Our Xaman-Ha condominium is located on the Yucatan Peninsula 30 miles south of Cancun. This ground floor unit features two bedrooms with two baths and a double balcony. It offers beautiful ocean views and overlooks the pool, beach and Caribbean Sea.

Xaman-Ha Condominiums are in the ideal location being right on the beach and just a short walk to 5th Ave with shops and restaurants.

This Condo was recently upgraded to include new beds, 1200 count sheets, 90 oz. towels, new bath and shower areas, Flat screen TV's and many other improvements that make your stay more comfortable. My wife and I are planning to make this our home in the future and we made changes that would make it a place we would want to live.

Perfect condo for our trip. Close to many restaurants/bars, but far enough to be quiet at night. Steps away from the beautiful pool and beach. Complex was monitored closely by security, yet safe to be comfortable walking alone. Roger met us upon arrival to orientate us to the workings of the condo.

An ocean view from my patio, beautiful pool area overlooking the beach and walking distance to EVERYTHING including the fun spots and even the grocery store! Xaman Ha is the perfect location and had the best of everything Playa del Carmen has to offer. Roger was a great host and I had everything I needed.

Xaman ha is one of our favorite vacation spots. This condo has a great view and was been adequately equipped. The hammock on the porch was a real plus! Thanks for the great stay.

We loved being away from the noise of 5th Ave but close enough to walk to get food. Beautiful beach that wasn't crowded. Hosts were very responsive and helpful.

Great location, clean and comfortable unit

We enjoyed staying there for X-Mas. Location is great - close to everything you need. Unit is clean and beds / bedsheets are fantastic! I am a big time cook so would've loved a more sophisticated kitchen, but it had all the basics covered. Would definitely come back.

Thank you for your good review. I am sorry that I must not have shared how the Fagon oven and Bosch Stovetop work. The oven can bake, broil and roast. This coupled with a cupboard full of spices and oils allows most individual to cook most anything..

Perfect combination of location, sea view and comfort

We were 10 days at Roger & Sharon lace. The Condo is magnificent, the apartment is very comfortable, the equipment very complete, the view is like dreaming awake… Sharon and Roger are such a nice peaple, always taking care of everything to make sure all was fine. We would love to come back here.

Xaman Ha vacay

I have stayed at the Xaman Ha condos in the past- love the location and cleanliness of the property. Great pool area and ocean views- Fifth avenue is a short walk away for shopping and dining. The only drawback during our stay was the sargassum on the beach and in the water. I understand it is a problem throughout the area.

My husband & I along with our young adult daughter & son enjoyed this beautiful condo with 2 bedrooms, nice kitchen, living area, ocean front view. We loved the swimming pool surrounded by palm trees, & close proximity to Avenida Quinta. We walked to ferry station when we went to Cozumel. It was perfect for us!! Also very quiet here. Would return here!

excellent location

Great condo for single couple, or couple with children. The second bedroom is rather small but contains a queen bed, bunked and laundry closet. Great pool, view of ocean, and easy walking to Fifth Avenue. Roger is gracious and informative. Maid service was lacking however. Came one time in seven days, the afternoon before our next day checkout.

Normally the maid is there every three days but because of a mix up on my part, the maid schedule was messed up. The two problems that they did have and reported to us during the visit were found to be issues of things working property and how to use them was explained within 30 minutes of their call. Overall they were great guests and enjoyed the pool and swim up bar.

Not pet friendly resort

Unable to stay at property as it was advertised as pet friendly but dogs were not allowed at the resort where condo is located. In Mexico with family and my service dog. Had to stay at a hotel instead

The renter showed up early to the check in so neither myself or my wife were able to be there to check them in and learn that they had brought a dog. The condo is pet friendly with the only issue is having the dog at the pool. The renters did go to the pool and used the bar during the afternoon so when we arrived at 2:30 to meet them, we did not know they were there yet as there was no luggage in the condo. After learning about the issue with the dog, I texted the renter and told here to stay the night in the condo and we would get the dog issue resolved when at HOA manager was back i the office. I did not know they were not in the condo until the next morning when I went to meet them and work out the problem, I found nobody had been there or left any message as to where they could be reached. If we had known about the dog during the reservation process, we could have fully explained the activities allow and not allowed at the pool or in the condo.

Excellent Condo!

We have stayed at Xaman Ha many times and usually in a different condo. As that one was not available for this particular week, we booked 7012 and will now change to this unit in the future. Well kept, clean, and spacious. The large outdoor balcony is a real plus, especially with the hammock (which got a lot of use) Owners went out of their way to accommodate when our flight was delayed coming in by several hours. Overall, 5 stars!

I'd start this review by saying I've been going to Playa for over 10 years, several times of year, and this is my first time staying in Playacar. The Xaman Ha complex is less then a 5 minute walk to the main Ferry Pier and 5th avenue. The owners of the rental apartment live less then a 30 second walk in Playacar and were very responsive to any questions I had. The apartment is fully equipted with more amenites then I've seen in any condo that I've previously rented in Playa, Including, but not limited too, washer, dryer, wireless internet, free phone calls to and from Canada and the States, stainless steel appliances, fully stocked kitchen, including the dish soap and the first time I've had one while in Playa, and it was used constantly, a propane bbq. The Xaman Ha complex is gorgous, and the ocean view from the condo patio, hammock is priceless. Most difficult daily decison to make while staying here was to take the 30 second walk and sip cocktails by the pool, or walk an extra 10 seconds had have them while on the beach, Thanks for a great week Roger and Sharon and definaterly see you next time,

Xaman-Ha is AMAZING

The grounds are beautiful and the beach is amazing. The folks at Xaman-Ha are extremely welcoming and if you plan to stay at Roger and Sharons condo you'll be making a great choice. The location is prime, only walking distance to all the activities on 5th ave and the ferry to Cozumel. The condo itself was fantastic and we'd certainly stay again! Xaman-ha provides a maid service every Monday which was greatly appreciated. Robin, the pool bartender, is the absolute BEST. Tip the man well because he deserves it.

It was a terrific stay. I go to Playa a few times a year so I have a lot to compare. Roger was there when I arrived to answer my questions. The view is beautiful day and night! It was spotless with lots of amenities. So close to 5th Ave! I plan to return. Thanks Roger and Rueben!

Pefect location, super comfortable condo with everything...

Lovely condo with comfy furniture, on bath off master and the other next to second bedroom, excellent floor plan for privacy. Host welcomed us with wine and beer in fridge, answered every question, friendly and helpful. Ocean at our feet, expansive pool, could not ask for more!

Oceanfront Condo

We had a wonderful time visiting this condo. The location is perfect and is walking distance to 5th Avenue. The beach did have some seaweed, but that was due to a storm that passed through. The pool and grounds were beautiful and very clean. We also loved our large balcony.

Our family of 4 stayed at this condo in March 2020. The location of Xaman Ha is fantastic - easy to walk anywhere, yet quiet area on the beach. The condo itself has a wonderful view. The furniture/appliances are worn and could use some updating, but certainly served our purposes. Roger was great to work with. Thanks for the use of your condo!

Perfect place

I was nervous about using Vrbo to book a stay outside of the US. This worked out great! We were traveling from the Syracuse NY area and knowing that the owner, Roger, lived locally in Playa Del Carmen and was English speaking was a big factor in choosing this place. View from the room is even better than shown in the pictures. Condos are the way to go. This unit had everything you would need as indicated in the description. It’s a great spot to do day trips from. We did Tulum, Chichen Itza, cenotes, and a fishing trip. Cozumel would be a very easy day trip as well is the ferry is less than a 5 minute walk. Yes, a 5 minute walk and you’re in the middle of a crazy busy shopping and restaurant area but you wouldn’t know it when you are in the complex or at the beach. We were visiting in January and the beach was not crowded. Very easy to find a lounge chair and umbrella every day. We did not use the swim up bar much but it is available until 5 PM. The pool bar has limited food choices. You do need to get a taxi or take a 25 minute walk to get any kind of real groceries (be sure to bring your own bags). There are ways to save a couple dollars on every taxi trip. We did find out that walking out of the complex past the gate there is a taxi service on the corner. But if you walk one block either direction of that, you can get taxis even cheaper. There is some kind of rule about what taxis can pick people up right at the main corner outside the gate. Just walk out a block or two and you should easily find one cheaper. There is more than enough bottled water supplied by the owner and ice was already made with the bottled water. The front desk staff at the complex speak English.Bed was comfortable. I usually would never go back to the same place twice because there are so many places in this world to see, but I could see myself coming back here.

Another perfect stay at Xaman Ha

Sharon was so warm and welcoming and we loved staying in her condo. The views and warm ocean breeze is spectacular from the condo patio. The kitchen had everything we needed for preparing a light breakfast and lunch...condo was stocked with condiments and spices. 5th Ave is a quick walk from Xaman Ha and offers the most delicious and romantic dinners. The master bed was comfortable with very nice bedding and soft pillows. We thoroughly enjoyed our stay. Thanks so much Sharon!!!

My wife Sharon and I first came to Playa del Carmen over 22 years ago and fell in love with this Yucatan beach paradise.

We bought this condo from the original owner back in 2010. The unit has since been completely remodeled. We have added 1200 and 800 count sheets and 90 oz. towels and our own maid to make sure that the unit is continuously well maintained and cared for.

Someday in the future, Xaman Ha will become our home, so we've gone to the effort to make sure this condo has all the amenities and comforts you'll need and enjoy. Our casa es su casa.

We manage this property ourselves and live just a short 2-minute walk away. With our long 22 year history in the area, we are excited to share our knowledge and are happy to assist you with anything you may need during your stay with us.

Our Community is very important to us, especially to those that are less fortunate. Many years ago Sharon and I were asked to volunteer to be Santa Claus in some Mayan villages during the Christmas holidays. Since then, I became the resident Santa Claus for Playa and the Yucatan (which I take very seriously), and together we have visited over 45 villages each year and have helped bring happiness to over 20 thousand children each year.

We work with many groups to collect toys, clothes, reading materials, school supplies and many other items to make life just a little better for the children and families in Zona Maya. We welcome any support and would be delighted to receive any cloths, school supplies and cooking utensils you may wish to give to these children and their families.

We are genuinely passionate about making our guests feel at home and welcomed. We look forward to meeting you soon.

You will see the gardens, pool, palapa, beach and the ocean all the way to Cozumel. This coupled with the best beach in Playa, its closeness to 5th Ave. There is no better place to live or visit.
