Stucco repair work is ongoing at the resort through late summer/early fall.

BEACH INFORMATION
The beach fronting Royal Kahana experiences seasonal ocean current changes that affect its size and accessibility.
During fall and winter, high currents may wash away sand, which typically returns in spring and summer.
Our HOA, the County of Maui, and the State of Hawaiʻi are working diligently to restore Kahana Bay to its full potential. While direct beach access may not always be available, there is public beach access within a 5-minute walk.
(Photos taken 1/16/23 show usable beach, but this is not guaranteed year-round.)
IMPORTANT NOTES
HOTEL ZONED:
This property is Hotel Zoned and not impacted by the proposed short-term rental ban.
The unit does have an older aesthetic. Please do not book if this is a problem.
PEST CONTROL AND ROOSTERS:
Due to Maui’s rural location, you may experience the occasional rooster or harmless gecko. Geckos are friendly, eat insects, and are considered good luck in Hawaiʻi — please don’t harm them. The HOA provides regular professional pest control, but insects and small wildlife are part of island living.
HAWAIʻI CLIMATE:
Hawaiʻi’s tropical climate supports insects, rodents, and lizards. If guests encounter more than normal pest activity, we will promptly coordinate with the HOA to minimize it. Our units are meticulously cleaned and inspected. Any contact with such pests does not constitute a breach of this agreement or a refund entitlement.

The view was absolutely fantastic. It is worth it for the view alone. But the condo was clean, well maintained. Needs a few updates but absolutely worth it and I already booked it for next year.
"We had a fantastic stay! The views from the apartment are absolutely unbeatable—we saw so many whales in the ocean right outside. My only suggestion for the host would be to provide binoculars for guests; if you’re visiting, definitely bring your own binoculars!The apartment was spotlessly clean, comfortable, and very well-equipped. However, if you are two couples sharing, be aware that there is a big difference in 'luxury feel' between the two bedrooms. The second bedroom lacks an external window, which makes it feel a bit closed-in compared to the main room.Overall, we are extremely happy with our stay and would happily return!"
The owner should know the master bedroom window repair looked unprofessional. The carpet was wet due to the carpet cleaning (we were told) and there was a lot of dust on the ceiling fans and other places. It appeared the cleaning crew were not doing a thorough job. The master bedroom closet was full of owner property and there was a tall lamp that was broken by us but it was difficult to hang up any clothes due to the lack of room. We called the property manager and informed him of the lamp and he agreed to no charges due to the complications innvolving the wet carpet which caused some mold which affected my wife as she is allergic to mold. Other than that, the apartment was very accomodating and beautiful. We would rent it again.

This place was amazing and immaculate. The view was even better than in photos. We didn’t want to leave because it was so relaxing and had everything we needed. It is an older home with older furniture etc but we found the unit and building to be very comfortable and clean with lots of old Hawaiian charm. We felt right at home. Can’t wait to return.
