The Great Outdoors: While staying at Modern Maples, you are welcome to use our private backyard, large porches with an outdoor table and comfy outdoor couches, Adirondack chairs and fireplace coffee table. (run by propane.) There are also so many great parks & hiking adventures close house so there is plenty of space to play catch, enjoy a picnic, and soak in the beautiful Western NY sun and air during the summer and fall!

HOT TUB: Our 8-person Hot Tub is available for guests during their stay and we provide pool towels & cozy Robes to use. You can use the large slider located downstairs in the 2nd living room to put your flip-flops on and access the hot tub. We ask that guests are clean before entering, observe the rules listed on the sign posted, put 2 capfuls of "shock powder" in after use, and always put the cover back on when not in use. Thank you!

*Outdoor Charcoal Grill is available in backyard for guests free of charge. When using, make sure that the grill is cleaned after use & cover is put back on when done. Thank you!

This rare-to-Airbnb *new construction* home is available all year round and provides a much more comfortable and authentic experience for your getaway compared to a boring hotel setting. A multi-purpose space suitable for families, business travelers, romantic getaways and those seeking to explore all that this amazing vacation destination has to offer!

Guest access:
You'll have full access to this private home, private detached finished garage and separate fully-furnished apartment as well as the private backyard. There is ample free parking in the driveway. We recommend having 4-wheel drive during the winter months because there is a slope to the driveway.

Interaction between host and guest:
If something comes up, you'll be able to reach me (the host) on my personal cell. If needed, we have local people that can assist if a maintenance issue should arise.

Other details to note:
Feel free to check out the random books and games we've left for you to use during your stay located in the living room media console under the downstairs TV. We know you'll also enjoy the Wyze Thermostat on the wall in-between the two downstairs bedrooms where you can easily control the temps! *Something to note is that if you're using the wood-burning fireplace upstairs, it will get nice and toasty but this will cause the thermostat to think it is very warm and will pause heating the downstairs as well. If you feel like the downstairs isn't getting warm enough but still want to enjoy the fire upstairs, we have provided some space heaters for your convenience. Or, you can manually cool the upstairs by opening some screen doors & then the heat should kick on again for the lower level. :)

*FIREWOOD: We will provide some "starter" wood for the wood burning fireplace located in the stack *UNDER THE MAIN STAIRS ALONG THE WALL OF THE HOUSE*
***Please do not take any of the "decorative" logs that are stacked in front of the Hot Tub, to the left and right of the main stairs or in the backyard. These are part of our decor & are NOT TO BURN. Thank you!

If you’re coming with kids, we have some toys and kids books located in the media cabinet under the TV in the downstairs living room. We also have a high-chair that you can use during your stay and we store it by the stairs and you can bring up and put back cleaned when you're done.

There is a storage closet under the stairs where we keep extra toilet paper, paper towels, the vacuum, the Shark VacMop & Extra Pads, First Aid Kid, Sewing Kit, and some other extras. We ask that you only take what you need and if you don't see what you're looking for, please don't hesitate to reach out.
