Burnt Cove Boat House - Waterfront Guest House
Burnt Cove Boat House is a cherished guest cottage on scenic Burnt Cove in Stonington. Enjoy the sights and sounds of the cove as you unwind and relax on the scenic seaside deck. Burnt Cove Boat House has new windows and flooring, a freshly remodeled bathroom, new mattresses and a freshly installed heat pump to provide both warmth and cooling whenever needed. This sweet little cottage is all shined up and is awaiting visits from guests near and far.
Burnt Cove Boat House has two bedrooms and one bathroom. The cottage has an open concept with the living , dining and kitchen all open to one another. The kitchen is equipped with many of the items needed to make meals at home. There is a gas range, full size refrigerator as well as many small appliances ( toaster, Keurig coffeemaker) which makes preparing meals at home simple.
There is a small dining area with seating for up to four. There is a picture window that overlooks the cottages deck and beyond to the bustle of Burnt Cove. The living area has a full size couch and a couple of arm chairs for additional comfortable seating. The cottage has a smart TV which guests can use to watch their favorite streaming applications and catch up on preferred movies and programs. The two bedrooms are similar in size both with full beds, a dresser, a nightstand with a lamp and a closet. The bedroom have new mattresses and fresh linens.
The outdoor areas of Burnt Cove Boat House are lovely. The cottage has a large deck for guests to enjoy, a beautiful shared lawn that rolls down to the the coves edge. While in residence, guests can use the shore frontage to launch their own water equipment. The location does have some tidal considerations for guests to consider when departing but will have easy access an hour before high tide and an hour or so after. Burnt Cove Boat House does enjoy some western exposure so sunsets over the cove are sure to be a memorable part of your Stonington vacation.
Guests have access to the whole cottage and deck. Guest share the parking area as well as the shoreline with the owners of the property. They do live on the same site. They are a lovely local family that will give you space or share a laugh and a chat. No pressure either way.

HOUSE RULES
NO SMOKING
No large parties or gatherings
No fire pits unless advertised and included
CANCELLATION POLICY
All cancellations must be in writing and received by Agent. Cancellations may only be made between the date that a reservation deposit is received and a date determined to be 45 days prior to the tenants scheduled arrival date. Cancelations within 45 days of arrival will not result in a refund in whole or part of rental monies received. If a cancellation is made prior to 45 days of arrival, the Agent shall, as an accommodation to the Tenant, make an effort to re-rent the property at the published rate for the rental term reserved. No refund of rents paid will be made until the canceled period is re-rented and confirmed. If the canceled period is re-rented, any rent and taxes paid will be refunded less a $100 administrative fee. If the re-rental amount is less than the published rate, any difference in rental rate remains the sole obligation of the tenant. If the unit is not re-rented, all rents paid, processing fees and taxes shall be forfeited as damages. This cancellation policy is strictly followed. Tenants are encouraged to purchase travel insurance for all vacations to cover many situations that may arise that might cause one to cancel vacation plans. There are many independent insurance providers available to tenants.
I understand that the insurance company holds this policy and that The Island Agency does not determine eligibly of claims.
