Located centrally, just steps from the heart of old Charlottetown, our legal luxury triplex is a former traditional centre-hall shingled house (originally built circa 1880) nestled on a professionally designed recently landscaped lot gently shaded by a stately century-old white ash tree.

Lovingly renovated in 2012, our main-floor 'Garden Suite' has a secluded 'get-away-from-it-all' feel that's rare to find in proximity to downtown. Inside, our freshly re-imagined airy and open-concept space features it's own private marble-tiled entrance, private cedar decked garden, three comfortable bedrooms (our comfy and efficient home office easily converts to accommodate 1 or 2 additional persons) with one queen and two full beds, featuring fresh, quality linens) each with it's own access to full bath or water closet. The suite features an L-shaped Great Room with a handsomely furnished dining and living area featuring hand-hewn beams, wide-plank flooring, art work by noted island artists, and a light-filled vaulted ceiling with operable skylight. The fully-fitted and equipped contemporary kitchen has 4 quality stainless steel appliances and a butcher block island. There is a separate laundry/storage room, a two-piece and an indulgent four-piece washroom with rain shower and deep soaking tub.

The property is situated on Upper Hillsborough Street, and is a brief ten-minute walk to Charlottetown Harbour, and the shops and restaurants of Water Street, Peakes Quay, Queen Street and Victoria Row. It's a few blocks to historic Great George Street and Province House, and an easy stroll to the waterfront boardwalk of 100+ acre Victoria Park with it's walking trails, sport fields, tennis courts and outdoor swimming pool. And we can't resist recommending our favorite independent coffee location, Receiver Coffee, on Water Street!

About James Ormston

I own Upper Hillsborough with my long-time friend and business associate, Steven. We're both Realtors with Bosley Real Estate Brokerage in Toronto, Ontario. Steven, who operates his urbaneer division, has been with Bosley for many years, and myself, many fewer! We've been fast and fabulous friends since meeting while attending the University of Victoria.

I'm originally from Summerland, British Columbia, having moved to Toronto in 1988 to pursue my education and my career as an orchestral musician. In the time since, I've performed with many of Canada's finest ensembles including the Toronto Symphony, the National Ballet of Canada and the Canadian Opera Company, and played music in places as far flung and varied as Charlottetown, Hong Kong, and Edinburgh.

Since 1999, I've been lucky enough to call Charlottetown home during the summer months thanks to my long involvement as a musician at the Charlottetown Festival.

Having the comforts of home here in PEI were greatly appreciated... from the fluffy comforters to the coffee mugs to the washer and dryer! The location is spectacular, being so central to everything. I'm sure we'll be finding sand in our shoes + suits for months! :-)



We loved the beaches here and thanks for making our welcome so hospitable! We're sad to leave but go with happy hearts and a toddler that will forever be a beach bum! Thanks!

One is the nicest rentals I've encountered.

The Black House - All That It Promised To Be

The Black House is a 10 minute walk to downtown Charlottetown. This property is well designed maximizing space and giving great attention to detail. The use of indoor and outdoor space ensures that every member of your party has privacy and space to gather as a group. From the fresh cut flowers to the local sampling of treats this was a true 5 star experience. The Black House exceeded all expectations for us!!

Our experience with The Black House began long before check-in, at the time of booking. James was more than available when deciding which of their three suites best suited our needs. We decided on The Garden Suite ~ with 4 adults and two children under two, we had more than enough room.

Upon arrival to the island, we had no difficulty finding or settling into The Black House thanks to a well-written and detailed email sent a week previous. This email included driving directions to the property, entry info to enter the property, as well as information on what could be discovered nearby.

We were more than happy to walk into The Black House & discover it truly is as stunning and tastefully decorated as the online photographs and descriptions would suggest. Everything we could have needed was available to us from a pleasant welcome package including local food and beverage, a beach bag of toys for the children, light toiletries, extra linens, a fully stocked and operational kitchen, a beautiful space for hosting family to dinner and drinks, and a first aid kit. Truly, every detail of our vacation demands were thought of and met at The Black House.

Once settled in, we took to the streets of Charlottetown to explore and were pleasantly surprised to find we were merely 1 km from the downtown core and all of its amenities. With two children and a stroller it took us less than 15 min to make the hike. Sidebar: we highly recommend Receiver for brunch and caffeinated beverages!

The only difficult part of the stay was having to leave after only 3 nights. We would highly recommend this location to single travellers, couples and families, alike!

Finally, a special thanks to the hospitality/custodial staff who were graciously kind as we attempted to scurry out the door for check-out (15 min late) with our two little ones in tote.

Overall, an incredible experience of island hospitality!
