Koi Springs is fully equipped for relaxation-focused vacations with family and friends. The home includes 3 bedrooms, 2 full bathrooms, and comfortably accommodates 8 guests, plus 1 infant (crib available upon request).

Pool Heating Fees:
Free - Solar pool heating - all year round
$80/day: September, May (if gas requested)
$100/day: October, April (gas heating option)
$125/day: November - March (gas heating option)
$150/day: November - February (gas heating option)

48-hour notice required for gas heating to ensure the temperature is ready before arrival.
Three-day minimum for gas heating.

Pool/spa cleaned professionally. Desert winds may blow leaves into the pool during gusty days—skimmer provided.

NO PETS

PET-FREE HOME (Please Read)
Koi Springs is a pet-free home because the owner has significant allergies to cats and dogs, and there are koi fish on the property that require a very calm environment.
For this reason, we’re not able to accommodate pets of any kind.

Service Animals:
To help us prepare the home properly and ensure a comfortable stay for everyone, we kindly ask that guests notify us in advance if they are traveling with a service animal.
Service dogs must be well-behaved, housebroken, and under the guest’s control at all times.
Because of the owner’s allergies, additional cleaning fees may apply if extra sanitation is needed after checkout.

Emotional Support Animals (ESAs) are not considered service animals under ADA guidelines and cannot be accommodated in this home.

For guest safety and peace of mind, Koi Springs is equipped with discreet exterior-only security cameras. These cameras are used solely for security and property protection.
There are no interior cameras, and no indoor areas are ever monitored.
Your privacy remains fully respected throughout your stay, ensuring the quiet, private, resort-style experience Koi Springs is known for.
Noise monitors installed indoors (no audio recording) to ensure compliance with city regulations.

LIABILITY WAIVER

By booking, guests accept all risks and release host from liability related to pool, spa, outdoor areas, or any activities on the property, including climbing or hiking on premises.
