Recently renovated and well-appointed, Patty's Place offers a two-story apartment style stay with free private parking in the rear, and an electric vehicle charger onsite. Guests will enjoy a private rear entrance with a small outdoor seating area and enter the kitchen on the lower level.
The space
The kitchen and dining area is well stocked to include:
• Refrigerator
• Microwave
• Blender
• Toaster and Toaster Oven
• Hot Plate (Note: there is no stove/oven)
• Dining table that seats up to X 4 people
• Dishes, silverware, cookware
• Drinking and wine glasses
• Dish & hand soap and paper towels Dish and handsoap
• Spices, cooking spray, tin foil, plastic wrap.
• Booster seat
• Coffee bar with a Keurig and a drip coffee maker
• Coffee for the Keurig, tea, creamers and sugars are provided by the host
Carpeted stairs will lead you into the upper level of the apartment where you will find a relaxing family room consisting of a comfortable pull-out couch, 43” smart TV and electric standing desk with a comfy office chair. Books and desk accessories are provided for our guest’s enjoyment.
A completely renovated private bathroom containing a full-size tub/shower combo, vanity, mirror, medicine cabinet and commode. The following toiletries are provided by the host:
• Shampoo & Conditioner
• Body Wash
• Hand Soap
• Bath towels, hand towels, makeup removing towels
The large bedroom contains a queen-sized bed with a brand-new memory foam mattress, and luxury Egyptian cotton sheets, 4 foam pillows
and a down comforter with duvet.
The bedroom also contains nightstands, an alarm clock with USB ports, a 43” smart tv , on swivel mount, a comfortable rocking chair and full-size standing mirror. A 5-drawer dresser, luggage racks, large closet with clothing hangers and an iron/ironing board are all provided. Beds, box spring and pillows are all protected with zipper liners to protect our guests.
Additional blankets, pillows and throws can be found for your comfort in the linen closet, A pack and play (portable crib) is available for small children if needed.
Guest access
Guests will have access to the entire apartment and 2 private parking spaces in the rear of the building. The lower level of this space is a separate unit with a separate entrance that is contains a professional office space that is rarely used by the hosts.
Other things to note
Business-class Comcast WiFi in provided throughout our space for our guests to enjoy, replace enjoy with convenience.
Centralized heat and air are set at a comfortable level, but they cannot be controlled by guests.
The bedroom also contains a ceiling fan, and an additional portable fan/space heater are provided should they be needed.
This apartment does not contain a washer and dryer, but a laundromat can be found just a couple of blocks away.
Guest must complete rental agreement wavier within 48 hours after booking. We may also require a credit card for security deposit hold. A message will be sent to you with a link to complete the form.
There is a strict no smoking/no pet policy at our property. If there is evidence of smoking or pets in or around the home, you may be charged an additional $250 fee plus costs of cleaning/remediation.
No events (e.g., parties, weddings, receptions, proms, etc.) may be held without explicit permission from the Hosts. Violation of this rule will result in immediate cancellation of the reservation and eviction from the property without a refund.
Individuals other than those listed above in the Rental Party may not stay overnight in the property. Guests are not allowed to exceed the occupancy limit agreed to above. Violation of this rule will result in immediate cancellation of the reservation and eviction from the property without a refund.
Guests should not create excessive noise at a level that disturbs neighbors. Our property's quiet hours of 10 pm to 7 am are required by Frederick City ordinance and enforced by local police. If the police respond to a noise complaint, every guest on the property may be subject to a fine by the county up to $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Electronics: Guests are not permitted to alter the wiring of any electronic equipment including the security cameras. Security cameras and internet manipulation is to be un-obstructed while occupying the apartment.
Violation results in contacting the short-term rental platform and a non-refundable cancellation.
Security cameras: Security cameras are only used for security purposes and are faced at the front and back doors. We are in alignment with Airbnb/ short-term rental platform(s) policy.
No illegal substances or drugs permitted. No underage drinking or other illegal activities are allowed on the property.
No open flames, grills or fireworks are permitted to be used on the property.
In need of more space?
Check out Logan’s House, a 3 bedroom, 1.5 bath house, just next door and is also managed by Chris and Emily. Combined, both properties sleep up to 12 people.

Logan, our son, was born at Frederick Memorial hospital on July 30th, 2019, with some medical complications. He was admitted into the NICU for several days, and due to limited accommodations, parents of children in the NICU are not permitted to stay at the hospital overnight. Living 30 mins away from the hospital, we did not want to be that far away from him, so we stayed in a hotel for several nights while Logan became strong enough to come home. During our time in the NICU, we made friends with the NICU manager at the time and talked about being a local business owner and real estate investor. We discussed the less than desirable situation for out-of-town parents and committed to open an Air BNB/short term rental near the hospital. The plan was to purchase a property that could serve as the office for their small business and a short-term rental above. Several nights a month would be substantially discounted and donated to families that live more than 20 mins away and needed safe and comfortable place to stay close to their babies. To date, we are still trying to work out the logistics to form a formal partnership with the hospital. In the meantime, if you or someone that you know meets these criteria and needs accommodations, please contact the hosts by sending a message through this platform.
