Welcome to our luxurious pool oasis retreat! This spacious home offers an abundance of sleeping options, including two king-size beds in the main king bedroom suites, two queen-size beds, two full-size bunk beds, and two twin-size bunk beds. Additionally, a sleeper sectional can accommodate two more guests comfortably. Rest assured, our goal is to provide a restful night's sleep for everyone.
Pamper yourself in the elegant master bathroom, boasting a stand-up, walk-in shower and a relaxing tub. For added convenience, there are two more full-sized bathrooms with combination tubs and showers throughout the house. We have you covered with shampoo, conditioner, and soap, ensuring you have the essentials during your stay.
Entertainment is taken to the next level with multiple 60" flat-screen TVs in the living room, cabana, and sunroom. In the master bedroom, you'll find another 60" TV equipped with all the latest app features. Immerse yourself in an incredible audio experience with premium surround sound while watching your favorite movies. Relax and unwind in our private pool, the epitome of serenity. Pool heating is available as an optional extra, ensuring your desired temperature is reached for a daily fee of $125. The backyard is fully fenced, providing both privacy and security. While the pool is private, we kindly ask that you respect our neighbors and maintain a considerate noise level, particularly during late-night hours. Please note that parties are strictly prohibited, and any indication of a party will result in immediate removal from the premises without a refund. We value a peaceful environment for all our guests.
If you opt for pool heating, please inform us at least 48 hours in advance, allowing ample time for the heater to be activated and the pool to reach the desired temperature before your arrival.

Guest access
Guests will have complete access to all areas on the property. There is parking space on our driveway. There is a smart lock on the front door and a unique code will be provided.
Other things to note
We do charge a refundable deposit fee if $500-$1k per stay in most cases! The actual deposit cost will depend on your circumstances. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.

Neighborhood is quiet and peaceful. The driveway allow for two cars and there is ample street parking.
Know Before You Go:
- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 16 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).
- Smoking is not permitted in the house.
- Neighborhood quiet hours are 9pm-9am, but you're welcome to use the outdoor amenities (quietly) until 11pm.
- The pool will be cleaned most Wednesdays, and the automated pool vacuum is scheduled to clean everyday starting at 8am-12pm.
- The lawn is serviced on Wednesdays during growing season.
- Our Jacuzzi takes approximately one hour to heat from cold, depending on the time of year.
- The heated pool takes 4-6 hours to reach tepid temperatures and up to 24 hours to fully heat. This is our fee structure for the extra amenities!
Pool heating is $125 per day if the lowest forecast temp during your stay above 60° f.
Pool heating is $150 per day if the lowest forecast temp during your stay is between 50° f & 60° f .
ADDITIONAL FEES/CHARGES:
**It is an additional $125/per day to have access to the pool heater and jacuzzi.
**Guests can request late check-outs for a $100 fee within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.
This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.
** Unapproved late check-out will incur $300 charge.
- An outdoor grill is available for use during your stay. We kindly request that guests clean the grill before and after use to avoid build up and rust. Our cleaning staff will deep clean the grill, but are not responsible for regular cleaning. Propane tank(s) are provided but should it need to be refilled, guests may take it to a nearby store to be exchanged.
House Rules:
Please read and agree to all house rules before proceeding:
1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word "JOY" to confirm your agreement.
PETS
Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.

To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:
