If you are looking for a place to sit and simply exhale to unwind from life, this is it! The peaceful setting of the house offers quiet solitude next to the Blanco River while also being a great launching pad to everything that Pagosa Springs and the surrounding area has to offer.
The space
Downstairs you can enjoy great views from the wall of windows in the family room and dining room or cozy up with a fire in the wood burning stove. The kitchen is well appointed with all the equipment to make cooking up a meal a breeze. In addition, there is one bedroom with a king bed and a bonus room with tv and desk, a full bathroom and the laundry room. Upstairs lies the peaceful retreat of a large loft with a king size bed and another full bathroom.

Outdoors, you can relax on the covered porch, sit for a while by the fire pit down by the river or take a soak in the hot tub.

The oversized garage is available for parking along with a full size ping pong table for added fun.

We had an absolutely wonderful stay at this amazing house. The property was beautiful and exactly what we were hoping for—peaceful, cozy, and surrounded by incredible views. The hot tub was a highlight each night with the sound of the river and gorgeous view of the stars.Communication with the host was easy and responsive from start to finish, which made everything feel seamless. We even ended up getting snowed in for an extra day, and the host was incredibly kind and accommodating, offering us a discounted rate for the unexpected extra night.It was such a memorable stay and we would absolutely come back again. Highly recommend to anyone looking for a relaxing mountain getaway!

Rivers Edge Retreat has been one of the best places we have stayed during our travels. Better than advertised and owner spares no expense with the HIGH quality of everything inside and out. Distance to town was perfect drive, got to see elk herd on way home from dinner about 5:45-6pm on 335 road to house. We dont see them in Texas so it was very neat. River flowing just outside the deck was refreshing and soothing for the soul. Ann the host had great communication and info in house helped with our decisions on where to eat, etc. 3rd time to Pagosa and when we come back we will be staying at Rivers Edge Retreat. Thanks Ann

Absolutely loved our stay in this BEAUTIFUL home! The home is very clean and the check in/check out process was super easy. We LOVED getting to listen to the river flowing while taking in breathtaking views of Squaretop. Highly recommend this host and this gorgeous home!

A perfect retreat with everything you could want!

This is a lovely home with a relaxing backyard directly on the river. The wildlife is abundant and the views are spectacular. They have a well equipped kitchen, very comfortable beds and the view from every room is beautiful. The Pagosa area is stunning but the house was so perfect that we spent most of our time enjoying the house and yard. We loved our 4 night stay here and would stay here again if we come back to beautiful Colorado!

Wonderful experience and very responsive (yet discreet) hosts. It was a bit hot in August, but closing the blinds during the sunny hours and putting a fan in open windows at night cooled it down enough for us. The creek is so nice, wildflowers and butterflies and birds, a breezy porch... We were sad to leave when it was over. Lots of board games, too, which our kids loved! A nice fire pit by the creek. Comfy beds, nice kitchen, great bathrooms. Neighbors didn't bother us -- I only saw them when they walked their dogs along the road. Spacious and clean. A wonderful retreat!

Beautiful, well appointed, and clean.

The home is beautiful and has most anything you might need! We enjoyed sitting on the porch and down by the river. The home was very clean and comfortable. The beds are pretty high, but the pullout sofa bed was fine for the member of the party that couldn’t make it onto the high bed. Thank you!

Great Getaway !

We loved this home. So many thoughtful details were seen to by management such as adorable portable nightlight lanterns, a gift of coffee and wine, batteries, wood for wood burning stove, etc. Everything was very clean. The home was just as pictured, even more beautiful. Heads up if you want to fish, there aren’t really any fish in the creek but there is lots of good fishing nearby and great guides. Lovely linen bedding and beautiful furnishings. We stayed for our honeymoon and it was the perfect location and space. Pagosa had so many fun activities, baby hikes and great food. We definitely will be back!

We Didn't Want to Leave

My grown "children" and I stayed here in late October. This home is stunning with ample windows and lots of wood, which is perfect for the setting. There is a forest in the front yard and a river in the back. Master bath has a jetted tub and windows which reveal the star-filled night skies. There's a hot tub in the back yard and a firepit by the river. Kitchen has gorgeous appliances. We will definitely be back! (The only thing missing was toilet paper.)

Great Relaxing Location

My wife and I stayed here for our anniversary trip, and had a great time. The proximity to the creek is great. It makes for relaxing mornings on the back porch drinking coffee. We would take evening walks down the road, and often ran into mule deer as well. The kitchen was very well stocked with utensils and items we needed to make all of our meals, and my wife loved all the decorations and little touches throughout the house. If you're wanting to go into Pagosa Springs it was an easy drive from the property. The only thing I would advise it to bring some portable fans if you're staying in late summer. With the outside temperatures getting into the low 90's during the day and cooking in the kitchen the temperature in the house would get into the 80's. Fortunately, the house would cool down once the sun went down, but having some fans would have made it more comfortable.
