The kitchen is generously sized with plenty of prep space for all your vacation meals and beach snacks. Plus, it includes a washer and dryer for added convenience. The master bedroom features a king bed, TV, and a private bathroom with a large shower. The guest bedroom has 2 full beds and a TV, while the sofa in the living room pulls out to a queen bed.

There are no streets to cross, just walk down the stairs (or take the elevator!) and cross the lawn to the beach. Take advantage of the onsite tennis courts and bike rentals available on the property. The lush lawn is perfect for a picnic while watching the waves roll in.

For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.

Gem of a Condo

This property was perfect! Gorgeous views, quiet beaches, clean, and the non-rentals/owners of other condos in the complex were warm, inviting and wonderful to chat with. Easy process to check in and out. Perfect location for bike rides to Rosemary and the Hub. Pool was big and clean. Loved it and look forward to more stays in the future!

Ocean views great rate

Great vacation and Benchmark was the best to deal with. I had a few issues and they rectified immediately. Place was super clean, could use some updating but overall great. Wish there had been a washer and dryer in the condo. The community ones on our floor were out of service so we couldn’t wash towels or clothes which was disappointing . Just needed to plan better with more clothes, towels etc…. But this didn’t stop us from an amazing time. Thank you.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The location of Sand Cliffs is one of the main reasons we wanted to find a condo at this complex. It’s close to everything and is beach front! We loved having both the beach and the pool accessible with a just short walk. We also liked that it is gated on the road side. The pool is large and you have ocean views from the pool deck. The adirondack chairs along the small bluff overlooking the ocean is a nice touch as well. The courtyard is also well-maintained. There are a few issues with the complex though and it’s starting to show some wear. There is supposed to be multiple laundry rooms on certain floors, but either they don’t have any thing in them (machines removed) or most of the machines are broken. There was one washer and one dryer on the fourth floor that worked. The pool was also almost completely dark after the sun went down. There was only one pool light working and the pool is supposed to stay open till 10 PM. We stayed in unit 405 and it needs updated. Just a few of the major items...the couches are old and stained, the carpet in the bedrooms is stained, and the shower in the master bathroom was full of mildew (tile floor and walls...flip flops required to shower). The exhaust fans in both bathrooms were covered in dust as well. I sent pictures to Benchmark upon our arrival and did not receive a reply. The unit does have everything needed for a family to stay for the week, it’s all just outdated. We would potentially stay at this complex again, but not 405 in its current state and I would want a unit that has been updated to include a washer/dryer.

Since you all took over the rentals it is not as fantastic as it used to be. The very cheapest TP and paper towels and this time there was a layer of dust all over the living room and dried macaroni in front of the tv. Sliding glass door was filthy. For the price, you need to do better.

We loved meeting so many nice owners! The condo however needs to be professionally cleaned. The dust was very bad throughout the condo. There was only one light bulb in the hallway bathroom, the closet in the guestroom was not able to be used due to a large tent that was being stored in the closet. The drapes in the den are broken and would not close. The throw pillows on the couch are all damaged; broken zippers, piping coming out, etc.... The carpet in the master bedroom was very dirty and needs to be cleaned. I don't think the owners would be happy there condo ......

The fan in the bathroom wasn't working which made the bathroom steamy/smelly. Even my teenagers found the shower head too low. Our stove wasn't working when we arrived and we had to pull it out and plug it in. There were only 4 towels in the unit for us for 4 nights and no washer/dryer in the unit. We would not rent this unit again and actually left a day early because it was raining and we didn't want to stay inside the unit.

Great Location and View

We brought our college age daughter and friend down for a week. The condo was very comfortable with an amazing view. Our daughter and friend would take the car every evening which left us with only bikes. There were plenty of wonderful restaurants within a ten minute bike ride. We also enjoyed the tennis courts and the proximity to Rosemary Beach Tennis to participate in Round Robins and clinics. The absolute best quality is that the pool and beach are not crowded. We took a 25 minute beach walk down to Crabby Steve’s to have a beachside lunch one day. The beach down there was four to five rows deep of chairs and umbrellas with tons of people. It definitely made us appreciate where we were staying. We absolutely loved our vacation and hope to return.
