays are charged a fixed rate of $5.22 pesos per kWh. Consumption will be charged through the booking platform or deducted from your security deposit.
Please note the pool will be out of order for 1 week, starting July 8th.
Although it’s a ground-floor condo, there is a step up to the front door, and guests may need to navigate some stairs around the condo complex.
Wi-Fi, TV, bed linens, towels, and parking are provided free for all guests during your stay.
There is no daily housekeeping service, but a mid-stay cleaning service can be requested for an additional fee. The cleaning service does not include changing the bed linens and towels. If you'd like that service, additional fees will apply.
Some home and bath essentials are provided, like toilet paper, paper towels, trash bags, soap, body wash, shampoo & conditioner. These items, however, are not replenished. If you need more, you must purchase more. And any other supplies needed during your stay must also be purchased.
There’s a card inside the condo to activate the A/C (like in some hotels). Please note that ELECTRICITY is included in short-term stays (2-27 nights) but NOT included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. We ask that you please help us save energy by using the AC wisely and keeping the temperature at 25°C, and turning off the AC and lights when you leave the property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Please note this property does not have a stable internet option. it does not have enough Mbps to work remotely, have multiple devices connected, or conduct Zoom calls/meetings. It only works for Whats App messaging.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs at the property is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on check-in day or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
- We ask that you please use the safe box for all your valuables. We will not be held responsible for any loss or theft.
- We kindly suggest that guests turn off the air conditioning when they’re not home, and if you could also switch it off at the end of your stay, it would be greatly appreciated.
Interaction with Guests:
It’s a self-check-in property, but first, you’ll first need to go through the main entrance that has 24/7 security. They will open the gate for you. Then, you’ll use the code on the digital keypad on the front door for access in and out of the condo. The access code will be provided to you within 24 hours of your arrival.

Winter getaway
We enjoyed our stay here as it was located right in the heart of beaches , shopping and restaurants. Just a 5 minute walk could get you to all 3 destinations. Taxi stand was very close as well as a pharmacy and convenient store The walk was very safe as well. Many tourists were roaming the streets. Love the amenities At the condominium

Great Stay!!
Condo was just as described. The property was very well maintained and felt very safe. We had everything we needed in the accommodation including a large jug of drinking water. The location is perfect! A short walk to Mamitas Beach and 5th Ave. My only recommendation would be to have a list posted in the accommodation of what should be done before checkout. I would definitely recommend Stella Rental properties and hope to stay again soon.

Our month at this condo in Playa del Carmen was great. There were one or two small glitches which the property managers dealt with quickly. We have never dealt with a more professional management co, kudos.

I think a 4.5 star would probably be more accurate 59 be honest. The host was very communicative and accommodated an early check in at no additional cost. The location is great, although they are doing construction on the building next door so there was jack hammering and concrete sawing every morning. The place had everything we needed but they are right when they say the internet is slower, although I was able to accomplish all the work I needed to get done so it didn’t affect me. The major issue I had was the water pressure, it was so low that showers took forever and I’m not a person that even needs a long shower. Otherwise very happy based on the cost.

Super Easy to find, And Checking super easy, But Gladys Was very nice and happy to come meet us and show us the condo. Outstanding location, For people wondering about safety, a local police Station is next door. We enjoyed saying hello to the Police Every morning Night etc. Good people. Gladys was Very knowledgeable about the condo and location and Anything we asked she knew the answers.the condo is within walking distance of everything,yet very private and quiet. Beds were comfy and we had plenty of room and storage and equipment for cooking too. We ate our breakfast at the condo every morning. Enough because I miss it now . I write my reviews well after the Vacation & bills are paid. We had Zero Problems with the entire process and Stay at this Condo and Gladys Is Super Nice but a Professional at her job! Thanks Gladys, hope to see you again soon.

Overall a great stay!
My family of four really enjoyed our time in Playa del Carmen! The layout of the place was ideal for us to eat together, hang out together but also have our own rooms and bathrooms. The air conditioning worked fabulously which was essential after some very hot and humid days. And it’s an easy walk to the beach and Avenida Quinta for food. I highly recommend the Argentinian place on the corner of Avenida 5 and Calle CTM just a few short blocks away, delicious and very kind staff!
The biggest challenge we faces was the toilet that only worked about 50% of the time. It took a couple of asks to get it fixed and then it ran very noisily the rest of our time. We coped by shutting the door but still would have preferred for it to be fixed fully. Also, it would be nice to have some basic kitchen items like filters for the coffee machine, cooking oil, spices and sugar on hand.
Overall, we were very pleased with our time in La Playa and appreciative of our hosts!
