Thank you for your feedback. I am glad the home provided a pleasant place for your family to be together. I apologize that the concealed area underneath and behind the 75 inch television was overlooked. The 15 photographs submitted show that same mantle area rather than multiple surfaces throughout the home. The area has now been addressed and added to our inspection checklist. The dishes in the dishwasher were clean, although I understand how their presence may have caused confusion. For clarity, the pet fee was disclosed in the listing and communicated directly on four separate occasions. Payment was received after an invoice was issued. I regret the inconvenience with the television and will continue using honest guest feedback to improve the experience I provide.

Thank you for sharing your experience. Guest comfort, safety and privacy are important to us, so we took the concerns raised during this stay seriously. During the reservation, the central HVAC system required service during a period of extreme heat. We responded by providing two additional cooling units upstairs while professional service was being arranged. Some maintenance concerns brought to our attention were addressed during the stay. Some concerns mentioned in this review, including the allegation regarding loose or rocking toilets, were not reported to me during the stay, so I was not given an opportunity to inspect or address them while the guest was occupying the property. We also recognize that the neighborhood parking restrictions should have been communicated more clearly before arrival. We have since strengthened our listing information and pre arrival communication regarding vehicle restrictions. The privacy concern was reviewed and addressed with Vrbo. We cooperated fully throughout the process and the property is now in compliance with Vrbo’s policy. Most importantly, we used this experience to improve our operation. The property has undergone a more detailed inspection process and we have implemented stronger procedures for documenting HVAC performance, appliances, plumbing, locks, televisions, cleanliness, parking information and other amenities before every guest arrives. While we regret that this stay did not meet the guest’s expectations, we appreciate the feedback and have used it to make meaningful improvements for future guests.
