The view of the beach was the best thing about this room. It needs a lot of touch up cleanupIt has clearly been neglected. The host is very nice and responsive. I will contact him directly. I do not like putting negative views. Because everyone's opinion is different.

We enjoyed our stay. Perfect for 3 adults. View was fantastic. Close to restaurants. Would stay again. Only issue was the elevators, horribly slow.

The owner, Michael was very friendly and prompt when I called with a problem. The amenities were great.The unit totally needs to be updated and repaired.Banged up walls and baseboard and furniture.Good location and ocean view however.When I checked in, I pretty much cleaned the whole place.

Perfect location

Great location. Great view. Condo needs minor updates and cleanliness inspection due to large turnaround of guests but overall condition just fine. I would add Smart TV to the living room. Would come again.

This property is in a good location the wife and I love the condo needs some update in furniture but I wasn’t there for that. I would stay again. Couldn’t ask for a better place or host. Thank u

Location

Owner was wonderful an accommodating. Room had been neglected by cleaning crew which prevented enjoyment until we cleaned it, not the way you wish to start. Location and view were accurate.

Great place to take your family!

The condo was great. We had a blast staying on the beach. Waking up to a view of PCB was amazing. Michael was great to interact with, we had some issues with our original booking date, and he was very accommodating with that. The bunk beds are great for your little ones. Loved the kid friendly pool by the parking garage. Michael’s condo is located by the elevators which was so nice not having to tote our little kids very far to find an elevator. The only downfall of the condo was that the cleaning crew could do a better job, and the condo stands in need of some new balcony furniture. Overall we had a great stay! Thanks Michael! 😀

Thunder Beach Rally was GREAT!

We had a great stay. Enjoyed the unit and Thunder Beach. The only thing that was a problem was the bed sheets. They did not fit the bed and would not stay on the mattress so the mattress cover was plastic and it mad us really hot. The cleaning crew could do a better job there was an inch of dust on the curtains in the bedroom but we had a great stay and enjoyed the unit. I would rent from Michael again he was very nice. I did not alert him of the issues because we were not in the condo very much.

Lots of Mold

After a 2 hour delay checking in, the maid let us know that there was mold everywhere. It was on the ceiling, in the shower, in the AC closet. The owner said it was just mildew from the balcony door being open. But that’s not what the 4 house cleaners said. And also you have to have 2 people to open the balcony door, it gets stuck everytime. Very unhappy with our stay this year.

A “Fantastic” Emerald Beach Condo

My wife and I enjoy traveling around the world. For the last several years, we have been spending the winter season at the Emerald Beach Resort at Panama City Beach. It is our favorite resort spot ..!! Everything about this condo is as advertised .. and it is simply .. Perfect ..!! It has spectacular Gulf views and beautiful sunsets right from our balcony on the 8th floor. The condo has everything we needed and the kitchen is very well supplied. The condo is clean, comfy, and is conveniently located close to restaurants, shopping, Pier Park, and entertainment. I cannot say enough about the property owner, Michael. He is personable, very friendly, and hospitable. He responded to all of our questions and concerns promptly, and in a professional manner. It is a great place to stay .. we love this property and we will be back again next year. Dr. Atef and Catherine

Horrible!!

The condo was not like the pictures! Our 3 year old was going to climb to the top bunk and the ladder fell! Thankfully her dad was beside her and caught her. The ladder was broke just propped up against the bed. The outside chairs were broke and the recliner was stuck halfway up. I tried talking to the owner and still have not heard back from him. It was also not clean when we arrived and he forgot about us so we finally had to call him a little after 4 to get our check in info

Worst condo we’ve ever stayed in and we travel a lot.

We stayed at at Emerald Beach Panama City Beach July 27, 2019-August 3, 3019. We checked in and walked into a not so clean condo. The screen on sliding door was ripped, curtains were off the track, mattress on pull out sofa bed had a huge blood stain on it, lamp in bedroom was broken and washer and dryer didn’t work. We had to go buy a mattress topper so my daughter could sleep on the pullout, sheets had sand on them, had to keep requesting towels so all 6 of us could take showers everyday, couldn’t wash our beach towels to reuse, and had to sleep on top of the sheets in bedroom cause they weren’t clean . The owner was informed of these issues and did come out on Tuesday and brought another lamp( which the shade on it was all dented in) he looked at the washer and dryer and said he couldn’t do anything about it while we were there. I have pictures of these issues if anyone would like to see them. Thank goodness we had beautiful weather cause we needed it considering the not so great condo.

Thank you for your feedback and sorry you were so disappointed. I was informed about the issues on check in with request to reduce price (over all before and after check in 13 requests including with offer not to post bad review): 1. Mattress had some stain. I have paid for the topper. 2. Personally replaced the lamp on the day 2 with another one 3. Dryer was fine, but washer belt had broken on their first wash. Mechanic said that the washer was overloaded, belt . New one could have been delivered only on day 7 of their stay (Fastest Lows could do). Washer is fixed in less than one week from notification. I have organized daily towel replacement for this guest and offered to pay or organize the laundry. My cleaning company visited them 4 times during that week. Guest said she does not need anything but wanted money. 4. All my linens cleaned in professional cleaning location by 3rd party. They are delivered to the condo in sealed packages. So I can not agree with the statement that linens had sand in them. Again the cleaning company spent significant amount in the unit and every time they were asking if the guest needs anything else. I personally was in the unit when changed the lamp and evaluated the washer. Linens were not mentioned. 5. The following was mentioned after the stay: -I received the deposit today, thank you. I was really thinking you should refund more considering all the issues. I want to give you a chance, so I do not have to put such negative review -So if I pay you you will not post negative review? - It will help Overall this guest asked me for the discount 5 times before renting, 7 times while in the condo and this at the end. 6. Claimed to travel with VRBO all the time, but registered as new user (assume that might have had not so flattering feedback). Please reviews posted right before and after. She certainly had legitimate issue that I was not able to resolve for her: washer. Just imagine how much time you would need to get a new washer or fix one that is broken. I have done all possible to mitigate the issue for the guest and my bill from the cleaning company for the service was over $150 extra for the visits and laundry. Thank you for reading this. Michael
