Property Summary
Broomy Barn, near Brompton Regis is a recently converted stone-built barn on a working farm in the Brendon Hills on Exmoor, just a stones throw from Wimbleball Lake which is within easy walking distance. Sleeping up to 8 guests in four rooms.

Main Description
Broomy Barn offers comfortable holiday accommodation for up to eight guests, having been completely redeveloped from its former purpose as a farm building, now incorporating all modern conveniences. This is a wonderful location in the hills of Exmoor with stunning views of nearby Wimbleball Lake.

Bedroom 3: 2 single beds with a shower room located just outside the bedroom door off the landing

In addition to the 2 TV and DVD players downstairs, bedrooms 1,2 and 4 also have TV's.

Broomy Barn is a detached barn conversion, located on a working farm. The owners live nearby and there is another holiday cottage on the farm, The Pony Stalls (sleeps 6).

A welcome hamper with homemade scones, clotted cream, locally made jam and milk will be ready for your arrival. Also, we will supply some tea, coffee, sugar, cooking oil etc. to get you started plus some pods for the Dolce Gusto Coffee machine will be available. The welcome hamper will be tailored for Christmas and special occasions.

Indoor Description
The cottage is fitted with all new appliances and the kitchen is well-equipped with electric range cooker, American-style fridge/freezer (freezer section is the bottom third), microwave, toaster, kettle, dishwasher and a Dolce Gusto coffee machine with a selection of complementary pods to get you started. Also, there is a good supply of cookware, utensils, crockery, cutlery, and glassware.

The kitchen/dining area has a TV and DVD player, plus the separate lounge area has TV, DVD player and table football. In addition to the two TV and DVD players downstairs, the three king bedrooms also all have TV's.

Wi-Fi is available throughout the property at no extra cost. An iron and ironing board, and hairdryer are provided for your convenience.

Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and there is underfloor heating on the ground floor with radiators upstairs.

Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips.



Outdoor Description
Broomy Barn has a private garden to the rear with table and chairs provided, there is also a garden area to the front of the property and a large parking area. It's a lovely spot to relax and enjoy the view over the fields to Wimbleball Lake.

It is a beautiful and rural location, accessed via a quiet country road, which is used mainly by farm traffic and machinery, yet only 3 miles from a main road with easy access to the M5 at either Taunton or Tiverton within 40 minutes.

The owners live on the farm nearby.

There is ample parking on the drive beside the cottage for four (or more) cars. Please park by the fence to the left of the barn.

In an emergence the barn can be exited down either 2 flights of stairs and out of any of the 5 exit doors.

Christmas / New Year
The cottage will be tastefully decorated for the festive season with a real Christmas tree. Mince pies and a chilled bottle of bubbly will be waiting for your arrival.

The region
Broomy Barn is approx 1 mile from the village of Brompton Regis; a small, rural village in a quiet location on the eastern side of Exmoor National Park. It was once a market ‘town’ and one of the largest in the area, divided into Highertown and Lowertown. The parish extends from the Haddeo Valley up to the ridge of the Brendon Hills. It includes Wimbleball Lake, a reservoir which can store more than 21,000 megalitres of water and offers all kinds of water-based activities and the hamlets of Withiel Florey, Bury, Gupworthy and Hartford.

The community run village shop is located in the village hall, stocking essentials.

Dulverton is approx 5 miles from Brompton Regis and is known as the southern gateway to Exmoor. It's a pretty small town with a butcher, Post Office, fish & chip shop, greengrocer, late-opening supermarket, art gallery, hairdressers, guns and fishing tackle shop. There are also a number of quality boutiques, interesting gift shops plus a handful of lovely restaurants, tea rooms and pubs.

Wheddon Cross is around 6 miles away, and has a mini-supermarket with long opening hours, a petrol station and a village pub too. Dunkery Beacon (1704 feet above sea level) is about three miles further on from the village, there are fantastic panoramic views from Dunkery; wild moorland to the west, the Bristol Channel and Wales to the north, the rolling Brendon Hills to the east and the Quarme Valley to the south. In recent years Wheddon Cross has become famous for the abundance of snowdrops in the nearby valley which has become known as 'Snowdrop Valley'. The snowdrops bloom around February and a park and ride system operates from the village to enable visitors easy access to the "carpet of snowdrops".Security Deposit Information
