Restoring a Kyoto machiya (which translates as ‘town house’) was a long standing dream which we finally realized in 2013. As a professor at a local university, I originally purchased this property to be our family home but a new position has led to relocation away from Kyoto meaning that we can now offer our home as a vacation rental.

We searched long and hard for the right sized property in the right place, and this it. Machiya Momiji (momiji translates as ‘Japanese Maple’ and we have one in our garden!) is located in the heart of a traditional neighborhood on the doorstep of some of Kyoto’s most famous and stunning cultural treasures such as Kiyomizu-dera which is just a ten minute walk away. A short walk along the Kamogawa river brings you to the bustling heart of Kyoto around Shijo Kawaramachi and the Gion entertainment district, famed for Geisha and Kabuki. On purchase, the property needed complete renovation and we worked with a local company, Hachise, that specializes in the renovation of traditional Kyoto machiya. They are also renowned for their high standards of craftsmanship which comes from working exclusively with local specialists.

Kyoto machiya offer an excellent alternative to hotels and a chance to experience the Japanese lifestyle. We have combined traditional Japanese design, such as the main tatami room complete with horikotatsu (sunken seating area) and shoji (sliding paper screens) with contemporary comforts such as luxury bathroom, heated floors, the latest in Japanese toilet technology and a fully fitted kitchen. Externally, the house reflects traditional machiya design and the greatest of compliments have come from our neighbours who are delighted with how the place looks. We really enjoyed our stay at Machiya Momiji. It is a beautiful house, comfortable beds and futons, kitchen with everything you need, great location, you can walk everywhere and is near the subway, supermarket and restaurants.

Our stay at Machiya Momiji was perfect! The house, the location everything! The house was so comfortable and relaxing. The beds were great and the tub and shower were fantastic!! So relaxing! The house is perfectly situated and its easy to walk to a bus stop, the train, grocery stores, temples/shrines and the heart of Gion! If you are vacationing in Kyōto, you should stay here! If we ever get back, we will for sure book with Naoko and Andy!

Our family of four had a wonderful time in Kyoto at Machiya Moji. Everything was perfect; the Machiya is beautiful and comfortable, the neighbourhood is great and convenient and the hospitality of Naoko was wonderful.

This property is nothing short of amazing. As an American traveling to Japan, I was at first hesitant t use VRBO not having done that before. The process was as easy as it is in the USA. The hosts were fantastic! They left us a nice note with some origami upon arrival. We followed their recommendation for restaurants and they nailed it.
I am a bit of a travel snob, so it take a lot to get a 5 star review from me. The bed was extremely comfortable - I'm so glad we decided to spend extra time in Kyoto. The kitchen was well-equipped. The location was great. I just can't say enough. We will be back to stay again.

Lovely restored machiya in ideal location
The machiya has been carefully restored and updated to contain both traditional and modern features. There is a traditional first-floor tatami room with a typical Japanese low dining table looking onto the small garden and fountain. But for those who aren't comfortable sitting on the floor to eat, the first floor also includes a Western dining table and modern kitchen area. There are two bedrooms on the second floor, one typically Japanese, with tatami mats and futons for sleeping, and the other with Western beds and en suite toilet and small sink. There is a bathroom on the first floor with a typical Japanese shower and soaking tub, large vanity, and separate toilet. All of these features make the house comfortable for Western visitors while retaining the ambience of a traditional Kyoto machiya. The house was spacious enough for the 5 of us in our 3-generation family to feel comfortable living together. The location in Higashiyama is ideal for visiting most sites in the eastern district on foot, while bus stops are located nearby for travel to other parts of the city. The machiya can be reached from Kyoto Station by bus 206 or by taxi (about 1500 yen). The owner, Naoko, is not on site, but is readily available by email or telephone. She provided helpful information before and during our stay and responded very quickly to our questions and requests. She went out of her way to be helpful, particularly in arranging a taxi to pick us up the early morning of our departure. Everyone in our family enjoyed staying at Machiya Momiji, and we recommend it to anyone who wants to experience living in a traditional machiya but still have modern conveniences.
