- Absolutely NO PARTIES OR EVENTS. Only the number of guests listed on the booking are allowed at any time. You will be asked to leave immediately with no refund for the remainder of your reservation if any violations of this rule are made.
- IF YOUR INTENTION IS TO RENT OUR HOUSE FOR UNDERAGE KIDS THIS IS NOT THE HOUSE FOR YOU. All guests on reservation must be at least 25 years of age. Age requirements do not apply to families with young children. Any person under 25 years of age must be accompanied by a parent or legal guardian at all times throughout the reservation. The primary booking guest must be present throughout the entire length of the reservation. To ensure you have read the above rules the password is: compliance.
- Quiet hours are from 10PM - 8AM. These hours are strictly enforced. The township is very strict on noise violations and police will be called if excessive noise is coming from our home. If a noise violation is issued you are responsible for the fine amount from the township plus an additional fine of $500.
- Reservations from accounts that have not been verified will not be considered.
- Must sign rental agreement and security deposit to confirm reservation.

Fantastic brand new spotlessly clean house. Very well designed and appointed with everything we needed, in a great location to view the sunset from the roof deck. Video games, pinball, and Foosball (two tables) to entertain the kids and nostalgic adults, and a hot tub with a smart TV in front of it if you didn't feel like going to the beach

Such a beautiful and comfortable home for our whole family to stay together in. The beds were so comfortable after a long day visiting NYC. We enjoyed lots of family time while using the hot tub and patios where we could all visit together. We even had a family competion with the pin ball machine. The location was excellent and so close to the boardwalk and beach. We can't wait until we can come and visit the Jersey Shore again and will definitely hope to stay at The Bay Breeze again.

Amazing rental for large families

I have stayed at Seaside before with large groups but this was our most ambitious with a group of 5 adults and 5 kids. Not only did this place accommodate everyone comfortably it was loaded with areas from the ground up to entertain all! They also provided 8 beach passes and parking pass for one car. Making it super convenient to get kids and older folks to and from beach/boardwalk. My only complaint was that this place needed a deep clean. I’m not saying bathrooms or kitchen were dirty but windows, walls, coffee pot and fridge in need of some extra attention. Paint in hallways was really rough like a bunch of animals slammed every suitcase they had into them. So it felt like a rental a bit more than places I’ve stayed in the past. Won’t ruin your trip by any means but little bit of love after this season will be needed. The garage was loaded with beach items which also was great so didn’t have to bring chairs, wagon, umbrellas, etc. Outdoor shower and hot tub made for wonderful close to the day. Overall would highly recommend.

We had a great stay in Seaside Heights. The house was clean, spacious, beautifully decorated, and had lots of great amenities. The yard & hot tub were a nice touch. There was plenty of room for everyone in our group to spread out when needed. Communication with the owners was easy. They connected with us quickly every time we reached out. The only thing missing was some larger pots & pans for us to use to cook for our group of 10.

Great stay!

We had a wonderful time staying here! Everything was an easy walk away, but we also had parking passes to accommodate kids and older adults. The house was spotless and had amazing amenities. The host was very responsive when small issues or questions arose. We hope to be back to enjoy another family vacation here!

We enjoyed our stay so much this weekend. The house was clean, the beds were comfortable. I loved having some coffee, tea and basics provided. The parking pass and beach passes were great!! The girls enjoyed the hot tub. We would highly recommend and would come stay again.

This home had everything imaginable! Wonderfully thought out details in every corner! Our large extended family had plenty of room and privacy for a lovely long weekend getaway. Easy on and off the island on to major hwys made a great visit to surrounding towns . We had a lovely stay !

Excellent Winter Weekend Stay

Everything about our weekend stay was wonderful. The homeowners were easy to work with and responsive. The house was amazing. So much room and very clean. Plenty of supplies and towels, kitchen supplies, and a lovely hot tub. The walk to the beach is an easy one. I wish we had stayed longer. I would recommend the house to friends and family. I would love to stay again!

Great layout for a family get away with teens and grown children w/ their spouses

We stayed for a weekend to celebrate Christmas with extended family. There were 8 of us - 3 couples and two teens. The layout of the house, game room and hot tub were a big hit! The open living area and large couch was perfect for family game nights and hanging out. The host was excellent.

My friends and I planned a stay in Seaside Heights, NJ. I found Bay Breeze and it was simply amazing! Clean, spacious, inviting and stocked! Walking distance to the beach is an added plus!!! I would highly recommend this house!!!

Beautiful Bay Views

We had a wonderful weeklong stay at the Bay Breeze for two families, ages 1-38, at the end of the summer. Bryana was so quick and responsive to our questions. The home was spacious and comfortable. The rooftop is perfect for watching the gorgeous sunset over the bay and we could also catch a glimpse of the Wednesday night fireworks as we looked back toward the beach. The 12-15 minute walk to the boardwalk and beach is very doable despite the bay location being much closer to the bridge/highway (itself a nice perk for day trips by car). The proximity to beautiful Island Beach State Park was also a huge plus.

The Best in Seaside Heights

We have been going down to Seaside Heights in the summer for years and this is by far the BEST we have rented. The house is clean, well-stocked and beautifully decorated. It’s located just off of the bridge on the bay side— a short walk to the fishing piers and just a few blocks away from the ocean side. Plenty to do for the kids— the boardwalk, crabbing, swimming, go-cart, mini-golf and a water park. Inside the house there is a rooftop balcony where you can just sit and enjoy the sunset over the bay. All rooms are spacious and clean. The kids’ favorite is the game room on the top floor—- they even slept on the sofa while there’s an empty bedroom downstairs! The communication with the hosts is easy and pleasant. It’s a true vacation when you stay here.

Wedding weekend was perfect!

The house was BEAUTIFUL and plenty of room! The hot tub was an added bonus at night to wind down and relax . I felt safe in the area and there was plenty of parking (garage, driveway & across the street). Every little beach themed detail in the house was so cute. I was able to get ready here for my wedding with some guests and we were able to do our bride and groom first look on the upstairs balcony and the game room came in handy for the guys to use and hangout in. I would 1000% recommend staying in this rental and would love to again! Thank you to the hosts for detailed information and perfect communication on everything we needed to know . A once in a lifetime experience truly was perfect! Thank you!

Had a Bay Breeze Blast!!

Just wanted a chance to express our gratitude. Thanks so very much for accommodating us this past weekend. What a beautiful cozy place for us to reconnect. With so much to do within the house, There was a little something for everyone to take part of. We almost didn’t want to leave but the jersey shore calls. The hot tub was perfect. The view on the rooftop was just spectacular to see that orange and pink sky during sunset across the bay. We ran out of time and didn’t get to play much with the karaoke machine, but my honey cranked out a couple of notes for us As one of the cousins brought his guitar to have a little jam session. That was great ! It turns out my 74 year-old Uncle is the pinball wizard. Kicked all of our butts! I remain the Frogger champion. We had some foosball Victors and the cousins are the donkey, Kong kings. We had everything we needed to accommodate meals in or out. Nothing like a brisk walk on the boards to the carousel museum or to the pier while taking in the many sites and beautiful ocean view. What fun we had together. We all Wished we could stay longer as It was some very overdue time needed to be spent with each other, and we really really savored it At The Bay Breeze. We hope to be back soon! Thank you!!!!

Sweet Sixteen Getaway

Amazing property, looks just like the photos. My daughter and her friends had a wonderful time. They enjoyed sunbathing on the rooftop and hot tub at night. They didn’t want to leave the house. It was located close to the boardwalk which was great. It was very clean and comfortable. I had many questions since it was my first time renting and the hosts were fabulous. They got back to me right away and were very sweet. Definitely a place I highly recommend and would definitely return.

Amazing House !

Everything was perfect ! The house is spotless and beautiful with great finishes and amenities. Huge TV, ample seating in the living room and dining area. great kitchen, and the bedrooms were great ! the Hot Tub was great ! Right near the bay and only a 10 minute walk to the beach ! the owners and manager checked in on the app to make sure all was good during the stay, and all was great ! this is the nicest house / property i have rented in the 13 years i have been doing so !

Loved it!

We loved this house! Cheery and pretty exterior, safe and secure to get in and out, beautiful inside, very up to date, modern and clean. These owners clearly take a lot of care with their house. Bedrooms were perfect for our group, with multiple beds in 2 of the rooms. Kids could hang out in their own 'family room' upstairs while parents were in family room on main floor. Kids loved the hot tub! Easy walk to the beach, and short drive over the bridge to Toms River where more was open this time of year. This also means the view is bay, bridge, and parking lot. Owners are friendly and very responsive! We would definitely stay here again!

Great Stay!

This house is perfect for a larger group of people. Plenty of space and privacy for those who want it. Everything was very clean. The property manager was responsive to all of our inquiries. Would definitely stay again!

Large comfortable home!

Large house with alot of room for bigger families.We enjoyed the spacious living room, game area/loft and rooftop deck. Kids enjoyed the hot tub! Bedrooms are spacious and beds are very comfortable! Bathrooms on 2nd, 3rd and 4th floors are perfect! George was a great host and quick to respond to our questions!

This is a brand-new home just built in 2022. We tried to think of everything for your fun and comfort. You will have water views of the bay and be 0.5 miles to the beach and boardwalk. Seaside Heights is a fun town with rides, a water park, go-karts, and mini golf. Water sports are nearby. Bike rentals and Tiki boat rentals make any day fun!
