Lovely country home near Todi, with everything needed for a perfect holiday.

Stunning location overlooking hills, woods and olive groves, including a large communal swimming pool, tennis court and kids play area. Private villa with grassy shaded garden, terraces and a large balcony for breezy outdoor living. The stone house ranges over two levels with four double bedrooms (one with an extra day bed, one with an external entrance) and a large living/dining area centered around a wood-burning fireplace. Currently there is a Mobility scooter on the property, making the garden and pool accessible to anyone with limited mobility. Guests have the use of a large well-appointed kitchen with dishwasher, washing machine, drying racks, wine cooler, central heating, and fans in all rooms. Summer guests enjoy vegetables and herbs from a raised garden patch. Four full bathrooms (with shower), two on each floor mean each bedroom has its own bathroom. We can provide an infant cot, child seat, stair guard and children's books and pool toys, along with a good collection of guidebooks, cookbooks and novels. The property was once an equestrian farm with lovely preserved stone buildings. It is named for an historic old mulberry tree in the open court and includes 16 hectares of olive groves, bridges over a small brook, and walking and biking trails. Less than two km to Izzalini, with one of the area's finest restaurant/bars, castle, antique mart and bakery; 12 km to the center of historic hilltop Todi, and many castles and villages to explore nearby. A well-stocked village grocery is a 5 minute drive, with other major shopping facilities near Todi. Around 45 minutes from Perugia airport, accessed by flights from London, Brussels, Munich and Barcelona with other new flights added in 2025) and 1.5 hours by car from Fiumicino Rome airport. Direct comfortable buses also run between Fiumicino, Rome, Todi and Perugia. Antica Chiesa is a perfect location to visit excellent wineries and explore the nearby towns of Umbria and Tuscany: Assisi, Cortona, Orvieto, Montefalco, Spoleto, Gubbio, Siena, Perugia and Florence. Ideal for a family or group of friends, keen to explore Italy or just enjoy quiet immersion in the tranquil Umbrian countryside.

Seen for miles around, its stunning hilltop position dominating the Middle Tiber Valley, Todi can lay claim to a very long history of continual habitation. Probably the best preserved of all the great historical towns of Umbria. The house is lovely with comfortable rooms. The kitchen is well equipped and we enjoyed eating on the terrace overlooking the beautiful surroundings. The nearest hill town, Todi, is charming. Last but definitely not least, Barbara and Wije were very responsive to the few minor issues that arose while we were staying there.

Kitchen had EVERYTHING one might need.The rooms were clean and spacious.It was nice to have the fireplace for warmth as well as ambience.Veejay was at our beck and call.Everything was perfect except for the lack of a clothes dryer. Due to this. I need to negate a star because of the cool weather which prevented the clothes from drying completely.

The location was fantastic with a great restaurant nearby. The host was also so helpful when our car hire company failed to provide the promised baby seat. Barbara's home was lovely and everything we could have wanted. It's proximity to Todi and a wide variety of exceptional destinations that make for perfect day trips made it the ideal home base for our long July stay. The pool was wonderfully cool and refreshing on hot days, and the house was very comfortable and well-appointed. The kitchen had everything we needed, and the appliances and amenities were ample and all worked perfectly. A lot of thought and care have gone into making the home welcoming to guests, and a helpful and friendly caretaker, Wije, is always nearby should any issue arise. I recommend this home highly and would stay there again in a heartbeat.

You may never want to leave!

Be aware that a stay at Antica Chiesa will lead to an immediate desire to live there forever! Or at least, a longing to return as soon as possible! Our host Barbara, although not living on site, was lovely and attentive before and during our stay, making sure we were comfortable and had everything we needed. Her prepared “welcome” letter was sent several days before we arrived helping peak our excitement and orient ourselves about the home, pool, tennis courts, location and nearby restaurants, one of which, Kairos, were we enjoying daily cappuccino and cornetto’s, and enjoyed the best dinner we had in all of Italy! The property caretaker, Wiji, lives close by and was there to greet us when we arrived, with a thorough tour of the beautiful home and property. He was wonderful and there to help whenever we needed assistance, which wasn’t often. The home and property were immaculate and comfortable! From the dreamy beds to the living room couches and outdoor furniture, we barely wanted to leave! We had a fire in the fireplace every night, enjoyed cooking in the well equipped kitchen, were lulled to sleep by the sound of absolute silence and awaken by bird song. The property is perfectly located within driving distance to nearly every corner of Umbria, where we day-tripped and explored the cities of Todi, Perugia, Orvieto, Deruta, Assisi, and more… I highly recommend this gorgeous property if you are intending to visit Umbria!

Wonderful Country Home- Very enjoyable stay

My wife and I loved everything about this property. Elegantly decorated, comfortable, the beds, wonderful large fireplace which worked out well with October temperatures and beautiful gardens and grounds. Barbara and the onsite host were very professional and attentive. The two recommended restaurants we enjoyed the most were the Kairros Cafe (2km away) and Johns on the outskirts of Todi. We will definitely return.

Really lovely

A charming, private rustico (country property), one of a small group of converted farm buildings surrounding a swimming pool, set in lovely grounds. The stylishly furnished house is spread over two levels, with plenty of privacy even though we were a party of seven. There is a well-equipped kitchen and shaded terrace where we ate most of our meals. Although I'm sure there are wonderful places to eat out in the vicinity, especially nearby Todi, we actually cooked for ourselves the whole week, using local ingredients including herbs from the garden a few steps from the kitchen. The whole set-up worked well for our multi-generational group. The house stayed cool in the heat (important these days!) and was airy at night. We even tried our luck on the tennis court. Todi beckoned for morning and evening visits: the short drive there past amazing views and castles of all sizes (!) was an outing in itself. Lovely Orvieto, Assisi and Perugia are within an hour or so's drive, but to be honest we only made it to Perugia so pleasant was the house! The caretaker Veejay was super useful when we needed him, and Barbara the owner was very generous with her communications and suggestions, including when one of our party found themselves marooned on the other side of Italy by a weather-induced airport closure. Altogether a fantastic choice, highly recommended. We'll be back.

We hebben een fantastische vakantie gehad in Izzalini. Het huis is werkelijk heerlijk en zeker wanneer je houdt van de rust. Toch is er in de omliggende dorpjes genoeg om boodschappen te doen en lekker uit eten te gaan . Het is vooral top bij restaurantje Kairos, wat op loopafstand is. Amazing house and location

The place is perfect for a getaway, in a very calm and unique location. The house is very welcoming and cozy, we spend a week there during the winter and we felt completely recharged when we left. Barbara was a very nice and helpful host, with a lot of suggestions for the surrounding areas.

La vacanza poteva essere piacevole ma già dalla prenotazione ci sono state delle difficoltà di interfacciarsi con l’ host in quanto non rispondeva ai nostri messaggi tanto che ho dovuto chiamare un operatore di VRBO. All’arrivo il codice di accesso del cancello dato da Barbara era vecchio ed abbiamo dovuto aspettare più di un quarto d’ora perché la persona che gestisce il tutto aveva la segreteria telefonica pur essendo stato avvisato telefonicamente dell’orario del nostro arrivo. La casa bella in un bel contesto ma per quanto riguarda la pulizia meglio non parlarne: forno intoccabile, pentole appese piene di grasso e nocive per la salute in quanto il trattamento antiaderente era tutto rovinato,soffione doccia completamente bianco dovuto al calcare probabilmente mai tolto. L’acqua della doccetta usciva la metà dall’attacco. Ma la cosa più grave escrementi di topo sul lenzuolo del letto e blatta in bagno ed il giorno dopo scarafaggio sul letto. Per non parlare dei televisori: in salone dopo ripetuti tentativi siamo riusciti a mettere i canali,ma l’audio era impercettibile, televisione in camera un giorno ha funzionato il giorno dopo non prendeva i canali digitali. Tutta la casa risultava non pulita. Ma quello che ci ha stupito è che Vige ( la persona che cura la casa) in ogni problematica è rimasto indifferente non risolvendo le situazioni. In più ci hanno chiesto altri €.120,00 per il riscaldamento cosa che sull’app è specificato €.50,00 supplemento riscaldamento.

A Comfortable Base for Exploring Southern Umbria

We had a truly delightful stay at this property while we explored southern Umbria. After spending a month up in Perugia we decamped to the country for another month in this lovely and comfortable home. We were a group of up to 6 adults and the house was nicely outfitted for that many people. The kitchen was well equipped and spacious. There were several outdoor eating areas and nightly views of the sunset to go with our Umbrian wine. With an on site property manager any questions or problems were taken care of promptly. A couple of things to note - the house really is out in the country, in a quiet setting. You have to drive everywhere. Todi is the closest city and is 20 minutes away. We love to walk but in this location you really have to drive just about everywhere you go. Also, one of the bedrooms along with a full bathroom are downstairs with only an outside entrance. Certainly usable but I am not sure I fully understood that. At one point we were 3 couples sharing the house and we were not using that 3rd full bathroom so 2 couples ending up sharing a shower. Again, not a huge deal, just worth noting as you make your plans. The owner was very helpful with careful and precise directions on finding the property, things to do in the area, local restaurants (Kairo's - the closest cafe is amazing) and grocery stores. Beautiful house in wonderful environment

The house is a most wonderful place that can easily accomodate a group of eight, cosy and wonderfully equipped - not like a holiday let but a proper home. The views from the terrace are stunning and the large pool at the end of the garden amazing to swim, cool down, and lay in the shade. The host Barbara was most forthcoming and helpful. We will be back, that's for sure.

Beautiful views, peaceful, short ride into Todi.

Spectacular views, lovely porches and very peaceful and quiet. Great location to visit Todi only 12 km away. The best thing was having Wije there to take care of our every need—such a wonderful guy, pleasant, happy, and a pleasure to be around!! Fantastic neighbor who was very helpful also. Lighted tennis court, basketball hoops, big outdoor pool (we were there too early to use it). Nice walking area with little wooden bridges and a small stream. It was just a beautiful place to spend the week! And, I loved the outdoor cats—especially Nika😀

Respirare nella natura tra le mura antiche di un piccolo borgo.

Abbiamo soggiornato in questa casa dal 26 al 29 dicembre. E’ situata a metà strada tra Firenze e Roma. Infatti ci ha permesso di visitare entrambe queste città, oltre naturalmente a Todi e Orvieto che sono vicinissime. Si tratta di una casa ristrutturata e che ha tutto il comfort di una moderna dimora. Nella sala campeggia un grande camino attorniato da divani bianchi dove poter godere della fiamma del fuoco quando si parla in compagnia. La cucina è attrezzata di tutto ciò che è necessario. Possiede un frigorifero molto grande, come anche i fornelli e il forno. Adeguati al numero di persone che può accogliere la casa. Infatti ci sono 4 camere da letto matrimoniali anch’esse spaziose. I pavimenti in cotto sono coperti da bei tappeti e dalle finestre si gode di una vista nella natura. Dalla nostra si poteva vedere scorrere un ruscello attraversato da un ponte giapponese. I dettagli sono infiniti. Probabilmente dovevamo goderci un pò di più il tempo in questa abitazione, ma stavamo accompagnando degli amici americani per un breve e veloce tour delle principali città italiane e non abbiamo potuto stare più tempo. E’ di sicuro un posto da godere nella bella stagione perchè c’è anche una piscina e fuori lo spazio per godersi l’aria aperta non manca.

Molto incantevole

La casa è veramente molto bella. Il fuoco nel grande camino ci ha fatto compagnie durante il nostro soggiorno, così come l'attrezzatissima cucina. Vacanza perfetta

La casa di Barbara si trova in borgo che sembra finto...tutto curato nei minimi particolari. un posto incantevole per chi vuole stare lontano dal caos. Barbara ha fornito di una guida dettagliata per tutto , sia per raggiungere il Borgo , sia per le indicazioni pratiche sulla casa. Camere molto spaziose e bene curate. Al centro del salone un magnifico camino che ci ha tenuto compagnia in un atmosfera da sogno. Eravamo due famiglie con 5 bambini. Il giardino curatissimo e il campo da tennis un vero valore aggiunto. Consigliatissimo per chi vuole trascorrere una vacanza immerso nella natura lontano dalla vita frenetica della città. Ringraziamento anche a Vige (il custode della casa) che ci ha accolto fornendo tute le indicazioni del caso.
