Welcome to your NEW LUXURY 1 Bedroom, 2 Bathroom ground floor home. This newly built Modern Farmhouse style house is a perfect getaway for a couple or small family up to 4 looking to enjoy a quiet vacation.
This Home includes Parking for 1 vehicle, in-home Washer/Dryer, Adjustable King Bed, Queen Sleeper Sofa, Cable TV, WiFi, Linens, Beach and Bath Towels, fully equipped kitchen, private patio, BBQ, & 4 beach chairs. Our home is located on the 1st floor of a 2 Unit Building (Duplex Property). This home is a great choice for guests with mobility needs, with easy access and comfortable accommodations.

Living room - (1) Queen Sized Pullout Bed w/ adjacent hallway Full Bathroom (Shower/Tub Combo)
**Our home King Sized Beds are (2) twin XL beds joined together to form a full-size king bed, with independent electronic adjustment for each side. This setup provides both the flexibility of personalized comfort and the spaciousness of a standard king.
HOME LOCATION:
This property is located in Balboa between 9th & 10th St. Perfectly situated between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, and boat rentals, all while staying at the beach.
For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out at making this home an ideal location for families.
IMPORTANT HOME NOTES:
- Primary guest must be 25+ years old and present throughout the entire reservation.
- Please review house rules for Noise, Occupancy, smoking etc.
- Each bedroom and living room area has it's own independently controlled AC mini-split unit.
- (1) Covered Carport Parking Space available - Full Sized Truck or Vans are permitted
- High Chair & Pack n' Play must be requested 48 hours prior to your arrival pending availability.
- Noise from other units, neighboring homes, and beachgoers should be expected.
- Stairs are not required to access the home.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
