Our home has 2 game rooms, one in the garage and another one upstairs with arcade and video games.

Pet Damage Protection is refundable if the house is in the same condition it was received after we do our check out inspection.
Any damages caused by the guest's pet(s) to the property during the stay is the guest's responsibility.
Any repair will be charged or discounted from the Guest's Damage Protection or credit card on file.
Charges are processed or requested after booking.

POOL HEATER INFORMATION:
Our pool heater is $30 US dollars + tax per day and this must be requested at the time of booking or at least 3 days prior to your check in.
The pool heater needs to stay on for the length of your reservation or for a minimum of 5 days in a row.
Please note: the spa only warms up if the pool heater is on (if applicable).
The hours of operation are from 7:00 am to 7:00 pm and the temperature is set between 82° to 88° F (times and temperature may vary according to the time of the year).
The pool heater works through HEAT EXCHANGE and might not function when weather is near freezing temperatures.
We recommend pool heating from September to May.
Please inform us if you would like to add the service during your stay. For Airbnb guests, we will need to send a payment request once your booking is confirmed.

3ft. deep at one side and 5ft. deep on the other side.

BBQ GRILL RENTAL:
$50 US dollars + Tax (13.5%) is the charge to use the BBQ Grill.
Guests are responsible for exchanging propane.
It covers the final cleaning and equipment wear and tear.

LONG STAY EXTRA CLEANING:
Please keep in mind that any reservations longer than 21 days are subject to extra cleaning services. Cleaning charges vary according to the size of the house.
We offer Regular Cleaning that includes towels and bed linens wash and it's the same price of the cleaning amount that you are paying for your house. We also offer Mid Stay Cleaning that doesn't include towels and bed linens wash and the price is almost half of the regular cleaning amount. 
We can add the additional cleaning after booking is processed.

We are offering our guests a professional laundry service delivered to the house.
Bed linen, bath towels, hand towels, bathroom rug, kitchen towel and pool towels are available for all guests. We do not provide washcloths.
Please note: The number of towels is according to the house capacity, there are no extra sets and guests can use the washer and dryer machine inside of the house.

GARBAGE:
- Trash Removal Services is once a day, 7 days per week.
- Please have trash in the container by 7:00 AM Daily.
- Place any excess bags next to the container.
- All containers and/or bags must remain at house not at curb, valet will not service anything left at the curb.
- ALL TRASH MUST BE BAGGED AND TIED IN 13 GALLON KITCHEN BAGS AND CANNOT WEIGH MORE THAN 30LBS. GROCERY BAGS ARE NOT ALLOWED. LOOSE TRASH WILL NOT BE PICKED UP.
- NO Liquids are allowed, please empty all containers and bags properly.
- ALL TRASH BIN MUST HAVE A TRASH LINER.
- All large and medium size cardboard boxes must be flattened, small boxes must be bagged.
- Please do not leave trash inside the garage. Trash valets will not enter the home/garage.

ENTRY INTO HOME/KEY/CODE:
You will receive home arrival instructions 3 days prior to your stay to your email address on file.
You will enter the house using an electronic door code that we will provide with your arrival instructions. There is no key to pick up. Door functions with a code keypad.
We request all the guest's names, including children to enter on this community.

***For your safety, this home is equipped with security cameras on the outside of front door and outside of the back door of the house by the pool machines.

Now that you are ready to book our home, kindly inform us after booking if you want to add services like Pool Heating and/or BBQ Grill Rental.
After the reservation is made, you will you receive an email requesting an electronically signature for our rental agreement, please look at junk mail to find it (please note: Airbnb guests don't receive this email).

PARKING:
- There are 2 parking spaces in front of the house.
- No Parking on Grass: Parking on the grass is strictly prohibited.
- One Side Street Parking: Vehicles are allowed to park on designated sides of the street, as indicated by street signs.
- Townhomes: May park up to 3 cars. / Single Family Homes: May park up to 4 cars.
- No trailers, RVs or golf cars are allowed to park in the community or the driveway of the homes.

PACKAGES (ONLINE PURCHASES):
You may send packages to the home during your stay. They will be left on the doorstep, however we are not responsible for lost or theft of packages.

HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Mid Stay Cleaning services during your stay can be requested for an additional fee.

FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. All food items will be removed after the guests check out and no supply of items such as condiments, coffee, cooking oil will be provided prior to check in.

Great stay

Very clean. Good amenities in house. Usually these places do not have good cookware and i was pleaae to find a quality set of stainless. The house has a bunch on niche areas. Overall everything was represented well and taken care of what more can you ask for.

Poor cleaniness along with roach and ants!

Not worth what we spent to stay in this particular home.Upon arrival the line just to get into the resort took 25 mins. It was very unorganized at the gate. One of our guest was not on the provided list it was not able to come on the property with her vehicle.One of the bedroom ceiling fans was not operational, so that did cause that room to get warmer during the stay and it states AC can not be lowered than 70. The sent maintenace but they couldnt fix it. In another room we found chip crumbs under the covers, suggesting the bedding had not been properly cleaned at all.Additionally, the downstairs bathroom had visible hair on the shower walls, and there were multiple clumps of hair scattered on the patio ground. These observations point to a serious lack of thorough cleaning and upkeep, which was quite disappointing.More concerning, however, was the presence of ants, spiders and roaches inside the home. It was very apparent that this home is not sprayed on a regular basis. At one point, we observed ants crawling across the stair walls. After informing the management company, we were told they would take care of it upon us leaving. Given these conditions of the cleanliness issues and pest control concerns i wouldnt suggest this property at all. We ended our stay a day before because the ants got so bad upstairs. We informed the management company and of course no response was ever received.

We are sorry to hear that your experience did not meet your expectations, but we want to clarify a few important points to provide full context.On June 20th, we promptly responded to your 1st request and sent a technician to fix the living room fan, which you confirmed was resolved by 1:38 PM the same day. Regarding the gate access, we had clearly communicated that only 4 vehicles are permitted on the property. The restriction on the 5th car was based on these pre-established rules from the condo that we shared with you and that was really the reason your guest wasn't authorized at the gate to access it. About the cleaning concerns, please rest assured that we take great care to maintain the property in perfect condition. We were never made aware of any issues like crumbs or hair during your stay; had we known, we would have immediately sent our cleaning team to address them.Concerning the cockroaches and ants, we informed you about the possibility of scheduling pest control for Monday since it was the weekend and the service was unavailable. We acted as quickly as possible under the circumstances, but unfortunately sometimes things don’t go exactly as we expect when working with external vendors.The property is regularly serviced by pest control professionals to maintain it in good condition. Lastly, we responded to all the requests nearly immediately, always through the platform, ensuring transparency and ease of tracking.In any case, we appreciate the feedback shared.

Windsor Island Resort 2024

Decent stay overall. Pool was not full size compared to the last place we stayed in Windsor Island Resort. There was a rusty nail in the hot tub on day one so that was alarming. the hot tub is ice cold if you don't purchase pool heat but the pool would've felt like a warm bath with it. So we chose refreshing pool over a relaxing hot tub. The batteries in all the fan/light combinations were dead. I brought this up on check in day (Saturday) and didn't get help/ new batteries until Thursday which is partly my fault for not following up the day after. The spare battery box didn't have the fan batteries. The beds are not very comfortable as well as the couches. The dining table seating is not made for larger people at all. The location of the house is very quiet and nothing directly behind was great. You can see the Disney fireworks mostly to the left of the pool. The Pacman arcade game has a ton of different games on it but it is super loud and I couldn't figure out how to adjust the volume. The rest of the upstairs game room has four tvs lined up to make one big picture but each controller is the same and turns on/off multiple tvs at a time. There were no consoles in the game room which would have been nice to have. The garage game room is a nice touch but even with the ac unit it's still pretty hot. The foosball handles kept falling off but everything else worked fine. Cleanliness could have been better I found an item from previous guests. Probably wouldn't stay here again.

Thank you for your feedback! We're sorry to hear you probably wouldn't stay at our house again. We wish you had contacted us about the rusty nail in the hot tub so we could have done something about it as we were completely unaware of that. Regarding the pool heating- there are different temperatures for the hot tub and the pool, so that could have easily been accommodated. We apologize for the dead batteries in the fan remotes, however we would like to point out that we brought the new batteries the same day you followed up with us and on the first day of your check in, you had only asked if you could turn off the light in the master bedroom downstairs but keep the fan on. You did mention the remote didn't seem to be helping but at that point we had no idea that this was an issue with every single remote. We do apologize for the inconvenience. We completely understand the game room in the garage being hot even with the A/C on, unfortunately certain things can't be prevented during Summer in Florida. We'll definitely take a look at the foosball handles, thank you for letting us know about that and, once again, we really wish you could have informed us about the cleanliness so we could have sent our cleaning team back to the house. We appreciate you for your valid input and for future reference- please let us know about some of the issues during your stay so we can make sure to assist you while you're still there. Our goals is to always provide a better service and offer a great experience to all of our guests.
