The location of this place is epic. Easy access to the beach, and the back deck was a favorite spot — perfect for sipping coffee while watching the sunrise. Under the house, there’s an outdoor shower (exposed but great for rinsing feet), two hammocks, two swing chairs, and a grill that got the job done. That said, the cons almost outweighed the pros for us.The floors are extremely uneven, with noticeable dips and slopes throughout the house. We noticed sawdust from what appeared to be termite damage that got progressively worse during our 6-day stay. When the washer ran its spin cycle, it shook the entire house. Also, it was advertised to have hoa pool access but we were told it was not available during our stay. Some positives — the beds and linens were comfortable and the appliances all worked fine. But the WiFi was confusing: there were 3 networks named almost the same thing and we didn’t figure out which one actually worked until the second-to-last day.The biggest issue was the air conditioning. Even in the listing photos, it looked old, and that proved true. It worked okay most of the time, but the master bedroom had zero airflow and was always 5-8 degrees warmer than the rest of the house. You could hear the ocean like the windows were open (they weren’t).On our last day, the A/C stopped working altogether — the temp rose to 81° despite being set to 70°. Evolve did send an A/C repairman out late at night (kudos for that), but he said the system needed to be replaced and there wasn’t much he could do. He also mentioned this is why there’s usually a window unit in the master — which definitely would have helped! Unfortunately, the house was so hot that last night, we ended up having to get a hotel. The owners were “out of the country” and couldn’t be reached for further help.A few other things to note: • We spotted a snake under the deck — just a heads up if you’re staying with kids or pets! • No real closets, just a couple of hooks — tough for hanging clothes. • No washcloths and the kitchen pans were really worn. • Stains on nearly all the chairs and couches — the place could really use some TLC. • Another review mentioned it feeling a little like camping, and honestly that’s accurate.Overall, I’m glad I didn’t pay a premium rate for this — it would’ve been a big letdown for our one vacation of 2025. The location is wonderful, but the home itself needs serious renovations and attention to be worth recommending.
