Private Retreat with Pond, Pool and Hot Tub

Country Paradise that sleeps 20+ with a 2 Bedroom Loft, Rustic Cabin, 2 RV hook-ups, and 4 Themed Cabanas next to our private recreational pond complete with boats. Pond is stocked with Bass, Catfish, & Sunfish. 2-story dock has a high dive for the adventurous. It also has a large pool & hot tub. Gazebo & stage come in handy for family gatherings. 3 firepits, several grills & a large Outdoor Kitchen!! This is a 1 of a kind gem! Perfect for reunions & corporate retreats.

You and your guests will have exclusive use of our property while you are staying here. This is a working ranch so my husband & I live on the property and will be caring for the animals and taking care of daily chores but we will give you your privacy and help with any issues that may arise.

The property is for registered guests only. If you will be inviting other guests onto the property to attend an event (such as a birthday party or wedding) then we will require Event Insurance for each day these guests will be on property. Event Insurance is approx. $150-$200 per day. ALL events must be arranged thru us ahead of time.

The pond is stocked with Bass, Catfish & Sunfish. The Bass are catch & release but the rest of the fish you are welcome to keep. We have 2 kayaks, 2 pedal boats & 2 paddleboards for your use.

The pool is included as well as a large hot tub. We have a gazebo, stage, 3 firepits & several grills. The Outdoor Kitchen has a Kamado Grill, Pellet Grill, Propane Griddle & 2 side burners.

The full kitchen is located in the loft. Each of the Cabanas has a mini fridge, microwave & a full bathroom.

If you have campers or are hosting an event there are 2 extra full bathrooms next to cabanas & another full bathroom in barn entry.

We have 2 horse stalls & runs for your use if you are traveling with livestock. We must have enough notice before hand to prepare stalls & all animals/pets must be listed on the booking.

Booking includes lodging for up to 25 people. If you have more than that you will be required to rent RV hook-ups at $50 each or pay camper fees at $15/person to cover the extra overnight guests. The 2 RV electric hookups are 50AMP service. We do not have a septic dump but we do have water hose to fill your tanks.

You will have use of the loft, stalls, grounds, pond, pool, hot tub, large parking arena and event lighting at night. You will also have use of the cabanas & 2 extra bathrooms. We have a few life jackets, boats, paddles, etc. Please bring your own fishing gear and bait.

We do live on site in the main house next to the pool. If you need anything, just call, text or come knock on the main house door.

Make sure all guests are listed on your booking. Use of property is for REGISTERED GUESTS ONLY.

Early check-in and/or Late Check-out, when available, may be requested for an additional fee of $20.

If you have small children, they must be supervised at all times because of the deep pond, pool & Livestock pens! Infants & toddlers are NOT ALLOWED in the pond. The pond water is from rain & runoff and IS NOT FILTERED OR TREATED. We keep it aerated & as clean as possible but water should not be swallowed.
The POND is stocked with fish! We have Catfish, Bass, Sunfish, Crappie, & Perch. We also have a few turtles and an occasional snake. Usually just harmless water snakes are seen but since we are in rural Texas there could be Water Moccasins or Copperheads lurking around. Always be aware of your surroundings and stay where we have cleaned/mowed.
We have several life jackets for you to use free of charge ranging from Youth Small to Adult. Young children MUST wear them if they are near the pond. Texas Law states 13 & under must wear life jackets while on a boat. Remind others in your group to bring life jackets and swim diapers for infants/toddlers.

Outside areas are shared. Please be respectful of the other guests.

We have an ice machine. Ice is $2 per bag. No GLASS in the pool or pond area - cans only or bring thermal cups.

Our gift shop offers a variety of items including T-shirts, cups, paper plates, napkins, diapers, and other small essentials. We encourage you to visit and explore our selection. For those interested in fishing, please bring your own rods, tackle, and bait.
We provide coffee, coffee supplies, linens, bath towels, beach towels, shampoo, conditioner, soap, and each room has a hair dryer.

We provide charcoal, wood pellets, and propane for the grills. Additionally, there is sufficient firewood available for all the firepits. The outdoor kitchen is equipped with two smokers, with the larger one capable of holding six briskets. There is also a wood pellet grill, a smooth top griddle, and two side burners.

I use Instacart and Costco for grocery delivery, which saves time. Mr. Jim`s Pizza in Boyd and Uber Eats also deliver here. The nearest grocery stores are in Azle, Boyd, or Springtown, and Dollar General is just 2.5 miles away. The closest liquor stores are in Boyd or Briar.
This is a working ranch. Please stay out of the pens and pastures where the horses and cows are kept. We have a stocked pond for fishing and recreation.

REGISTERED GUESTS ONLY on the property. If you plan to host an EVENT, you must get it approved thru us ahead of time. For Insurance Reasons we will have to charge Event Insurance as well as a Property Rental Fee depending on your needs.

When you book this property, you will be responsible for any guests that you bring with you. Because of the inherent risks of being around a pond or pool, you will be required to sign AN UNCONDITIONAL WAIVER, RELEASE, AND INDEMNIFICATION AGREEMENT prior to arrival. You can find the link in your Guest Portal.

NO SMOKING in any of the buildings. Dispose of BUTTS properly… do not throw on the ground.

Guests must be 25 or older to reserve our Whole Retreat. No guests under 18 unless accompanied by a guardian or parent. No one under the age of 21 may consume alcohol on the property.

If you want to fish, bring your own gear & bait. The BASS are catch & release ONLY. The rest of the fish you can keep to clean & grill. We have an outdoor fryer for the fish – NO FISH FRYING in the loft.

ALL FISH CLEANING MUST BE DONE OUTSIDE! If we have to clean up anything fishy in the cabana we will charge extra cleaning fees. Under no circumstance should fishhooks or lures be left laying unguarded! We have dogs that would be attracted to the smell of bait and it would be disastrous if an animal were to swallow a hook. Also, it is a swimming pond and no one wants to step on a hook.

There are NO LIFEGUARDS on the property. Our stock pond is 20 feet deep off the dock and it gets deep very fast around the edges.

The free roaming guinea fowl are here for a purpose. They eat all sorts of bugs & even keep snakes away! Please do not chase them. They have several nests and you may even see some with babies following along behind. They can be very loud when spooked or threatened which is why they are also great intruder alarms.

ADULTS ONLY in pool area after 8pm. Pool area is closed at 11pm – 7am.
QUIET TIME after 10pm - Please turn down loud music outside after 10pm so you are not disturbing our other guests or neighbors.
