“Frio Verde” is conveniently located just a short distance from the Frio River and near the activities all along River Road. This 3 bedrooms/2 baths cabin has all the amenities needed to make your stay in Concan perfect! Expand your meals and activities to the large, covered front porch or the side yard for BBQ and a game of horseshoes. You certainly have a great outdoor space around the cabin to enjoy your family time.

There is privacy and seclusion at Frio Verde even though you are just a few minutes from The Club @ Concan and the House Pasture restaurant and music entertainment! But most important, the Frio River is within walking distance with private river access that is associated with the Cypress Bend homeowners' area. Make your plans to come in the summer season or a more quiet time of year… Frio Verde is a great place to make your Frio memories.

PET FEES: This rental requires a pet fee of $25/day for each pet. All pets must be kept in a kennel when left behind at the property and leashed when outside. Pet fee will be collected after booking confirmation.

To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 3 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available.

WHAT TO BRING

LINENS: Bring linens and pillowcase pillows, blanket/bedspread are provided.
TOWELS: Bath towels, washcloths, kitchen towels and pool towels.
CHAIRS: Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property.
PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware.
SOAP: Dishwashing, laundry and hygiene products
BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches.
Your kitchen is complete with dinnerware, silverware, glasses, basic cookware, coffee pot, microwave, pots & pans.

We provide:

It was not very clean when we came in. There was some trash left over from the previous renter on the floor, swpet up dirt in the corner by the front door and it seemed like the bathroom carpets were not cleaned before hand. And one of the rooms smelt like BO, it had a strange smell to it. It was "ready" for early check in so it seemed like the cleaning was rushed.

The river was low but it is probably due to the drop Texas, however our boys still jumped in. There was a basketball hoop down the street and kept my 12 year old paying outside for some time. Overall a great stay!!

The ac was awesome, cooled the house perfectly in the hill country heat and we had everything we needed in the kitchen! The staff at Frio River Vacation Rentals were super sweet and very helpful. We will definitely stay with them again...I highly recommend them!!

Overall, I recommend this vacation rental. Reviewer Comments: We arrived around 9:00 at night, but Mike and Dwynette were very cheerful and helpful. There were lights on in Frio Verde when we arrived, and it was wonderful to open the front door and see this lovely space. It has the feel of a large cabin, but with a large-screen TV, good WiFi, well-stocked kitchen with dishwasher. Cell phone service in the area is AT&T only, but good WiFi helps and I was able to make phone calls from the cabin. In the months leading up to our trip, Sonia was very helpful--prompt and friendly about answering my many questions. We were there to see the total solar eclipse, but we also had time to walk to the Frio River, which is quite beautiful. Frio Verde is just a few minutes walk from the river.

Overall, I do not recommend this vacation rental. Reviewer Comments: The location was amazing however the home we stayed in needed major upkeep and cleaning. Every dish or pan we needed to cook was dirty and required cleaning before hand. No doors locked even bathroom doors. There were many lights out as well as the fans were so loud that it woke guest in the upstairs bathroom. The dishwasher was falling out of the cabinet and didn't work well. The outdoors area was very night and had everything that we needed. The owner did not pay the Direct TV bill and we had no TV service our entire stay. This is not the first time we have rented from Frio River Rentals and only the first time we have had a negative experience. This rental needs lots of TLC before we would even consider it again. I hate to complain because we love this vacation and hope that these are issues that they will resolve. In the defense of the management company we did not complain with out issues because we were busy and just dealt with the issues.

Overall, I do not recommend this vacation rental. Reviewer Comments: When we arrived and unloaded our cold food we had just bought to put in the icebox for our stay, the icebox was really warm. The icebox did not work properly and also did not have shelves on the door so we were limited on space. We got dishes out to use for cooking dinner and almost every dish or cooking utensil was dirty. Dirty as in food left on or in them. The table outside on the front porch was very unstable and needs to be tightened up. I tried emailing while we were there the first night and never got a response. When we called about the icebox we were told that happens when you put a bunch of hot food in it. We had cold food from the store and was in the ice chest to keep cold. It was no where near hot. An icebox should never do that. Our stuff got so hot. The dryer took almost 3 hours to dry any load every time we washed and dried anything. When we checked out we asked for the person in charge and that lady told us she couldn’t do anything after we told her all the issues and how unhappy we were. I would post some pictures but there is nowhere to post them. Imagine that.

Overall, I recommend this vacation rental. Reviewer Comments: At first glance, property looks same as previous several years, but after using for several days, it's age starts to show. No major issues, but could really use a few updates: Door knobs don't work in master bedroom or bathroom, master bed is squeaky, master ceiling fan wobbles and makes noise, stove does not heat very well on multiple burners, and refrigerator is missing some key items like bottom shelf with drawers and very handy door rails. Otherwise, the property is very good and the AC is awesome. These inexpensive repairs would really help improve the quality of the stay.
